As a new home owner how do you determine how far and how indepth to cut and level the sloped land? How do I understand that info when reading my approved building plan? Can we have a vedeo on that please?

Communication between architect and client is key, otherwise you don’t know what you are getting until is too late and you might dislike some items or house’s features. As home owner is very rare that you can identify the measurement/amount to be cut and fill, it will be up to clients requests regarding a lower level. But to give you a number it will usually be around 10-15 ft depth which is the height of finished floor slab between 2 levels.

Panama is a mountainous country and offers areas that are not as tropically murderous as lower lands. Especially in Central America it calls for third type of construction. It's not wooden (like most US and Canada) and it can't be concrete/masonry (too heavy) like traditional construction in rest of Panama. Many projects has to be build on stilts with no use of wood or masonry. What is used for foundation, walls, floors, sidings or insulation? Can you still use drywall (mold resistant) in such a projects?

will it be safe if i build a house using a platform on a steep slope in an earthquake prone area? do i just have to make the columns which supports the house/platform bigger?

If I buy a land with a slope and fill in Earth to make it horizontal will the effective area of the land be less than the area shown on the plan? Thank you

Correct, it will be less but not by much and you will be able to use the most of it. Nonetheless it’s an adicional cost to consider and depending on how inclined the lot is you should assess if it’s worthy or not

What if the city and county requires a flat foundation but land is very steep?

They do not have an opinion of the engineer’s structural criteria when he is designing the foundation, but to answer flat foundation most houses have sismic beam foundation, that is the standard, flat foundation is very rarely used in panama because it doesn’t work with the death load of the house

Why didn't you talk about the third options, a walk-out basement style the isn't either a platform or retention wall in design?

A basement is basically a room made out of retention walls, we don’t have basements for single housing, the only underground construction we have on residencial buildings is underground parking which is not very common either and you will just find it multistory building, underground construction tends to be the most humid place there could be in a property that is in the tropical zone. The Retention walls design changes between soil types and the load that it contains 👍🏼

Not a fan of being attacked with loud noises right at the start of a vid. And why do you need a sloped driveway if your land accesses from the bottom of the block? So long as you can cut enough flat ground to put a garage close to street level, you can have stairs or a lift up from that to the rest of your build. The real limit is how far up your local planning laws will allow you to go, and how to fit that onto the slope of the block.
