There’s very little fee simple condos in Waikiki. Why? Because Kamehameha Schools Bishop Estates own those lands and are leasing lands under KSBE. The same goes for Ward/Kakaako area as well.

Condos are typically sitting longer on the market. There's a ton of variables that factor in such as HOA fees as well as your goals with it like STR for example.
