Nice video, beautiful slide show. One thing I didn't see addressed here is the "noise factor". Some of the condo's if too close to nightlife can have a lot of noise and late in to the night. The farther down Beach rd. from Thappraya the quieter it tends to be but, services also diminish as you go.

Jomtien Plaza and View Talay condos are hard to beat for size and price. I think an old video as they spent a week cutting down the 2 big trees outside the Plaza in August. All condos face the sea

My condo is shaded by the sunset by another building and I have a small sea view. Parking is good for scooters and is walking distance from the night market. The water pressure is awesome and I have my own laundry machine. There's plenty of restaurants and bars in walking distance too. Friends asked me why I bought in Jomtein at first, then many moved to Jomtein from Pattaya. The only downside was when they had all the tour buses.

Good video. I've booked to stay in view talay 8 jomtien for 1 month next year. I'll be on 25th floor. It looks amazing. Does anyone no if there's a on site bar and restaurant. I've seen a clip of condo from beach today Rd. Looks to be a few shops and bars. I've not seen it from 2nd Rd.

If you live in a condo with direct access to the beach I’ve never needed to use A/C just a fan!

Best to go short time first, then see if it's OK for long time.

If the condo on the of sun then you can close the curtains that also keep the sunlight out ot the room

Yes you can keep the sunlight out 👍but the heat keep effecting the room.

It may be beneficial for others to know where the nightlife is in Jomtien. Everybody pretty much already know where to go in Pattaya, but not so much where the nightlife areas are in Jomtien. And...where are the condos within walking distance of these areas. The two biggest things I'll be looking for when I arrive in 11 months or so is comfort and convenience.

All around Soi White House and Soi 4, 5, 6 and 7 off Beach Road Jomtien also Thappraya Road

🙂Thank you for this. I am 66 and retired 2 yrs now in the US. I hope to live abroad in Jomtien 2023 with luck for the rest of my days. You bring a great point I have been curious about. If the condo windows face west to the sea, which is unavoidable for a view, should the side windows be better facing south or north for keeping the place cool. Does the morning sun hit the left side wall intensely or more on the right with the sun going down? 😓

I can advice you to stay in hotel or guesthouse for a week and check the condo which you want to rent around 1pm or 2pm not too early or not at evening hours, if the room is too hot or not without A/C 😆

North facing (right side when facing the ocean) is considered cooler in the afternoon, and has the bonus of better views of sunset and koh larn.

What do ya'll think of the Riviera Jomtien? Too far away? How far down 2nd road in Jomtien would you live?

Riviera is luxury and huge building on jomtien second road. I never been in that building but as I see from outside and real estate ads of these rooms I see that view of these rooms are great 👍 and after covid-19 lockdown the room prices starting from 8000 baht per month which is really cheap for that condo. But it is on second road and need to walk to beach road for bahtbus. There is a back door for access to Beach road and may be around 300 meters to Beach road.

Markets, day and night seem to pop-up wind-down on a weekly basis. A new one opened at the south end of beach rd - just before it turns left to join JT2nd red

I really like the Jomtien area, could you please tell me is their regular baht buses that operate on Jomtien 2nd road like they do along the beach road, thanks for sharing the video.

As far as I know there is no planning to put bahtbus on jomtien second road same like beach road. But it would be good because many condos on second road.

@@PattayaCityNotes thanks for the reply, I've been looking around that area and curious if the bus network went on 2nd road, suppose not a big deal to walk down to beach road to catch a bus going to town but coming back after a few beers might be another matter lol

Returning from the bar after couple of beer 🍺 would be tiring so better to stay close to bahtbus route 🤣 I tried and learned.

@@R.S.407 See my post below - its not a problem as JT2nd is just a 5 min walk from baht bus route on beach rd. Although I would not personally live on JT2nd as it is almost a dual carriageway and not very scenic with lots of traffic.

@@R.S.407 Crossing an 8 lane highway half-cut would not be wise. You should also look at Pratamnak area - it is quiter (less traffic only beach rd to JT). Great regular bars and on the baht bus route.- only like 5 mins to JT, 10 mins Pattaya city,

No the Riviera is 46 floors and 1072 units.
