When I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Hey that Rattlesnake creek has 6 (six) different Trout SPECIES, and a couple of other native species. The creek is stocked by the Montana fisheries Dept. HINT: according to the Dept. of Fisheries, their is no "public access" to Rattlesnake creek , hello to making a "fishing camp."

CRP is a land conservation program administered by the Farm Service Agency (FSA). In exchange for a yearly rental payment, farmers enrolled in the program agree to remove environmentally sensitive land from agricultural production and plant species that will improve environmental health and quality. you get paid per acre per year to not farm it, payment would cover any mortgage payment. 180 acres of guaranteed-to-flood plain. Terrible access "can't be reached with 4-wheel drive" and how many easements are needed to get there? Land is totally unimproved, it's no bargain. I doubt a buyer could get flood insurance.

Buying land like that also means millions developing roads, no way to transport construction materials, only millionaire contracts will accept to travel to do surveys, inspection, construction. It also means absolute freedom for zoning.

Who the heck wants multiple roads, easements, or any other access to your property. If im buying a 180 acres in Montana, it's for a reason. The only accessibility i need is moving my produce, or other items off my property etc.

I could get there in my airboat with no problem. unload in in the river then run up rattle snake creek. water, land, ice, snow ...no problem! There is land locked land here in OK that I lease for hunting that I get there by airboat. As long as you don't stop when your crossing other peoples land its legal.

If after 18 miles the muscle show river road ends up in the open gate of other property but this 4 miles road thru open gate must have the agreementec road .
