I just bought a house through Keller Williams in Maytown/Marietta. I love your videos! Very informative. I was able to compromise on a few things but I definitely made it clear I was not going to pay more than the appraisal came in at. Luckily it came in right at what I was offering. To me paying more than what the house is worth is madness. I’m from NYC and if you just went around giving everyone asking or more for things anything without at least trying to negotiate first you won’t last long in whatever you do! You will get ate up! You have to be able to know how to negotiate.

Hey Matt , you video was really helpful. My family and I are interested in relocating to Lancaster but we have never been their nor do we know anyone their. Was wonder if u could point me in the right direction. Although we are hoping to rent not buy.

Hi Matt. Thanks for the video and it was very informative. I'm from out of state and might be accepting a new career in Lancaster. Approximately how many months of income proof would I need to show the local lenders? Also from your experience how has lending been towards those that are small business owners or 1099s? Thank you.

Great question! If you’re W2, all you’d need is a job offer letter from a line of business that’s relatively the same as where you’re coming from. If it’s a totally different field, they’ll need 2 years of tax returns first. Sounds like it’s more 1099 in your case, so if you have 2 full year tax returns as 1099 and a third year P&L (if that’s current year) you should be able to get an approval.
