I believe cost of repairs differs from State to State, you can spend 10-40k just for a new kitchen, in a place like California for small house or townhouse. In North Carolina, a flipper can spend 50k-60k for a small house that is completely gutted, with a new roof, everything brand new. I think this is why one should first find cash buyers and know their buy formula and how much they would typically spend to rehab a complete gut or moderate fix.

I took you up on your 100 offer challenge I have the deal under contract I have the end buyer under contract and ready to go but for some reason I need the seller to sign and say it’s okay for me to assign the deal. The real estate agent has been in the game for 36 years and never had to do a assignment deal so she is making it confusing for herself and the seller and they don’t want to sign but she’s going back to speak with the seller today. And it’s a 10k assignment

You can do an addendum with the agent once you have a buyer. The addendum allows you to change the name of the buyer from yours to the end buyer.

Tell the agent: My partner is actually going to fund this one and wants to use a different llc. All we need to do is change it from my llc to my partner, nothing else changes. Everything else is exactly the same. This isn’t a big deal.

@@FlippingMastery I did they’re cutting me out the deal. The agent doesn’t understand even though the title company told her it’s nothing to worry about. Her name is Shar Morgan she’s a realtor in Bluffton Indiana. They told me don’t ever try to wholesale in there town again

Hey Jerry, when comping a deal's ARV and say for example you have 6 relevant comps do you use all 6 $/sq ft or do you toss out the highest and lowest $/sq ft (one could have been a foreclosure and the other the buyer may have overpaid) and use the 4 comps left and use them for your comps?
