I’ve been in PSL since 2002 (grandparents moved here in 1986). The taxes are higher because PSL was a small retirement community that started getting populated by younger families in the early 90’s, and the city wasn’t ready to cope with the rapid expansion, esp after 2002. So newer water/sewage systems, roads, and general city services had to be funded. The current mayor has proposed a plan to extend Crosstown PKWY over the St Lucie River, but getting it done will be next to impossible (environmentalists/ residents of Hutchinson Island, plus the $$$$ it would cost=higher taxes). Wildlife is dwindling dramatically since I moved here, due to the growing population. We used to see Florida panthers, coyotes, and foxes along Becker and Gatlin. The city is starting to revamp playgrounds, starting with Sportsman’s Park on Prime Vista(one of the original parks in the city) They had plans for a “downtown” where the Civic Center is, but the 2008 crash caused the developer to back out. There were supposed to be stores, with apartments/condos above them. That’s why the garage was built. Again, it was planned a retirement community, and the residents didn’t want a big city feel when it was planned. They are trying to make Tradition the “downtown”, even though it’s basically its own city. If you have any questions, let me know. I am seriously looking until the area, my current taxes are 9000 per year on my 300k home 1.5hrs north of Nyc. Looking at houses there in the 250k range, what would taxes be there yearly? 4br 2bath. Thank you for all your videos!

Just moved here in 2019, but know PSL last 10 years. Left house paying 14k now paying 2k with homestead. BIIIIG difference.

Glad it was helpful! Important question. Flooding can be an issue on some major streets like US1. However, most of the newer communities are in pretty good condition. One of the best things about PSL is how quickly the city responds to complaints. I can personally tell you about the helpful app where you can take a picture of the problem, locate it on the map, and PSL will respond usually in a day or two. More so, they let you know when they resolved it.

Until I saw your video and looked up the history of Port Saint Lucie, I had assumed it was a newer area, without historical sites for that reason. But it’s not! So thank you!

Hey, wildlife is a benefit to me. Yes, there are alligators in Florida. Who doesn't know this? All those canals can have alligators in them. I've seen gators several times walking the dog in my neighborhood. You just always need to be aware and careful when you are near water.

Very true! With clients I give the example of "Shark Valley" down in the Everglades. People can go bike riding with hundreds of alligators on the 15 mile sidewalk. Thanks for the comment!

Wildlife did it for me. I am scared to death of a little lizard so snakes, bobcats, alligators nooooooo! So I have to continue my search. I currently live in NY and plan to relocate in about 3 years

@@nataliarhinehart Thanks! I love Florida and have an Uncle who lives in Port St. Lucie for over 20 years. I have Aunts and cousins in West Palm Beach, Orlando and Ft. Lauderdale but I am so afraid of lizards etc. Hopefully I will get over that fear....

I've lived in PSL for the past 4 years and never encountered venomous snakes or alligators. I only encounter a bobcat once running across and busy street.

You forgot the turnpike, how it splits Port St Lucie in half and there are only 3 streets that cross it, and only 3 places to get on the turnpike, 5 miles apart from each other. I saw an alligator here a couple months ago near Bayshore and crosstown pkwy.

U R correct young lady.On all counts. My wife & I live in the Southbend area of Port Saint Lucie. Wildlife is in abundance here,we 💕 it here.we’re outside every morning 6am feeding the 🦅 🦢 birds,squirrels, sandhill crane‘s,snowy Egrets,, woodpeckers. A few hawks & an Eagle @ 9am every morning like clockwork. Yeah,I agree PSL has high taxes & no Downtown but we’re still only 3 minutes from the C-24 canal boat launch.”0” crime here in PSL. Everyone knows everyone around here.We watch out for each other. Ty for your time.

My brother lives in Port St Lucie I'm there every few months..... I want to relocate to Stuart..... Just put you something down to keep snakes out but I personally haven't seen any snakes ever come in my brother's house....and he has a lake out back there's a gate around...... It just depends on where you live

You've got to be kidding about taxes! I lived in PA most of my life and paid taxes for local and schools that were 5 times what I pay here. If you want to live near a beach, you better be equipped to handle storm surge in hurricane season and your home owners cost will be exorbitant. When we pay our taxes, we see roads well-maintained and beautifully landscaped. I never saw that up north. I agree we need a "downtown." They are working on that. In addition, my house has doubled in value in 8 years! The best investment we ever made was moving to PSL. If you don't want wildlife like alligators roaming your yard, do not buy a home on a canal. The beautiful thing about PSL is there are many choices! I do appreciate your POV. We can agree to disagree. All the best to you.

I really appreciate your comment. It is true, in some parts of the country like NYC, PA, VA or CA taxes are outrages... Especially compared to Florida in general. However, comparing city to city in Florida, I wish we can do better in PSL when it come to taxes.... again, thanks for the comment!

Housing SHOULD be affordable and available, however when it takes 7-10 months to wait for a new house to be built or when an existing house sells in less than 2 days (above asking price because of bidding wars), it’s really hard to move to a desirable area. I’m planning on moving to PSL, but I’m gonna wait until November/December and maybe the craziness of the real estate market will settle down.

You are making a good point. I know that is the case with many people in all sorts of areas in Florida and in other states. If you can wait until the end of the year, you might be in a better position to not go through a bidding war.

If you want a excellent experience for a downtown area don’t go to Stuart or Jensen Beach. Stay in the county and come up to Fort Pierce! Yes Fort Pierce! Some of the best restaurants in the state, dining dancing, the marina, art shows, food festivals, live music, car shows. just anything you want is right here in the area. And best of all the people aren’t near as stuck up as in the other areas

I’m planning my first trip to PSL soon. I’m looking at moving into a 55+ community when I retire from my job in Michigan. I’m going to be needing a real estate agent in the future. Seeing that the housing market is expensive along with the high interest rates I’m trying to get the best bang for my buck

Where I live, once you turn 65 you can eliminate the education/schools portion of your property taxes which accounts for more than a 50% reduction.. Does any county in FL offer that benefit? Great for me because I never even had kids. Yes I know good schools add to property values but seniors need help too.

Great question! Yes, there are parts in Florida that take away the school tax. Our fabulous 55+ communities have that benefit.

That's selfish. Everyone should be paying into public education as it benefits everyone in society. I don't care how young or old a person is. I am young with no kids and happy to pay taxes for the good of public education. Just as we young people are paying into Social Security for the benefit of our retiree population and I'm happy to do so.

I disagree with you on a few points. I appreciate you trying to temper expectations but here is my idea. let's start with the property tax point. Yes, you are right, the taxes look high initially. But, unlike in Miami where we lived for 15 years, you really get what you pay for. It may not be good to compare across the state because Florida is known for having taxes that are rock bottom so it's still feeling low for people who move from NY/NJ. Getting what I pay for: The roads are in excellent condition. Medians, sidewalks, parks and walking paths are all meticulously maintained. We have jazz concerts at the botanical gardens and family nights all sponsored by the city. Road work and projects are done at non-rush hour times and done SO FAST, within a time frame that is disclosed on signs to the public, and quietly. Think about that for those of you who lived in Miami and experience a decade of road work on Biscayne Blvd. Next point: proximity to beach. That little reduction in convenience to get to the ocean means that even the Jetty-- the party spot-- has parking on weekends. And if you head to other beaches it will be secluded. On weekdays you make walk for a mile on the sand and see no one on pristine and clean sands. Parking is free. Compare that to Miami where you may need to wait to get even valet parking at the beach. And we still have many bars and restaurants haunted by locals with that old Florida vibe, live music and reasonable food. I got instant parking on Memorial Day. Wildlife: Alligators are a thing in all of the canals of Florida. I kayak and see them occasionally. They have never bothered me. Crocs, which can be found down in the Keys, are a different story. But we have less problem than Miami has, especially the South end. I just saw a snake in my backyard yesterday. You won't see them in South Beach. What you will see at 2am is a sea of rats. I get not liking snakes but they keep the rat population under control. By the time a Florida city gets to this size, and you aren't seeing snakes, be prepared to deal with rats. I'll take the snakes since they are not poisonous here and they eat the garden slugs and maintain the eco balance. Yes, we do not have a downtown. We go to downtown Jensen or Stuart. Our facsimile of a downtown is Tradition Square, and it feels a little cartoonish. But that doesn't mean that things are not convenient. I live near the corner of PSL Blvd and Airoso Blvd. I can walk to: 9 sit-down restaurants, 2 fast food places, 3 bars with two more on the way, 2 beauty salons and 1 barber, 2 accountants, a park, a bank, an upscale vintage furniture and clothing thrift shop, bike shop, healthcare providers, phone store, office services shop, the community center with a full gym and many craft and cookery classes, and the list goes on. It's nice to have a downtown, but we still have the convenience that goes with a downtown and we don't need to get into a car to do many errands.

Yeah I agree with you. I live right down the road from you on the road so and Prima Vista and back in the day you kind of did need a vehicle to get around here but with all the new buildings and structures going up you really do need to anymore plus there's a bus route now. And as for taxes, like you said, they do a very good job with the upkeep of Port St Lucie and it just feels very clean. I've lived here my whole life and never had any kind of wild animal try to attack me and actually the opposite lol I've walked up to gators and snakes. Love it here

Still way better than New York. I'll take PSL any day. My parents are snowbirds and I love visiting JB and PSL to get out of this freezing cold State. I will retire in PSL in 8 years. Sure hope the parking is free at JB 🌴👍🤣⛄️

As someone young who lives in psl. This town is boring, they don't have no nightlife or entertainment for the young people todo or Goto. All psl has is homes, stores & resturants!

Correct on all points, though they finally built a thing called the Meating street in Tradition. I killed a snake at my door the other day as it jumped towards me. I picked up some mail from amazon, which was packed in a medium heavy box. I saw the snake come at me at my door and I threw the box and it landed on the snake. I was encountering a snake once a month. Finally we filled some holes and haven't seen any recently. However, exotic birds land in my yard and a lot of Geicos. Indeed, wild life is a thing here. I am from Cali and not use to this at all. Had I known, I would have not moved here. Taxes are sky high. I plan on selling my house next year. The house I live in is gorgeous. I am selling for 400,000 with no hoa. If you have a problem with neighbors you just call the city and the city gives a ticket for things like grass not cut, or garbage. You don't need HOA, that is a joke to get money. When I first moved here 4 years ago, just a little rain, the whole street would flood. About 5 months later they fixed it since the neighbors complained to the city. They put the tax money they get from us in fixing up the drains, and it hasn't flood sense. If you like wild life, which is ok for me now, and you like minimal things to do, and limited choices on food (plus the stores and restaurants always run out here), can handle the high taxes, and deal with non updated places to play like riding your bike with tons of bugs flying at you, since the trees are not kept up well than this place is for you! The house I live in has high ceilings, incredible windows and is built amazingly, plus 2,5000 square foot home that I got four years ago with a pool. If I could just pick this house up, and move to the town I am now looking into possibly moving, I would def do it....if you can deal with all that you will like it because the houses are gorgeous here for sure.

Still way better and less taxes the New York State, I’ll take it, eight year countdown until I become a port St. Lucie resident. We still visit every winter love it. Way better than snow and cold I’ll take it.

One of the additional reasons that the taxes are so high, especially in Port St. Lucie, is that the taxpayers are on the hook for bad investments by the City Council that went belly up in an effort to attract companies to the city that would bring high paying jobs such as Digital Domain and the medical research company, VGTI. These companies went bankrupt after city committed millions of taxpayer dollars as incentives to relocate here. Then to make matters worse the City sold the Digital Domain building for pennies on the dollar to Christ Fellowship who as a religious institution pays very little or no taxes into the city's coffers. In addition during the recession the City and County raised the millage rates so they would receive the same amount of revenue that they were receiving prior to the recession with the promise that the rates would be lowered to pre-recession levels after the recession passed but of course the city and county never did this. As for beach access there is only one road in PSL that goes from US1 to Indian River Drive where a beach access would make any sense and that is Walton Road, however the problem there would be that building a bridge at that location over to Hutchinson Island would likely not be possible as it would be too close to the St. Lucie Nuclear Power Plant which is just north of that area.

Allfive are very true but you have wildlife in Florida everywhere. Are they going to lower the taxes after they get another 20,000 people live here? At least they built the crosstown Bridge that helps for the traffic. Also some places Kind of like the Anchorage or Jupiter Farms except you can’t build exactly what you want without the government sticking their nose in. The lights have increased in price and they’re building as many little 2 to 4 bedroom houses as they can . Mostly 15 to 1800 ft.² with two bathrooms. Which is what most normal people need. What about no sidewalks mostly anywhere in the neighborhoods. Even in some main drags. I’m young at heart but I can’t say that I appreciate all the loud cars and constant motorcycles and cops etc. you would think we were living in the big city specially around Port St. Lucie Boulevard the noise is ridiculous at times.You should do a top 10 now 😂. I have to read your top five or 10 best things.

I just moved here. I saw a dead wild boar/hog on the side of the road. Are those here? That’s the only thing that has bothered me so far because of walking my dog at night.

So I have never seen one. However, I have been on one trail with my husband who totally noticed tracks, poop, and all that stuff. Most animals tend to stay away when people are walking around, but again I am unfamiliar with boar/hog stuff.... crazy suggestion, but if you ever go to Oxbow Eco Center, the people there are so well informed about this area, I wouldn't be surprised if they can enlighten you on it.

I cannot speak on specifics about tax rate or insurance. A lot of it requires the exact address of a home to determine estimates. Here is a link to the property appraiser and there is a tax calculator there if you have a specific address in mind. www.paslc.org/

From Tradition, I have personally experienced a 45 min drive to the beach. Maybe I drive slow 😁. I have to admit I was hesitant to put down wildlife because I've grown to love the animals... But I did ask "transplants" or big city folks what they thought and they brought up wildlife. So it would be an adjustment for non natives to get used to the animals hanging around.

PSL has no downtown because of the way it came to be. I remember PSL had a 7-11, the shell store, Grimes plaza, and Lentz orange groves. If you wanted to go food shopping you needed to go to Ft Pierce (Publix)or Stuart (Piggly Wiggly). At that time General Development was selling off parcels and I'll let you pass judgment on them, you can look it up. Eventually, they built a Win Dixi on 1 (American Freight now) after a bank and some smaller strip malls popped up even a Pizza Hut. Walton rd was a two-lane road tree lined end to end and lots of Armadillos on the roadsides. Spanish Lakes was one of the first real habitable communities in PSL. Jensen Beach was a decent spot but the beach was narrow and often had a rip current. In Ft Pierce, the south side of the inlet was kinda the red light district. The north side had Pepper Park, which had nice big beaches, clean bathrooms, and picnic areas. Well, this was all fifty years ago now, today we're considering it as a retirement area.

So WHY are property taxes so high in that specific area, other than using the money to fund the Nuclear Plant in the area which sounds like that’s why maybe property taxes are so high,what else could they possibly be using the funds for? No bridge, no pier, not top rated schools, no downtown, average parks, boring. Sounds like the county is mismanaging the funds.

I would disagree with the mismanagement of funds. On the contrary, you see where the funds are going... Safe city is the #1 thing. More so, in one of my latest videos you will find that PSL has been lowering their taxes the last 5 years. Which is very telling on how honest and efficient they are being with funds.... St. Lucie County is the main problem.

You want to talk about mismanagement. Come to California! Where you walk down the sidewalk and have to step off the curb to walk around filth and homeless tents, our governor is handing out money like it’s going out of style so he can win the recall election. And the fire agencies that are constantly putting out brush fires near homeless encampments. So yeah, we pay a lot of taxes here in California.

@@nataliarhinehart we were looking in area, but concerned, especially with storm's/hurricanes, hitting a nuclear power plant. Scares us more than hurricanes/storm's 🤔

@@irishinusa1615 Again, it hasn't been an issue and those things are built to last. If you look at them in person, you know it is a fortress. So in regards to a hurricane, it should stand strong.

Give us a hypothetical on taxes. A 300k house generates approximately 8k, 10k, 15k a year in taxes, etc.

Property Appraiser determines taxes based on location, year built, in a gated community with cdd or not, homestead, and obviously the appraisal of the home, and who knows what else. Too many variables. Impossible to give an estimate based on a 300k home.... Even when a buyer is signing the final papers at closing, escrow agent discloses how taxes will change and they can't determine amount. Mortgage brokers do give estimates when getting pre-approved. But again, it is an estimate.

Bayshore Heights is very similar to other parts of PSL where the neighborhood is "older." There is a mix of old and young homes because of new construction. Mostly residential and yet near enough to get to the main roads for restaurants and groceries. Most of PSL is safe and great for families. At the end it depends on your aesthetics in a home and a community... and what you would like near you.

I grew up in Port st lucie. Mayor minski was responsible for taxes going up I was one of the reason why minski was voted out of office in 1998 I was a police explorer back then I held signs saying cut taxes vote feilding he got in because of us it's time for some one who grew up there to run lets cut taxes vote Poorbaugh in 22

you missed out on a bunch of reasons of why taxes are higher over martin or indian river county. #1 the vast majority of PSL has sewers NOT septic systems like the other counties 2 PSL has their own police dept and doesn't rely on the sheriff like martin county outside of stuart 3 there is roadside garbage pickup along st lucie west blvd daily and gatlin a st lucie blvd up to where it turns into river side outisde of PSL 4 the quality of people north of midway road are mostly ghetto with section 8 housing all over overall south PSL towards martin is worth the taxes but anything north just move to vero beach if your a poor

Actually, port saint lousy is the ghetto. No one in fort pierce ever killed both parents with a hammer.(Tyler Hadley) port saint lousy ranks very high in the state of Florida for government corruption. The psl cops are tyrants. They beat me up and my neighbor( we were women in our fifties.) They left bruises and marks on us after pushing us on the ground. Made up their own charges of disorderly conduct,breaching the peace,etc,etc. Traffic is terrible and with all the elderly drivers it is downright dangerous. General Development came in the late 60's,early 70's building houses that would fall apart. No thanks, I'll stay in Fort Pierce

Oh,and as far as section 8 housing, 2 low income complexes right in the Torino area where I used to live. Another close by, near Macedo Blvd. And I' m sure there are plenty more in port saint lousy. Psl cop recently fired for watching pornography on cop car computer. Yuck, it goes on and on.

Thanks for the details... I obviously can't list everything down in a video. I myself would get bored. I appreciate local residents giving feedback. Side note, Midway Road is the boundary of PSL. So it makes sense that north of Midway there is a change in housing. That is St. Lucie County not PSL.

Hi Kevin, no realtor or mortgage broker can ever tell you how much property taxes will be on a home priced at 250k. There are many variables such as age of home, location, updates, assessments, etc that only the Property Appraisers office can determine. You didn't tell how much taxes you have to pay on a $250,000 home you started to but you got off on the bridge and these other things as a real estate agent you should know how much the taxes are so maybe you need to go back to square one and tell how much the taxes are that's what your video is about right I've lived down there and I know maybe you don't really know

When it comes to taxes, as a responsible real estate agent, I do not give estimates. There are too many variables and any person in real estate (broker, lender, escrow) would not give you an estimate. On the contrary, there are disclosures indicating we cannot because after the purchase of a home, the Property Appraiser recalculates it all based on the current mill rate and details of the specific home. If you have a specific home in mind, please got the the Property Appraiser website. They have a tax calculator... www.paslc.org/

For ROUGH estimate, I would go on the st Lucie county property appraisers website and find a comparable house in your target area. Make sure you take into account the exemptions they have and whether that would apply to you. For example, homestead/senior/veteran exemptions all may be on the property but may not apply to you. Also, just because you pay $300K for a property, doesn’t mean the county will assess it at $300K

Don't get me wrong, I love Port St. Lucie. This video in particular is to showcase how no place is perfect. I definitely want to communicate or bring to light things that I have learned bother newcomers or out of towners... I have other PSL videos showing off how amazing it is too :-)

Port St Lucie.... home of Newlyweds and nearly dead’s. Horrible traffic and poorly planned infrastructure. Housing is affordable , however with high rentals and transients you can buy a beautiful house and be surrounded by unkept rental properties and undesirable neighborhoods. As a resident of Ft Pierce for 35 years I’ve seen PSL continually get worse. Buy big land out west and build what you can afford.

There are tons of Hispanics over here. I personally have never experienced anything negative in that sort of way. I actually love how it is a blended community and you can find all types of Latin food... Puerto Rican, Colombian, Brazilian, Cuban food and more.

I lived in California once upon a time. I remember the year the government was not fiscally responsible and they sent out "IOUs" to the tax payers because our tax refunds could NOT be paid at the time. A year later the refund came. Every place has its pros and cons.

Thank you for your comment... it is important to have balance. Although, I listed wildlife as a negative in this video. I was only taking into account individuals who have moved into the area the last few years and their opinions. In my Pros and Cons video, I actually clarify how I personally love the wildlife but it can be uncomfortable for others.
