No it is definitely not overpriced, considering that it costs 100 million ++ they should be renting out for 1 million baht per month.

@@tawansrithrachaikul4573 it all depends on where the building is located, if it is in the middle of singapore or hong kong, no, it's not too expensive, but given the offers around in this area and in the others, I think yes it's too expensive. you can of course ask for 1 million per month or even 10 millions per month, but you will have to find the tenant who will want to pay this rent, renting an apartment is like a competition, if your offer is too hight the future tenant will go rented somewhere else and your condo will remain empty. that's probably why this building is 80% empty at this moment, there's no one living in it, the lights in the condos are mostly off, it doesn't seem like a big rush to live in this building actually.

@@liste86a Yeah I know but the price of the apartment is just too high that renting out for 250k per month is not really worth it and is definitely far from profitable. To make 8% yield per year you need to rent out for around 1.3 million baht per month, but that would be far too expensive in absolute numbers and this apartment is targeted at rich arabs or chinese . Otherwise the investment return is just bad for this condo.

@@tawansrithrachaikul4573 almost no one has an ROI of 8% on a condo per year in thailand, possibly 4% maximum. most of time is 3%, except maybe for very small rooms and short-term rentals like airbnb. also an other problem to consider for this building is that you don't have the condo for eternity, it's 75 years leasehold, and after you don't know what will happen, the land on which the building was built belongs to the king, it is therefore likely that after 75 years you will lose the condo or that you will have to redo a very heavy investment (if you are still alive)
