Academic research is actually in favor of you going first in a negotiation. If your opponent goes first, they may “anchor” on their number, and then it’s hard to get them to budge. It's better for you to be the one to anchor them at a low number. Scholars call this the “anchoring effect” in negotiation.

My last wholesale transaction, the first buyer that came to the table, wanted to do financing and had a realtor. The second buyer did not have a realtor, but was asking for help with closing cost at asking price. My third buyer came in with an all cash offer and asking price on day number 8. That netted an $4,200 more than the other 2 buyers and way less drama.

Jerry, I’ve been doing this since 2019, and I’m losing motivation trying to do this on my own. I’ve tried to find my local tribe/accountability group and I’ve yet to find people who I resonate with. I want to join a mentorship but I’m living hand to mouth as it is. Christmas is coming up and I shouldn’t be dreading it this bad. Any suggestions?

Not really Ron Legrand is the godfather of wholesaling RE since the 90s. Been doing big land deals in TX and has many students that came from him. So 2023 - 1990 = 33 years in the space.

Wholesale is not worth it anymore too much time involved too much money involved etc. When you start and after . You lucky if you get a deal in 6 months . This people make it sounds easy

"So God created mankind in his own image, in the image of God he created them; male and female he created them." The word for "image" in this context is originally the Hebrew word "צֶלֶם" (tselem). In English, "tselem" translates to "image" or "likeness." it implies that humans are created with some aspects that reflect God's characteristics, such as the ability to reason, moral awareness, and the capacity for relationships. The reason it implies the spiritual aspect of man and not the physical aspect is because of all the other references in the bible that explain to us that God is Spirit. It implies we are spirits that inhabit a fleshly body and can overcome sin and fleshly temptations if we have the Spirit of God dwelling in our earthly vessels. 2 Chronicles 6:18 - "But will God really dwell on earth with humans? The heavens, even the highest heavens, cannot contain you. How much less this temple I have built!" Isaiah 31:3 - "But the Egyptians are mere mortals and not God; their horses are flesh and not spirit. When the Lord stretches out his hand, those who help will stumble, those who are helped will fall; all will perish together." Psalm 139:7-10 - "Where can I go from your Spirit? Where can I flee from your presence? If I go up to the heavens, you are there; if I make my bed in the depths, you are there. If I rise on the wings of the dawn, if I settle on the far side of the sea, even there your hand will guide me, your right hand will hold me fast." Luke 24:39 - "Look at my hands and my feet. It is I myself! Touch me and see; a ghost does not have flesh and bones, as you see I have." 1 Timothy 1:17 - "Now to the King eternal, immortal, invisible, the only God, be honor and glory forever and ever. Amen." 1 Timothy 6:15-16 - "which God will bring about in his own time-God, the blessed and only Ruler, the King of kings and Lord of lords, who alone is immortal and who lives in unapproachable light, whom no one has seen or can see. To him be honor and might forever. Amen."
