Amazing perspective Darren, im a newbie investor who thought of going down the road of buying a SFH to legally duplex and then BRRR. I've always wondered about this strategy you mentioned here in the multifamily world like Alfonsa Caudra (a fellow Multifamily investor) talks about. And you summed it all at the end with the quote "I'd rather own 10% of 10 buildings than 100% of 1" really set off the lightbulb moment for me. Can't thank you enough for this content.

Thanks for the comment and taking the time to share your thoughts. It really is mind over matter and I know this because I had the same limiting beliefs until I got into bigger deals and realized it's the same amount of work.

Great video as usual…with seller finance what was the downpayment like 20%…30% what’s typical?

Thanks Candace. They didn't do any seller financing here. They did 25% down I believe. It might have been 30 though.

Fantastic video!! Question - let's say I want to purchase an apartment building with 7+ investors. What would be the best way legally? Should I start a trust? Or JV with all 7 investors? How does this work... what is the best way about this?

I would do a limited partnership agreement. JV with 7 investors is tricky.

Buying multi unit buildings is a much more efficient strategy than trying to buy condo units one by one.

Hey Darren, how would evaluate a new build 12 plex, when it is not even tenanted yet? I feel that the prices they are setting won't jive with what rents will realistically be!!

That's the beauty of multi family. The bank almost determines the value because they will look at the numbers and tell you "it's only worth this much based on the revenue and expenses". You can use that as a negotiating tactic to lower the price or just walk away and find another deal.

Can house hacking work towards a condo? Looking at some units in Vancouver but want to get an idea of what numbers I should expect to pay before jumping head first into the water

Hi Angielle. Yes, house hacking can be a great strategy on a condo but it works best with multiple bedrooms so you can rent them out and live for free. BTW, I would not suggest reaching out to the comments below for "proper info". Anyone posting their whatsapp number on a comment on KZfaq usually has ulterior motives.
