Tip 1- just get a solid home warranty with a low deductible. Tip 2, 3- agree. Tip 4- most important step! Tip 5- agree. You can absolutely manage your own properties. No need for a fancy software. It’s a waste of money.

That covid bit had nothing to do with the quality of the tenant. People just abused the rule to not have to pay rent for the duration of covid policy thousands of different instances I could site to prove it.
