Surprise, AZ may be one of my favorite Phoenix cities, but there are some big cons to living in Surprise, AZ which I will cover in this video.

We love it so far. We think it’s fine for a family . If we want something to do we drive to the location, it’s that easy. Nothing is in everyone’s back yard !! I’d rather live in a family oriented place full time and go to other places for a few hours .

I think surprise is growing at a fast rate. There are a lot of restaurants and retail businesses opening up. I think your cons depends on people’s priority. There are people seeking to be away from the night life and the noise. People are willing to commute when they seek entertainment.

i agree completely, i remember when albertsons was still around and the city was very small. Now you have new buildings at every turn. Only problem is with all the increased places and people is an increase in homelessness. I personally love Surprise it's an amazing place

I only moved to Surprise to get married.I lived there for 2.5 years until my marriage broke up.I was quite happy to leave.I have lived in 9 states and this was one of my least favorite.Spent many hours in the car heading to work as Surprise is mostly resedential.When i was off work spent more time in the car heading to areas that had a night life,concerts and things to do like scottsdale,Phoenix,Glendale or Chandler.I got constant complaints about my yard which looked fine to me.The HOA police cruised your area and conformity was the only option.After a few months i felt like i was living in the Truman show.I could never figure out why everyone wanted to move there,though it was cheap in 2017 when i arrived but that has changed.It was full of cookie cutter cheaply made houses and the jets from luke air force base rattled the windows and were so loud you had to close windows.Oh and its an unlivable oven in the summer,it hit 120 in the shade the year i moved there.I had oven mitts in the car to avoid burning my hands on the sterering wheel.The best thing about it was white tank park which borders Surprise to the west.Huge mountenous regional park with many trails and beautiful views and a public library at the entrance.Oh and L.A. is 6 hours away and many nice spots to the north like prescott and Flagstaff.I guess the best part about Surprise to me was when i wasnt there. But some people love it and i would say visit first ,you may like it.If your into suburbs and driving it may work for you..I personally need a place with more character and soul along with beauty and history.PS...There is zero public transportation in Surprise other then a couple buses that go to phoenix from the Park and Ride on Grand Avenue in the morning and return at night.It was an interesting couple years there.Happy trails🤙

I am glad you got out! wish I could. I feel like I am in prison. I too am here because of marriage and my wife likes it here for reasons known only to her and whatever spiritual entity she believes. You forgot to mention the ubiquitous pick up trucks which round out the misery. I am retired but still have life in me. This place me feel already dead. It is the place where fun comes to die.

I like Surprise. My son and family live in PHX and are too close to the tougher neighborhoods to ever feel secure and safe going anywhere, never letting their guard down. They would LOVE to move away from all of the hubbub and noise and sometimes dangerous situations that come with their area. Nightlife, bars and restaurants aren't always things that attract people to certain cities, and quite often attract the wrong type of crowd. Most are looking for a nice quiet neighborhood that have friendly neighbors.

Yeah, unfortunately that is how central/southern Phoenix has become. And you are correct, Surprise has offered what many people care about and removed the things they don't! Most people are willing to live in a less central location if it means a better neighborhood and daily life

Great video Trevor. The thing about Surprise that really frustrates me is that they don’t actually have to be just like Scottsdale or Tempe or downtown Phoenix. It’s a bedroom community that caters to families. But look at Gilbert. Look at Chandler. Even Queen Creek.Those are family-friendly areas that also have fun things to do for young professionals. Surprise unfortunately is needing to reverse engineer a city planned by and for boomers and little kids. As you said they essentially forgot a whole social class- young professionals with or without families. Village at Prasada is a start but they have a long way to go. It’s not rocket science. But the quick bucks that chain businesses offer and an outdated mentality of how to design a city is holding this city back. It’s got a lot potentially going for it and I for one hope they become a place for all ages all stages. Cheers Trevor

Yep, i agree with you! I think their long term goal is to expand village at Prasada to hopefully be somewhat similar to Westgate where they have a large shopping mall and restaurants. But it would be tough to do without a highlight like the State Farm Stadium

Precisely! We also bought it because of the value that Trevor touched upon. We needed the RV garage and new construction...Peoria was our choice alternate. Unfortunately, it has a more dated feel to many of the homes, limted RV garages at significantly higher $ per sq ft.

There is not much to do there. At least years ago there wasn't. The kids I taught used to complain about that all the time. Now that their on their own, they've all moved to the east valley or Scottsdale. So they do need to cater to all ages. Chandler and Gilbert does that very well. Still family oriented but with much more to do even for entertainment for kids. Shouldn't have to move to the east valley to get that.

What you say in your video makes sense, however that does not make it a doom and gloom place to live. I live in Surprise specifically for the reasons you stated were cons. As a real estate agent, you would try to sell Surprise as a great place to live for those that have families and or retired and want a quite place to live. I agree that if I was a young up a comer, I would want to live where the action is and where there is plenty of night life. Turn that negative into a positive and sell Surprise!!!! Good information in your video.

I 100% agree, and this video I think does exactly what you say! The cons for some people are huge pros for others, but this video is for people who maybe wouldn't want to live in Surprise. A single young professional who wants nightlife will watch this and find that it isn't the right place. I have many videos selling how great Surprise is, but I also want to be honest and explain what type of person may not like this city.

Unfortunately, i live in Surprise. Im 64 and don't own a vehicle. There's no bus routes here. Im near Bell Rd/ El Mirage, do you know of any apartments for rent under $900? My apartment complex will not fix the pool ( 2yrs with no pool!) There's homeless people breaking in the lobby and sleeping there. I need help! Im in a complex with all very old people who tend to gossip. Can you help me? Or can you direct me to someone who can? Im desperate!

Stumbled across this video. Here is my 5 year review (it will be 5 years living here in July): Cons -you have to drive to get any type of value. We find ourselves leaving the city for any kind of tolerable food. We end up in Peoria, a lot. -Drivers: I grew up in the east and the driving here is 100 times worse and dangerous. -Economic demographic: Hopefully its on the upswing...but I see lots of lateral moves with the eateries and businesses moving in. We are not up leveling at all -Schools: oof. (I dont have kids but...) -Retail: Youre making me drive to Pebble Creek and Peoria because I'm not into Kohls. There is zero attractive retail here and adding TJ Maxx is not going to fix it. Pros -Its beautiful. Its clean, and its quiet -I started a business here and the process wasn't hard. However, my demographic lies elsewhere in AZ and that's a shame -People; fairly friendly for the most part Value; we got our house for $4k, back east it would have been 1.2 M. I love our home and our neighbors That being said, I sort of regret not choosing Cave Creek or Peoria, but we are thriving so it's ok. I wanted to not like your video, but it has some truthful points.

This is a year ago, what about now 2024? Seems like Surprise is growing alot and many new homes all over, especially around Prasada Shopping Center. More young professionals and young families now? Thinking of moving here and starting a restaurant business.

It has continued to grow quickly through 2024, and there are some new things that can attract the younger population. The lower cost yet modern housing they are building and the new outdoor mall is going to help attract some younger families. The actual city of Surprise will never be as young and vibrant as a Tempe or Southern Scottsdale, but it has and I believe will continue to be a popular spot for young families that want a little slower and family oriented lifestyle. Outside of the 55+ communities, I would think that Surprise has a younger demographic than most surrounding cities of Phoenix (I'm not sure the actual data on that though)

Surprise is still somewhat close to the new TSMC, so that adds value, so to say it's so far away from jobs and all those tech jobs in the east valley, those types of people would likely not be looking to move to Surprise. Plus lots of people have moved to Surprise from other parts of the Valley, many outgrew the hype of places like Scottsdale.

Suprise is a terrible place to live. I hated living there. With a tenth of phoenix's population they manage to have more traffic cuz of poor city design. There's road rage and drunk drivers everywhere. Little to no sense of community. I genuinely hate this city and hope that nobody else moves here. This is what happens when urban sprawl goes too far

Do not move to surprise if you plan to have children go to school in the area the Dysart district is absolutely horrendously awful I live to surprise and have to drive an hour to get to a tolerable school Another issue with the area is that it’s very snobby you are going to deal with a lot of grouchy old people complaining to the HOA about your house This area accommodates more to the elderly as a retirement area The area 7 months out of the year has intolerable heat over 120 F weather I have had multiple heat strokes The real only benefit of this area is that it has nice houses and is very little crime although driving is very dangerous here it always keeps you on your toes😂

Why stop at 3? The litany of reasons why never to even drive thru Surprise AZ are endless. The Bougie Boomers, the snowbirds, The Del Webb corporation, the miles and miles of corporate restaurants etc etc, etc. Surprise AZ has all the depth and complexity of a puddle on a dry day, and there is more culture in a container of Yoplait.

I think I read it was 2 percent black but that may be the entire state. I see few of any other race. Mostly if you have a humongous pick up truck and hate progressiveness you'll fit right in

You are kidding right???? 37 minute drive to Phoenix? Where the heck have you been?? LMAO. I know people who drive one hour one way to get to work. My brother has lived in Surprise for the past 20 years and he said it's wonderful and peaceful, beautiful. For a real estate agent.....well you are different, that's for sure. You look uninterested in what you are talking about and I would consider seriously not using you as an agent who is so negative.....and I wouldn't trust you to get the value of my house.......NO THANK YOU!
