Bring your checkbook. Real estate taxes would be..$18 - $28,000 a year? Never mind getting it running, maintenance would be 1/4 the value of the home, per year.

There is so much potential in this mansion. it is an icon. It would definitely be expensive at first, but if you find the right opportunity for this house you not only will save the house but you will make your money back.

@@csinventordoc7 If I learned anything in my industry.....LOCATION, LOCATION, LOCATION....and Phildelphia's uber wealthy interest has gone away for good last century. They live in Miami now. Look up Whitemarsh Hall(a few miles from this house), which was demolished by neglect. This house either needs some sort of social function(like hallowing out the interior for a theater), or build in as many mcmansions into the parcel that you can. You might be able to fit 10 homes surrounding Greylock. Of course it's got some sort of "conservancy easement"...so you can't really do anything except spend 15 million renovating to show quality and then have it appraised at 7 million.....so you are out several million. Still I hope it survives and is renovated enough so Enes Yilmazer can give it a youtube tour.

@@pavelow235 The house and property have TWO EASEMENTS. One historical, so you cannot alter the appearance, the second environmental, so you cannot build anything else on the property, or subdivide. The historical conservation easement is most unfortunate. The house is a true dinosaur. Including the slate roof. Getting someone to fix and maintain a slate roof is not cheap. Heating huge rooms with high ceilings is not cheap. It would be nice to put in LEED certified windows. That is probably not going to happen under the historical conservation easement. Most everything one would want to do to modernize the outside, will be under the direct supervision and determination of the Chestnut Hill Historical Society. No one in their right mind would buy it as such. If you walk on the the outside patio, you will notice the huge slate pieces (which are suspended about 10 feet high above ground level, by rusting metal framing) moving beneath your feet. Not very safe at all. The list goes on and on and on. Perhaps a multi billionaire with undiagnosed dementia, or an epic drug addicted /addled narcissistic brain will buy it against his or her bankers advice. At least it's not floating on a r www.chestnuthilllocal.com/stories/understanding-the-facts-about-greylock-and-easements,9029iver. The house should be knocked down, its roof, with its highly valuable slate tiles either sold or reused, and its outstanding architectural features, and stone, which can no longer be quarried, should be made into 4 environmentally prudent houses. The city of Philadelphia could thus start generating real estate taxes, which go towards schools. And all the other taxes that would go along with people living in the city. It's time to give up on this historic relic, which BTW was built before the ratification of income tax in the United States. Perfect example of a very dated, hundred-year-old mansion in the Greater Philadelphia area on a very large lot. I admire these old homes from a distance but today I really think they have a limited appeal. This property has an excess amount of square footage for a young family of four. If you are in the market for a new mansion (not exceeding 10,000 square feet) on a reasonably sized 2-acre lot you should check out Southern New Jersey, specifically Medford.

however, a stone build historic home is potentially more appealing than a newly built home. There is something for everyone.
