$160,000 cost breakdown at Design Center!
We spent around $160,000 on Structural, Technology, and Design Center Upgrades. I was able to breakdown the cost of the upgrades we chose at the Design Center for you to decide what you may or may not want and what costs you may expect to have. Please be mindful that New Construction Upgrades do not only mean Design Center Upgrades. Structural and Technology upgrades are a factor also.

People, pay out of pocket after closing to upgrade your home. Whatever you add with upgrades it is added to your loan... which means that you're paying interest on lights fixtures, crown molding, ect... for the LIFE of the loan. Don't do it. Take your time and do it after you build. Just a little added FYI to all of those going through this process. My husband and I are currently building our dream home. Upgrade only structural things that are too difficult or that you can't change later. Great informative though.

yes i agree. I wonder can you pay out of pocket so that it isnt added to the loan? for example i already have a contract in place but i didnt meet with the buildings yet. Im wondering if i can ask for extra cable outlets and a wall outlets for my TV's which i can pay upfront.. I just dont want to add anything else to the base price/loan

@Jay Fragher yes you can. I did it this week. We wrote a check for our upgrades and our builder even offered to break it up into payments to he paid before closing.

That only applies if you plan on staying in the house for over 10 years. Most people move in 5-7 years. So in 5-7 years you will pay only a fraction of the total price of those countertops or that flooring. If you do it after closing, you will be paying 100% of the cost of that countertop and you can’t take it with you when you sell the house. So most times you actually pay less when you roll it into the mortgage

I’m excited to see your château come together! My hubs and I are building too (est. June/July completion). Our builder taxed for everything! Do you have any regrets on any upgrades?

Hey Natasha! Thank you and congrats on your home!! I wouldn’t say I have any regrets right now, because everything we got we wanted. I’d probably have to make that determination once we’re moved in, to see what we could’ve done without. Or done ourselves. I’ll definitely keep you updated!

Everything sounds so good. Can’t wait to see it all come together! I feel you on not upgrading certain things just to say you upgraded. I chose to stick with standard for a lot of stuff because I didn’t like the options and figured I’d just change it out later.

Exactly! We upgraded what we absolutely wanted. It didn’t make sense to spend extra money on something we didn’t like. Especially when I know I have an in-house DIY specialist! 😂

If it costs extra money, even for structural things it is an upgrade. Upgrades consist of structural, design and fixtures.

Congrats! My fiancé and I are building with the same builder and it’s interesting that some of the things that you paid to have upgraded are standard where we are. We did have to pay for a basement foundation but I didn’t hear you mention a cost for that. I guess it depends on what region you live. I think you guys did well on choosing which upgrades to get. We choose a lot of the same as you did. We ended up spending a little over $200,000 in upgrades/options.

Thank you!! And congrats to you too!! You’re right, we didn’t have to pay extra for a basement before since were up north, it’s included. Homes up north get their square footage by building up/down. Down south, homes get the square footage by building outward. Great minds think alike! Lol! Same builder and some of the same selections! Thank you again and for your support! We upgraded in a full bathroom and the fireplace. We haven’t reached the design center yet 😩

First, congrats on your new home! Make sure you make selections you really want and what makes sense financially. Some things can definitely be fine after the fact. Have a list of must haves and wants. It’ll be ok!

Beautiful Home!!!! Are the under cabinet lights hard wired?? For your downstairs office/study room Did you have the door added or was it standard?? TiA & Congratulations 🎉

Thank you!! ♥️ Yes, we got the under cabinet lighting hardwired with the builder. The doors were added. Without the door, the room would be been called the library. But with doors, they called it an office. The style of doors is the only option they gave.

I understand that you have to pay a percentage of your total for The design center (upgrades) but when / how do you pay the balance or is it added into the home price?? 🤔 Should I start saving separately now for the design center 🫣 * Can't find a video on the complete process of how that works 😔.. Just went to the design center yesterday and I was really dumbfounded by how much I had to pay for design upgrades not including structural and technology. I only went standard on the lights, plumbing fixtures, and the 3rd bathroom tile. Did your builder require a deposit on your design center upgrades?

Yes, it’s definitely surprising to see how much it really cost to have a house built and design it. And yes, We had to pay 30% of our design costs.

@@carolkersee2946 oh wow! And then to have to think about any closing costs. But it’ll all be worth it. Especially since house costs aren’t going down anytime soon. We’ll all have equity! A good investment.

@@ImSwathishetty Hi Swathi Shetty! The 30% that we paid was 30% of our design selections only. The down payment on the house (model, structural, and lot) depends on the type of loan you get. FHA is 3.5% and conventional is 5%. Those are 2 different amounts to be paid.

what state do u leave in ma'am cause these prices are not too bad at all compared to what they ask me for my stairs I asked for hardwood floors they told me starting at 7k I told them nurp I'll get it done with another company

I agree the prices didn't sound too bad. Ex. Ceiling fan prep buy my builder was $855 each and recess lights $416 each
