I'm 48years old living in California, I'm hoping to retire at 50 if things keep going well for me. Bought my third house last month and I can't be more proud that am i now. I wasn't financial free until my 40’s and I’m still in my 40’s, bought my third house already, earn on a monthly through passive income, and got 4 out of 5 goals, just hope it encourages someone that it doesn’t matter if you don’t have any of them right now, you can start TODAY regardless your age INVEST and change your future! @@raychristopher7797 I invest across the top markets but not by myself though. I follow the guidelines of *PRISCILLA DIANE AIVAZIAN* . you might have heard of her. I can correctly say she's worth her salt as an investment advisor as her diversification skills is top-notch, I say this because I see that in her results as my portfolio grows by averages of 20 to 3O% every month, unlike I can say for my IRA which has just been trudging along. my portfolio just mirrors what she places and not just on some particular industries of my choosing. she gave me that financial freedom I needed

Great video! For 2023, it’s hard to nail down specific predictions for the housing market is because it’s not yet clear how quickly or how much the Federal Reserve can bring down inflation and borrowing costs without tanking buyer demand for everything from homes to cars.

@Craig Daniels Given current recession pressures, it is unlikely that the stock will yield substantial returns in the near term. However, it may be a suitable investment opportunity. I will monitor market conditions and consider purchasing when there is an improvement in the relevant economic indicators, any idea which stocks this may be?

Great video and quality information. I have two small residential complexes and what this doesn't cover is being a landlord. How to price property, look for repairs, location, find good tenants, cash flow you must have in hand. This is a good video to motivate you but there's a lot more to learn to the rental/ landlord business. Personally I like it but I recognize it's not a business for everyone. This video gives out excellent ideas and motivation like I said but it's ideal world sometimes not real world regarding tenants, repairs and what about unemployed tenants due to COVID? Courts were closed, too. You could get a tenant who stays for some months without paying rent. Cash flow is KEY. Fortunately mine all have essential jobs and pay but consider these things before you jump.

In 2years, I've learned a lot from more experienced traders. Eventually I got better at trade management and I became a true trader. Everyone needs help to become a true trader, and I am not sure if it is possible to get this help on a forum or by watching strategic videos but maybe in a real investment firm or bank, As you have many more verified successful traders there.

Great perspective Lucas. I agree and am looking at this much in the same way. It is challenging, I am developing a new skill from experience. So, I am dabbling and learning too, I have a "job" that pays the bills and allows me to do things I love to do. But I tend to entertain the thoughts of changing how I make a living and spending more time trading online

You're not lying, but the market is not a lottery. I'm a big time forex trader. I can confirm this video is no BS: I viewed a Vancouver condo back in 1995 when it was brand new and I had just come out of college. No money then but I was impressed by its location and design, so I remembered it was C$250k (still have the Price List!). Fast forward 2020: the same condo is now listed at around C$700k - so that's roughly the doubling of original value once every 10 years per the video says. Another example: now I live in Hong Kong with an apartment rented out. I lost my job 2 years ago but have been happily living from the passive income it provides @ around C$40k per year. So great advice Alux (as usual!)

But looking at the chain of distribution, The manufacturer is most important, so having a fixed asset guarantees nonstop turnover on all investment when it comes to real estate investing but that takes alot of paperwork so the aim is stocks and the best Forex and stocks analyst I know is Mr John Harrison for further insights on gradually owning shares without any third party or company bs

Bought my first house 2018 and converted the basement to a two bedroom apartment to get cash flow to help with the bills my wife and I are going to buy another house to rent out We’re going to put it on the LLC so no one can sue us I learn so much Alex thanks for the video you guys put out.. I've always wanted to invest in real estate. I am in medical school right now and I promise myself to earn enough money to invest in real estate when I become a doctor. Until then, I have to study well and learn skills that could help me in the future. I am amazed by how real estate properties appreciate in value overtime. And from where I come from, this type of investment does seem to not get much attention.

In India there is a law which says that only people whose grandparents were farmers have rights to buy a farm and cultivate crops and I am so blessed to be one of them, I ain't a farmer but I have rights to buy farms and outsource it to another farmer who is willing to do the job, we make a descent amount of living from that

I live in Montreal and the market is going crazy like Toronto and Vancouver, I bought my condo about 8 months ago, just in time because the prices went up a lot, I could now sell my condo 50k more expensive than I bought (I renovated the kitchen which also appreciated the value).

Elizabeth Libero yeah a lot can happen but at the end of the day you control that asset. You may lose at first but it’s an ongoing asset. If you lose you can always reorganize and come again. You control that investment.

Currently: 2021-2022, you'll pay no inheritance tax on £325k, but if you leave it to your children or grandchildren, the threshold goes up to £500k. Tax for above threshold depends on how long before death it's gifted: 7 years: 0% tax. Can reduce this a bit by leaving >= 10% to charity.

Goal. Around here they go for $600-750 a month depending on location and quality. Fun fact: In my city we had an old castle go up for sale. Someone bought it at a great price and turned it into luxury condos with the basement being an airbnb.

You should buy land in places 20-30 kms from a developing city, so that one day the city becomes so big and maybe your land gets included in the city, It can boost up your ROI super fast

@@adityagumma9940 If you are from India, try looking for prices in Kalyan vs Bandra they are just 30 km away from each other but there is a huge price gap, if you get a piece of real estate in places like kalyan, you can easily make 40X returns in 10 years

The Rich Dad, Poor Dad book opened my eyesin 2010. Bought 1st rental prop (2-fam) 2011, then single fam 2015. Just closed last month on another single-fam. Bought several stocks last month Alux recommended for during pandemic. Now awaiting RE mkt crash to buy apt bldg. Been using Rentometer.com to gauge my rents. What city are you in?

GOAL. Where I live (Taiwan) rents are fairly cheap but properties are very expensive. For that 1 bedroom apartment /flat (since most living spaces here are high rises) the average rent ranges from NT$7000~NT$15000 (about $230 to $500 US). However, the same apartment (land not included) will cost around NT$6000000 (or about $200000 US) on average. Anyone who owns land in Taiwan is considered wealthy by default. The price of owning actual land in Taiwan runs in the millions of US dollars and is limited to local citizens. One other drawback is that house flipping is all but illegal here. One must hold on to a property for at least 2 years before resale is allowed. As far as business properties go, the government is fairly open to foreign investment. Many foreign companies actually own office blocks but in general do not own the land they rest on. Hope this has been helpful.

Buy for cheap and sell for high, that's it. However, here in Italy you need at least 35-40% of a property price to cover all costs that a bank does not cover. A reasonable example is like this: you find an apartment for 200 k (not that much in cities), the bank gives you max 160 k, you need 40k plus about 15k for taxes&commissions. Thus you spend about 55k. Ok, you can rent it to a family and let them to pay the bank but to play this game you must have more than 20 k as in this video. You need at least 50k and I would not use all money that I own in such a game. In fact, once I will reach at least 100k will try playing this game.

TO THOSE WHO WANT TO GET RICH ON REAL ESTATE: Never buy a cheap home and expect to get rich renting it, instead buy an (expensive) home (turn key ready) to maximize your rental income and receive the premium tenant. A lesson of trial and error, after investing in real estate for years I can tell you headaches and extreme maintenance costs comes with cheap housing. You need to update the roof, repair the foundation, repair damaged walls, repair, strip, and sand floors, update electrical and plumbing. Replace flooring, kitchen cabinets and bathroom updates. It takes too long to recover maintenance costs from such a venture.

It seems lame that i've watched every single video you made, and read some business books, while i live in country with an average wages of 30$. Yes i am a syrian who has been living conflicts in every imagined aspect for ten year;yet, still have the dream to be secured, rich and affluent. when everything around telling me just to think about my basic survival needs, my mindset would never allow me to do so. Look at Hong Kong. The prices of properties have gone up so high. The young people can barely afford the downpayment. And for those have purchased their properties, they have to struggle their whole life to pay off the mortgage. Reducing the size/tenure of the properties does not solve the problem. It only worsen the situation.

This video isn't taking into account that investing in real estate is an expensive and extremely time consuming effort. The ultra rich usually don't get that wealth through real estate because the time invested and the returns are always beat by owning a business or by investing the the stock market. The rich only invest a subset into real estate for the purpose of diversification. Making a business has higher time commitment than real estate but an extremely higher upside. Investing in the market takes less time and still beats out real estate over the long term. Also, for those that want exposure to real estates REITs provide you this option without the downside of having to actually manage physical assets. And you can buy the asset in shares. No loans, no tenants, no headaches. Physical assets are only valuable in good locations and these properties are extremely expensive to own or to even acquire. Investing has a drastically lower barrier to entry and an easier learning curve. A person can go from 0 to their first investment within a week. The same cannot be said for real estate. Dividend stocks or even REITs can also provide a passive income over time. The ultra rich make millions per year in dividend payments--i.e., if they did nothing additional with their money, they could live on it. Whereas with real estate, you take a massive risk where your asset can become a liability if the land eventually becomes undesirable. Your assets are liabilities because they are tangible... that's a lot of risk. This is why airbnb is killing hotels. By your logic they should be getting killed by hotels, but them not owning real estate IS WHY they're successful. You can invest from anywhere. You can have your kids inherit your money. They can still live off the dividends you leave behind--most people don't realize that leaving land to your kids sucks. They likely live far away and don't have the ability nor desire to own it and are likely to just sell it below its value to get it off their hands. In short, the stock market is the BEST way for the average Joe to get rich.

A 1 bed 1 bath apartment is $1500 a month to rent and around $300k-375k for an okish and for a newer like 2007 home is $400k-500k and for a 2 bed 1 bath from 2017 and newer minimum $550k up to $700k and I live in Northern Sonoma County

The house next to me in the Mission District of San Francisco just sold for $2.6 million. The payment will be about $12,000/month. Last year they put it on the market for $2.9, this year for $2.0. I'm guessing this was Hong Kong money. A lot of the big dotcom names in SF have laid off 25% of their people. Too many apartments and too much office space are coming to completion. Right now and for years ahead one of the best skills you can have is knowing how to grow food.

I understand I'm a bit late to comment here but I do take issue with the application of a foreign (American?), mortgage process when buying property in the UK. Its a different set if hoops to jump through here and not as straightforward as Alux presents. Maybe a vid tailored to the UK or other specific country would be useful??

My husband and I started investing in real estate over 33 years ago with nothing by land contract since being self employed, bank loans were not an option for us. Slow to start, putting every little profit into purchasing more with cash or other creative financing or paying mortgages (that came later when banks thought we were somebody) off quicker. The deals aren't really out there with all the buying frenzy going on right now. You wait for the market to correct itself to buy deals. From 2007-2009, we bought what we could with prices being about 60% of the value. The amount of total mortgage debt we have right now, I could pay those off with just three months of rents that we receive. We never lost money or value, only increased those over the years. If you self manage, better know what you are doing else you can lose.

Video suggestion: investing in real estate overseas. For example we could buy a condo in Iran for $20,000 but the govt there could cancel our ownership with no compensation

Goal 🥅😎... I’m waiting for the market to take a 💩... I’m a Real Estate Broker, Appraiser & Home inspector.. Fully licensed & Certified in my state... Also an investor.. Yes, most people make their $$$ in something else & move it into real estate.. My family’s story is quite long but I can tell U, everything being equal, hard work will never let U down.. I also graduated from business school from a quite well known university 👨🏻‍🎓.. College is not for everyone but keep in mind that there are people in 3rd world countries that don’t even have clean drinking water.. Any day about ground is a good day!! 🤔

Excellent video thank you.. I started investing using 3 bucket system. I agree real estate is great long & short term investing. My first home did not go as favorable. Tenant destroyed a 7 year old home. 2nd home tenant did not pay rent 40% of the time etc. All learnings as in any investment.

Very good video but Don’t agree totally. Real estate is not the best way to become rich but is perhaps the best way to “stay” rich. The best business and start up investments will always give a better ROI in a shorter period with a possibility of getting started with much less capital albeit at a far higher risk.
