I have the same problem. Open-cell foam acoustic insulation helps, but she tears it down sometimes.

Some more ideas, * insulate interior walls around bedrooms and bathrooms *have a 240V 50amp outlet in the garage for EV charging *have dimmable LED light strips under your cabinets/counters *for larger islands have a receptacle on both sides *have a cat way that spans across the entire attic for easy home maintenance and storage *build a utility room to have easy access to your water heater and furnace

Your right on the 50 amp circuit for ev charging ,BUT make sure it's wired with copper and not aluminum

@@jimmorrison2316 that is true, but to be fair you wouldn’t pass inspection in new construction using aluminum. If it’s adding it later on as a DIY without a permit then yes, definitely don’t use aluminum

Also when the house is being built before the sheetrock goes up put boric acid all on the inside of the walls and that will keep bugs and spiders down. It will be there forever and it doesn't lose its effectiveness. This is something they do in the Philippines

Add to your list: Place the laundry room, water heater, and furnace close to an outside entrance to minimize incursions by installers and servicemen stomping through your house. Build a large closet with wide folding door and a shower panned floor for the water heater. This protects the living area from flooding and allows room for larger and/or taller water heater. ( I've seen too many YT videos showing that the closet was built around the WH, rendering it impossible to replace without removing the entire door frame.) Place laundry room water lines on the heated side, not on the outside walls. Use Hardie backer board instead of drywall. Install a linear drain instead of the usual 4" round drain that could get blocked by a lost sock or dryer sheet. The drain should be in front of the washer so you can more easily detect a machine or drain hose leak. Install drain line clean outs inside and outside. Make sure that the plumber didn't cheap out and use right angle bends or short bends on drain lines. Always demand long bends.

Water lines can’t be placed on outside walls in most areas. Not up to code. As for drains, long sweeps must be used for any horizontal bend or when a pipe goes from horizontal to vertical on drain lines. The only time they can be a regular 90 on a drain is when the pipe is going vertical to horizontal. If you don’t follow that it won’t pass inspection. That’s how it is here at least.

@@JustinTopp They are not really called long bends they are called DWV sweeps. Either way all drain and waste pipes must have sweeps on them while vents do not. A waste line start with a vertical vent to a san tee with threaded cap for clean out to a sweep then to a San Wye which connects to the toilet, the to the sewer connection. The same should apply to all drains as well.

One-pieces are so easy to keep clean and will almost never leak. Wish they made them look like tile or something. Tile is great, but more likely to leak with all the crap installers out there. Always a pan for showers! Screw tiled shower floors, too many potential issues and harder to clean.

@@bigpjohnson Do you really think that a fiberglass tub or shower will never crack over time. I would't bet on it. Especially taking in to consideration, the additional girth and weight of most Americans these days.

Here two more. Make your hallway 4 feet wide and make your bedroom doors at least 2 inches bigger than standard. If you ever moved furniture bigger hallways and doors make life easier. If you have kids these two tips work well for them. For the men, garages should be a standard 30’x60’ in my personal opinion 😂 but he’s right make sure is 24’ deep

Always make a garage bigger than you think but have the discipline to not fill it full of junk. Add an upstairs storage for that.

Insulate all partition walls, drain pipes and suspended floors for sound and check preboard. Livability is so important

This is genius!!! I've known several people who had their homes built and they have ALL said something to the effect of: "I'd never do it again, but I can think of several things I wish Id done differently. But we never even thought about it before. " This is a GENIUS idea to create a space that brings up these topics that otherwise would never be considered when building homes... and then we would never advance.

Amen on the garage. We added a real garage as part of a remodel. 30 x 30 with 10 foot doors (to accommodate a step van for work instead of renting a commercial space). The interior space ended up being over 12 feet high. It's amazing how much freedom was generated by overbuilding a few feet

Dryer vent: we created a Y split with an easy flap controller. In hot weather, it always vents directly outdoors. In cold weather we have the option to run the hot dryer air through a filter, a dehumidifier and then directly to add the hot air to the coldest room in the house. Works like a dream!

Have the laundry room near the bedrooms where all the dirty clothes come from , even if you have a split-level home or a multi- story home. Have the water heater nearest the bathrooms which use the most water. Have at least one four plug outlet in the bedrooms, office, other multipurpose rooms, two TV outlets in some rooms , (your furniture layout won't be the same as the future owners) , no gutters ( major erosion can be eliminated) metal roofs, over nail roof plywood and room partitions, and install in the circuit breaker panel a two pole surge protector to hopefully keep major appliances ( pumps etc) from serious damage.( surges from lightning, power fluctuations ) Build the house as if you're not going to live there. Major renovations after you move in are costly and can screw up your routine. If your water heater or heater is NOT within sight of the main electrical panel, you will be required to install a disconnecting device next to said heater. Extra refrigerators and chest freezers eavh need to be on separate circuits. If you plug them into the house GFCI circuit and it gets tripped you find ALL the food inside is spoiled. Laundry tuns are nice also have a cold water hose bib in the garage near the garage door. ( hurricane water in never used garbage cans) No wall- to- wall carpet, use area rugs, sheet vinal or tile any word flooring might get major water damage.

Use 3 foot wide doors everywhere, it makes it easy to move furniture and one day you may be in a wheelchair. Build at least one 8 x 8 foot porch with a foundation that goes down to the basement that you will need. Install a steel fire door and frame between the porch and the basement. Pour a concrete top on the porch and you have a fireproof safe room to place valuables. The house could burn down and what ever is in that porch room will be just fine. Place sound batt insulation in all bedroom walls and ceilings before sheetrock. Install empty conduit into areas that could have computers or TV's for future wiring. Have at least one bathroom on every floor. Just think ahead.

Yes. Having a direct vent for the dryer makes a big difference. My dryer is next to an outside wall so the length of the vent hose is maybe 20 inches. In the past 20-years I only have to clean the vent hose every 5 or 6 years. Each time I check it there is minimal build up. It takes more time to move the dryer around than it takes for me to clean the vent hose and vent.

I wish I'd made the garage deeper too. There is no room to work on the car without having the back end hanging outside the garage.

Agreed on those points. I built our garage 25’ deep x 36’ wide (3 car). Also did 10’W x 8’ T garage doors so I can pull my truck in without having to fold my mirrors in. We vented our dryer down and out. Only 1 90 that’s accessible in the basement.

25 x 36 the 36ft w some ppl don't have the lot to do so, but 24- 25 deep should be a garage building depth standard... I'm so peanut butter & jealous ! Enjoy your space ✌👽❤

@@kinggzz really? I have a crewmax Tundra and it’s ~19.5’ long. Plenty of space in front and back in my 25’ deep garage. A Ford F350 crewcab longbed is just over 22’ long. Ram & GM are both 260” for their longest trucks 🤷‍♂️.

@@macgyver03ga i hear ya. silverado 2500hd duramax, crew cab is 22 plus tag on front and my class 5 hitch is over 23.6, so we can’t pull in and close the door then walk around, it’s just way too tight, or it’s big and i’m big and together we are just too big… lol. when we build again it will be 35 min to allow for large storage racks on the front end and at least 3 foot of walking space on both ends of the truck. peace to you and your family.

Those really are 3 good tips. The tub shower thing really has to hurt about now. I have a 2 piece tub shower kit fiberglass and its a dream as it has no leaking seams and no nasty caulk.

1) 24’ ain’t gonna do it. 30’ min. My Truck 🛻 is 25ft long & u need space to walk around. 40’ even better. 2) Make it Extra High so a Full Size Van can pull inside. Like a Mercedes sprinter van that u can stand up in. 3/4 ton. With solar panels on top & Kayaks etc. 3) Put Washer dryers in the Garage so u don’t flood the House. 4) Have a separate air conditioning & Heat for the Master bedroom only. 5) All First Floor Bathrooms should be Walk in / Roll in Showers.

Only bad thing with the 1 piece tub.. it has to be CUT out when it's replaced and a new unit won't fit thru a standard doorway!!! They do eventually become brittle & Crack in time! Then it's multi-piece or durarock & tile!

The garage length is wrong, at min 30' if you can squeeze it 34'. A full size four door dually truck is around 22' long. with 24' the only gives 2' for spare room. If you live in a High Wind Zone you'll have bracing on the garage door and it can eat up to 10" of that 2' space. Making it a PITA to get around the truck with the garage door down. With a min of 30' you have 8' to walk around, and going up to 34' lets you put a normal tandem axle trailer in there if needed.

I'm a big guy and the standard size tubs are to small. I'm 6'2" 320 lbs. I have wide shoulders so I'm always dealing with the shower curtain and the wall.

Garage should be 28- 30 foot deep, so you can walk in front of and behind the truck with the door closed. It should also be wide enough to park 2 trucks side by side, open the doors without hitting anything, and have a work bench on one side with a deep freeze on the other side.

In colder climates (ie snow-belt) if the duct is too short and hot dryer exhaust mixes with the very cold air, it will freeze or cause major condensation within the pipe. Longer runs are there to cool down that hot air and minimize delta T between the dryer and exterior port. Many building codes have a certain stipulation on the minimum length of dryer exhaust lines.

Keep the dryer vent run as short as possible. Slowly cooling the dryer exhaust by running it through a long vent tube does nothing to change the amount of entrained moisture. The water vapor going in one end is the same amount coming out the other end and the cold outside air has an easier time freezing cooler air with higher relative humidity than warmer air with lower relative humidity.

24' deep isnt enough for most crew cab short bed trucks. Mine is 24' x 24' and it barely fits inside and only has maybe 2' of room to walk infront with the rear inchs from the garage door. 28' deep is probably best imo

I was with you for 1 and 2, I have both of these issues at my house. Why the vent the dryer up is mind boggling. But instead of #3 get a proper mud set shower, the fiberglass tubs make noise and move a little bit no matter how well they are installed. Also they feel and look like a cheap motel.

Make sure to build a room with a bathroom on the first floor so you can use it when you're old and can't climb stairs. You never know how long you'll be living in that house.

There are self venting dryers (condense). They are in Europe standard but also available in the US. Ask for it.

I bought a condo and you can't believe how cheap of crap they put in this place I wish I had told them to just finish the walls and I put in the rest. I've been here 10 years but I have had so much trouble with all of faucets and everything because they're cheap.

Add insulation around the bathroom to deaden the sound or everyone will know your business. If you're using PVC as the drain from the second-floor bathroom wrap it in insulation or it will sound like a drum every time anyone flushes.

What about when it's 90 out in summer? That's a lot of extra heat and moisture jb house. We used a diverter on electric one for years

Great for you but a big concern when you sell the house. It could cost you thousands to fix that later or take the hit on your resale price. Not everyone wants a Miele or to give up a matched washer/dryer when they move in.

@@aoksys31 I had a vented dryer. Is all I did was Capp the vent and gas feed.It’s incredible the savings and safety. It’s been 6 months and I’m so super happy with it!!! I would never go back to the other garbage!!

Things I did, build so front of house was ground level no steps, and custom build stairs with 5 inch steps on back of house. Thinking ahead for old age. 90 year old father has much easier time climbing stairs with 5 inch steps rather then standard 8 inch steps.

There is something to be said that a 2 price tub you can replace the walls if they get damaged without replacing the tub or in my case my (remodel) floors aren't perfect there is a large hole around the floor drain and my fat a$$ cracked a fiberglass one so I got a metal tub and went with the one piece top walls haven't had issues since but if i was to do it again I would make changes but I like the metal tub it stays warmer longer

I built 4 new houses for my wife right when she married me she moved into a brand new house. Every time we moved she had tears in her eyes. I’m sorry to say when she died it was in the last house that I built for her. I miss her so badly.

Nope. Unless the laundry room is off the ground floor, I want it to go up. Straight out on the ground floor is an invitation. Not just for pests, but the elements as well.

Cannot agree with the laundry room more. You do not want lent build up in the exhaust pipe if you have to vent that way No one ever does the maintenance yearly to vacuum it out. It is the leading cause of fires in home next to a kitchen fire

So so true where was this video a year ago. Do not vent your dryer through the roof, it does not work no matter what the builder says. I built a 21 foot garage builder said it was big enough, it is not. And the 2 piece bath tub separates.

Single floor !!!!! 1 bed 2 Beth 10k sqf !!!!!! 5K sqf only for garage with Persian rugs and chandeliers !!!!!!! Max 2 cars owned !!!!!!!!

I went all out. Commercial wiring in the entire house. Thermal improved aluminum frame windows that will never warp and lifetime warranty through milgard. 3 phase electrical service. All gas appliances on the dryer range water heater anne furnace with swimming pool heater. And plumbed for barbecue. Exit signs with battery back up. Doubles as a night light and safety. Hardwired Bosch burglar alarm system and bioscrip finger print access. Large bedrooms with movable closet cabinets to give more opportunity to arrange the room. Venting outside has gone extinct in Europe, cause we care about the environment, and the dryers with vents are a fire hazard.

If your over 25 walk in shower would be a better choice ,the resale value much better you can always add a hot tub out side for a good soak. ....good life 😊

Vinyl tub?!? On a custom home? No MDF in bathrooms or kitchen or laundry or anywhere water might be an issue.

The tract builder standard is a 20’x20’ two car garage. Sometimes 18’ wide and 20’ deep for a 2 car garage and those ones are really narrow and hard to get a car in. Anything larger is a perk and you should be grateful you got a bigger one

My laundry room has an outside wall, but my builder told me code required he run the vent up through the roof.

I hate fiberglass tubs. Cheap looking and belongs in a mobile home not a newly built home. Yes, 24 deep. Yes, laundry room.

Laundry area by the bedroom so you don't have to carry it up and down the stairs.

The vent is not in a good place, we are currently building a New House, Their in the final stage, the dryer vent is up and out like in the video. The plans we chose had the option for both brick and Hardie Board,we did away with the brick and They didn't say at the time Both porches have a brick wrap so when they subtracted the concrete for the brick they took away for the brick wrap and the Post are too big for the porch so now they have to reduce the size of the post or add round bar and pour more concrete and add the brick wrap

Who builds a custom home and installs cheap one piece vinyl Home Depot shower/tub in the bathrooms? You have the money to build a home but not install tile in your bathrooms?
