The Gilded Age American Heiress Exhibition opened to the public here at Mapperton on the 5th May. However, if you can’t make it in person you can buy a ticket (3 cups of coffee) for a virtual hour long tour with me, and support this ongoing project over at www.buymeacoffee.com/juliejmo...
A new exhibition offers a glimpse into the captivating world of Alberta Sturges Montagu, the 9th Countess of Sandwich, and an American Heiress from the renowned era known as The Gilded Age.
Curated by Mapperton’s very own American Viscountess, Julie Montagu, the "American Heiress" collection is comprised of more than 10,000 previously unseen letters exchanged between Alberta (Sturges) Montagu and her family, as well as the peerage at large.
Dating from 1888 to 1951, these letters constitute the largest unpublished private collection of correspondence from the period. They offer a remarkable glimpse into the life of a "dollar bride" during the Gilded Age, shedding light on both triumphs and struggles.
The exhibition takes innovation to the next level by introducing Alberta AI, a ground-breaking creation that brings her story to life like never before.
“With the aid of cutting-edge AI technology, we've resurrected Alberta's voice, allowing her to answer visitors’ burning questions about her remarkable journey,” says Julie Montagu, Viscountess Hinchingbrooke.

My suggestion regarding floors; sand it all down and re-stain it. Don't worry about it matching the old with the new. I think it would add to the charm to show how time has passed in your cottage.

Another vote for leaving wood floors visible. If there are mis-matched sections, leave them as they will not detract from the aesthetic of the cottage. You can tweak the stain to make them closer in color, but don't hide the patches.

I would be curious to know if you guys feel the need to pass on the “titles” to your eldest boy in the future? If so what needs to be done now to prepare him? Or do you wait to see if he marries someone that wants to be under all this pressure of keeping Mapperton maintained and in the family? The burden and legacy of it all must be immense. Where will Nestor live? Where will Luke and Julie retire to? The years go faster than you think.😊😊😊 I imagine there is a Trust set up? It’s all so complicated.😮😮

Those floors appear to have potential to be stunning solid wood, and I don't believe it would be too difficult to adequately match the color of the newer wood repair to the old, so that it doesn't jump up and say "Look at me, I'm different!!". You could then have your area rugs at any size you fancy.

Check out the Pethericks videos on what they have done with their old wood floors in their chateau. Hand sand with an electric sander and restore with Osmo. They turned out beautifully . They used a hand held circular drywall sander not the big sanders you can rent because they found that they can be destructive and hard to handle on old floors. It would be a shame to cover them or paint them. A dark stain would tie the different boards together.

You could use concrete stain in a decorative way rather than recarpeting. My brother used this technique in the states for his bakery. Not only did it save a ton of $$ but added great ambiance and easy cleanup as well. His bakery had an old world feel but this translates easily to many motifs. No worries about dirt/mud or getting the carpet cleaned in between guests either. Regarding the wood floors, simply sanding snd staining will be lovely. Correct topcoat will also be durable. Easy peasy.

I absolutely love the cottage, and would LOVE to live there! I am so looking forward to watching the restoration as it unfolds. It will be tastefull and beautiful. I would leave the wood floors, experiment with stains and put an area rug over where neccessary because wood floors are gorgeous.🌹Luke, the re-wilding project is looking really good, and the self-"guided" tours are a great idea. Julie leave all the wood floors upstairs, it will be beautiful. What you do is sand them down to raw wood, and then seal them. No need to use stain or try to match stain, etc. Just the raw wood tone will be gorgeous and light, but you seal it with a nice clear finishing coat. Having all the bedrooms with wood floors and gorgeous area rugs will give it a more polished rustic semi-elevated, yet period, look. It’s definitley what you want.

Keep all the wood floors ... sanding will bring all the wood to life and once you stain them, the colors will be close. Be careful what you remove, that cute cabinet with shelves in the kitchen is original to the house and adds charm. If the first room floor pretty much just the plywood, either put in a wood floor or tile to match what is already near. In the family bath, OMG leave that lovely long bathtub!!!

For raising money, can you sell the renovation coverage to a media company? In the US there are tons of media company’s that cover renovations. Maybe they pay you, or cover costs of renovation. You might be able to renovate all of these projects for low cost. Alternatively, can you get a sponsor for parts of the renovation; for instance a construction company or vendor that specializes in bathrooms- does the bathroom. Of course you would have to mention them a lot in the video, maybe tag it.

@@MapleTreeatdawn I am not American. Born and raised in Europe. Eight years of Latin and Greek- yada yada. This is not an historical manor. It is an old farmhouse cottage- NOT a manor. I am not suggesting the desecration of the place. I am suggesting practical and cost-effective solutions so the building can be preserved and put to use within the framework of the rebuilding project. The Montagues have their hands full with historical buildings which they can barely afford to maintain. They are looking for ways to preserve the estate and the function of the outbuildings has historically been to generate income for the estate. Let's not make a museum out of this building, please.

I absolutely love wide-plank wood floors; a thorough sanding, staining - no darker than patches we saw. However, given it's to be a holiday let, and given English chilly weather, consider good padding + wall-to-wall carpet. 1-PROTECT those floors for a long future. 2- SOUND + temperature insulation. Parents can keep on partying while kids sleep undisturbed. Extend your rental period into cooler fall weather, maybe into early winter or start earlier in spring, if rooms, especially bedrooms can be kept warmer. Much as I love those wood floors, and would definitely keep any downstairs if possible, upstairs I'd protect those floors with carpet. And try to extend rental period, increase income. ROI matters.

Hi, from Bloomington, IL. I have three ideas for Julie. 1. The kitchen is small, so use one of the rooms on the first floor as a dining room. 2. Put in a Murphy bed or a daybed on the first floor. 3. Make the first floor bathroom handicap accessible. More customers would be drawn to Mapperton if there was a handicapped accessible rental available. I am disabled, so I use a rollator to go places. I don't use stairs if I can avoid them. I love the idea of a concrete sealant on the flagstones. And, I love the idea of using faux flagstones where using original flagstones is not an option. Also, extending the tourist season at Mapperton sounds like a good idea. 😊

Not sure window replacement is possible due to the cottage's status as a Grade 2 building

I like someone's suggestion of sanding down the floor and staining and don't worry about color matching. Since a lot of floors will be cold you would have rugs galore in this cottage. Areas can't showcase carpet. Spend more money on insulation and getting the attic loft. What great square footage up there. Also getting that garage? Barn? in better shape which would be lovely.but it never sat right with me that your last choices was veto by the internet....do whatever you think best.

In spite of what Nestor says, stain the lighter floor boards to try to match the darker ones. Close enough works. Nothing is perfect in old houses, and that is part of the charm.

DEFINITELY keep the wood floors, and add rugs. To me, it's always best to do what fits with the historic house, and wall-to-wall carpet isn't it. If you have the original wood floors, let them shine! I think it's cool that you can see the old wood and the new. Like Mapperton itself, it reflects what was done over time. 🙂

I do love watching your restoration projects Julie. What a beautiful cottage! I don't blame Nestor for wanting it himself, I would too. Nestor is hilarious! he's determined to get a workshop in there somewhere. Looking forward to watching the progress.

natural wood floors! who cares if some of the boards are different. esp. if they are stained the same with a rug.

What fun this will be to watch along. Love keeping all the bedrooms upstairs with the wood sanded and stained. Nothing like a bedroom that you can sweep away the dust bunnies. Goes along with the fresh countryside air. Like the kitchen too. And I also like the 2 bathtubs. Large and deep looking. Best of all fun to rent out now but what a great house for Nestor. He would have workshops everywhere.

I'd be S O tempted to dig up the lovely little sapling and mark the spot, replant it in a large pot to let it grew a bit larger, before replanting it again.

I'm sorry to comment on this again, but when you explored the outdoor shed, being a workshop, your son said, a restoration project for you Julie! Goodness!

Love your message. Get out there while you can! My husband and I did a lot of hikes in the past, nothing like the rim to rim, but short hikes in some of our national parks. He now has such severe back problems that he is unable. You are truly an inspiration! Stay safe and keep hiking!!!

Omg Julie 😲 It's absolutely adorable! And you haven't even opened the front door yet lol. Definitely could use some charming window boxes on the front. Red geraniums would be perfect.

It's nice that you let Nester out for a bit to do his chores. Whether you keep him in the tower or the dungeon he wouldn't get too much natural light. Hopefully it's the tower so there is at least slit windows to let a tiny bit of light in. He must be thrilled when there is some work to do. That must be why he wants all those workshops so there will be more work to do so you will let him out more often.

What are your plans for the attic? Such a huge space would make a great TV/movies/ games room (especially on rainy days) and put a smaller TV in the snug downstairs. Looking forward to this exciting project! 🥰
