The owners of the home moved out the day before I moved in. While they took care of the house since they moved in back in the 1960s, they never maintained the walls inside beyond cleaning. Even so, the walls and ceiling still had an abundance of mold.
I should probably write here again that my house was not “abandoned”. The owners moved out the day before I moved in. They decided to move to be closer to their family.
Mold in Japan:
This is an issue around Japan due to the humid climate. It can be even worse in the snowy regions with soil around the house that stays wet from melted snow.
Preparing the walls:
I used bleach and also soap and vinegar for the cleaning. This helped to kill the bacteria and make the surfaces paintable. I used an oil based undercoat to prime the areas to cover the cleaned surfaces.
Shikkui walls:
The traditional walls are very dry and this is called Shikkui. It’s supposed to be a breathable finish and has been used for a long time in Japan. Some people might say that it’s not supposed to be painted but I consulates with a few different paint companies who said it’s fine to paint. I followed the advice of these companies for selecting the products.
Painting:
The kitchen, living, downstairs bedrooms (2), hallway, entrance, upstairs bedrooms (4), chill room all took around 4 weeks to prep and paint. Thankfully, my dad came to stay with me in Myoko to help. He’s been a painter for more than 50 years and has a wealth of knowledge and experience. His father was also a painter so you’re looking at more than a hundred years between just the two of them.
My challenges and lessons learned:
- Painting during summer. Just killer hot.
- Find a good paint consultant for products. DIY stores don’t have a lot of products and staff have little knowledge.
- Find a good oil based primer supplier.
- The shikkui walls are very thick and heavy. They can cost a lot to demo and dispose of.
- Use a primer on the shikkui walls to make painting slightly easier. Without the primer it’s very slow going.

With the timber, one consideration for down the track in other areas could be a heavy white stain with a hard wax oil. You’ll get the natural grain of the wood but it’ll be protected from mould and might be white enough to keep the room looking bright and modern. Think osmo and other hardwax oil products have white stains that you can use.

Beautiful house!!! If I may I have a useful tip for the mold. The only thing that can make disappear or destroys mold is salt (soda) . Mold is a living organism and bleach only bleach it doesn't clean. Once again beautiful house.

Love what you are doing to this cool home. Just want to let you know that bleach will not kill mold on porous surfaces so the dangerous black mold is still there and when you use the bleach, it spreads the mold into the air. I used to work for a company who did mold remediation and they had to use a special mold killer. I just don't want you to get sick from the mold. The USA epa has guidelines on this. Sorry for the news about the bleach but I can't wait to see the finished product. Also, please use a good mask with a good filtration system.

The primer looks like the kind of primer i had to put on villaboard cement sheet walls in the bathroom before painting on the waterproofing.

Really, true inspiration on fixing up a home with mold and old paint. One of the most useful videos I've seen concerning actually going about and fixing things on an older home in Japan. I'm surprised the original owners haven't complained to you about selling it too cheap after your renovations. LOL!

I probably would have used a 2 or 3 bucket method to dip the dirty brush in. Also I didn't know about the wooden boards over the windows. Thanks! Learn something new everyday

Πρέπει να χρησιμοποιήσετε σκέτη χλωρίνη και όχι ανακατεμένη με νερό. Αν μπορείτε να βρείτε χλωρίνη σε τζελ ακόμη καλύτερα. Και το χειμώνα να πάρετε αφηγραντηρα για την υγρασία οπωσδήποτε.

Wife & I are sitting here watching the initial tour video you uploaded. I am seriously wondering- it’s in awesome condition as is, all of it…including the shed out back…$6000?? Was the home stigmatised? I always heard that if someone died, especially tragically in a house, the price is considerably lower than average house prices, as the Japanese are incredibly superstitious. . I mean, you got everything included/left behind…did someone pass away in it? Regardless, good luck with the renovation.

Wow this is a night and day difference!!!! Its fascinating to me how you make it your own without a big budget. I have a question: Do you have to pay taxes for the house/property? Im asking because, despite the issues shown, its seems like an extremly good deal - but what if you have to pay huge amount of taxes ?Greetings from germany.

There usually are hidden taxes and fees of various kinds and they vary from prefecture to prefecture and house to house. That’s why there are a few agencies in Japan that specialize in helping foreigners find these cheap abandoned houses and negotiate all the bureaucratic stuff, which can be quite opaque for a. Non Japanese speaker.

No hidden taxes or fees. Also, my house wasn’t abandoned. When there are additional costs it’s only due to back paying unpaid taxes from the previous owners. Nothing is hidden, it’s all documented for the buyer

Bleach odor just consists of choride which cant be blocked by any regular mask. Just ventilate well.

In Canada we would wear hazmat suits and respiration equipment for this sort or work--for even less mold than what you see here. That stuff is a hazard to your health, as is the bleach you're using. We tend to use hydrogen peroxide.

You definitely want a dehumidifier not a humidifier. Mold and bacteria love humidity.
