Be sure when you install your driver boxes for your lights they are accessible through your light hole . Drivers will go out over time and you will have to replace them. Trust me on this I am an electrician I have replaced several that were not installed right and you will have to cut out sheetrock to replace the drivers. House is looking good enjoy all your videos. Might want to consider putting an empty PVC pipe out of the top of your electrical panels for any future wiring. Consider putting an empty 1 1/2” or 2” pvc from the accessible area of your basement to the attic space for any future wiring. Put some keyless lights in your attic space with a light switch by the attic access. And take lots of pictures of every wall before insulation and sheet rock goes on.

I'm surprised that floor trusses are not more common, they are much more sturdy. we use that here in southern alberta, and also leaves room for ducting and plumbing throughout etc.

Are you insulating with closed cell spray foam? Consider putting OPEN cell foam on the under side of the floors. Closed cell in the walls. Open cell under floors. Open cell is an excellent sound deadener, and will also stiffen up those floors. Closed cell acts much like a drum-- transferring sound much easier. Keep up the awesome work!!

One tip on the wafer lights: don't fasten the control boxes in. I already had one burn out and reaching up through the hole to unscrew them is kind of a pain. Also leave plenty of extra wire just in case your replacement controller is a different size.

Nick When I remodeled my parents house I installed something like 24 can lights, on dimmers, in the outdoor softening. I can only imagine how good your house would look lit up like that sitting up on the hill.

When we built our house the builder put some 2x12 or 10 down the side of each window so you always have a place to put curtain rod holders without having to tap around the wall Just a thought

Spot on ,a good idea to put some blocking down stair walls to mount handrail too also at handrail height, in our kitchen we put a full ribbon of 2x6 around to catch upper cabinets so each upper got 2 screws where you wanted.

Hey Nick, I am not sure if this has been mentioned or not (probably has been), but what you might want to do is figure out where the holder for your toilet paper is going to go in the bathrooms, then place a piece of wood between the studs there. That way when you install the toilet paper holder you are screwing it into the wood, instead of it hanging on by the sheet rock.

Backing for all bathroom accessories, hand towel, towel bar, robe hooks, tp holders, mirrors, etc. is a great idea to prevent headaches later on once everything is finished!

Save some of the stone scraps!!! Beautiful home!!! We built our dream home in 1991. We came pretty close to getting everything right. I always tell people how much we loved our central vacuum. And it's now or never! (usually)

Thanks Nick for being so brutally honest about your new house! As an appraiser, I have seen many people build a house. It is a very daunting undertaking. It is impossible to foresee all the issues, every house has it's woulda, shoulda, coulda stuff. These new homes are expensive and numerous people have experienced a family disaster during the process.😔 Please stay SAFE everyone! After seeing all this, I never really wanted to build a house. Just buy a proven house, at a discount instead....but at some point somebody has to take the risk and build a house or I could never buy one! LOL! Also, I think these new type joist always bounce, just the physics of the whole thing. After 5 years, you won't even notice any more and who cares what people say anyways!

Yeah, my 100 yr old house in Iowa got the ceiling joists doubled up with 2x8's when I had the ceiling opened up for the bedroom upstairs to reduce the flex. It helped, but still has some.

Before we built our dream house, I wanted to build the house at least once somewhere beside our dream property so we’d find all the mistakes before doing the build on our property where we plan to live until we die. Oh well, you’re right, you just learn to live with what you have & be very thankful to be so blessed. Our floor trusses are 14” on 2’ centers & should have been at least 18” on 12’ centers. The weight of the kitchen cabinets made the floor sag a bit (no granite counter tops) but it’s OK. The next person to own this house can gut the place & start over if they want. We’re happy!!

Floor trusses are the way to avoid bounce. More money for sure, but also more solid and no bounce. Great upgrade if it works for the budget!

Put ball valves in your plumbing where you have faucet and laundry room because Murphy law it will leak sooner or later

Sheetrock might be up and it might be too late. After cutting almost two and a half inches out of some floor joist to make a floor level on an old remodel. A friend who's a carpenter and a contractor suggested I run 1x4 furring strips every 16 inches on a 45 degree angle to the underside of my floor joist. Using 2 deck mates pair Joist. It helped with the bounce and only lowered the ceiling by 3/4".

We have the Quadrafire version of that fireplace. In our 7th season now. Its a beast and puts out a ton of heat. You'll love it

Reinforcing the I Joists was a good idea. Floor trusses would have been better on the spans but hindsight is just that hindsight. You have done what you can

I suggest that you look at the window trim near the washer and dryer. Depending on the way you trim it out, you will be cutting the trim around the washer/dryer wall.

Once you add the load of furnishings to that room that will take a good deal of the bounce out of the floor. More weight equals less bounce.

You could also adhesive the joist to the drywall. I would recommend Chemlink M1. Best structural adhesive sealant made.

Keep in mind that you may have to change one of those boxes someday. You will hate yourself if you cannot reach it in the ceiling

I used to hunt pheasants with Chuck. His hunting dog was named "Bob". Bob was an energetic bird dog. All day long when we were hunting, you would hear Chuck encouraging the hunting dog by saying, "Find a bird Bob, common on Bob, find a bird." It became engrained in my brain. He was a good bird dog. You would enjoy hunting with your Brittany. . . . Plus the fact that pheasant tastes so good. It is considered a trophy in itself. I am not kidding.

Take a 5/8” spade bit and drill an 1/8” deep hole a the center of every wall stud. You will use this when drywalling and installing trim. You will do the whole house in an hour and save 50 hours of looking for each stud.

Nice score on the Milwaukee tools. My DeWalts have served me well and still run them but got my wife a 12V Milwaukee Drill for detailing her greenhouse and she loved it because she could handle the weight and size. I "borrowed" it one day and dang. SO as my 18V batteries die I'm transition to red. Merry Christmas!

Hey, Nick, this is a guide. It's sad about the bracing up your floor Joyce from Colorado. Also, when you do your kitchen, locate your kitchen layout and before you insulate. Put in blockers so that when you put your kitchen cabinets up. You know where to put the screws and you don't have to search for studs. Big time Saver😅

If you think you have enough outlets Add a third more I built a 24 by 30 cabin with 64 outlets One on every other stud Should have done every stud Sounds silly but you can honestly never have to many I wish I had ten more However I do have a beer light collection But I wish I had more outlets for the convenience Never to many 😎

I had the same issue with potentially bouncing floors. I was lucky that I discovered it on another house first and had a discussion with the engineer. We ended up going with 14 inch engineered beams on 12 inch centers instead of 12 inch on 16 inch centers. I also glued and screwed sub-floor down. No bounce at all. Worse case I guess I would have added a shear wall under it but that would have been a chore because I had 6 inch poured floor with radiant heat. Good job! So far your home looks great!

You guys really inspire me to keep going I recently retired do to very bad health reasons I was a truck driver for 30 year's and was finally able to start my own business then after 5 year's I got really sick and thought my life was over then I met someone that I'm positive the Lord put in my life that just turned my life around it's amazing the people he puts in your life just at the right time even people that you never met before I guess what I'm trying to say is that that God puts people in place just at the right time even from far away thank you for the inspiration

I had Brittany's for years....3 to be exact (1 female and 2 males) the only thing you have to really train them on is sit; come; stay; heal and woa when they are on point.....the rest of it is instinct and genetics.....and practice....consistency.... great videos!

You added the beam to reduce floor flex which is a great idea. You might skin both sides of the beam with an extra 3/4" of plywood to give you even more stiffness. Liquid nails and screws with the ply would certainly help and not cost much at all. And you'd never notice it once covered with drywalll. Project looks great. Lots of thinking in the design and features and sweat equity in bringing it to life. Your contractor crews look to be fantastic. Congrats!

Beautiful house. I did the same here in Australia when we built a big addition. I went around and future proofed the house (am originally from Wood Mountain,Sask and didn't like all the gaps the Australians have on frame and around windows). The only thing I would have done on your house is get a heat pump dryer as they don't vent outside. Look forward to the final product. Great content!!

The cross-bracing on the bouncy floor are supposed to be staggered. That's why it didn't eliminate more of the bounce. Just a simple offset of maybe 2 inches left/right of an imaginary centerline is plenty.

Nick, if you run that pigtail for the light across the top of the truss someone could step on it and damage it. Try to find a way to keep it out of harm's way. Your electrician will know a way. I love how you are able to tackle so many tasks yourself. Have fun. Merry Christmas!

A dryer with a heat pump saves a lot of power and you wont need a vent for the dryer . I have one and it's just great. worth a thought while your building you house/

The build looks awesome! Nice layout and a super contractor helps it come together. A thought about adding to the Red Army. I have a fair number of pieces picked up over the years. Had a dealer tell me with a new battery to run it down completely before charging. Said that would help them last longer. Also, not to charge a partially discharged battery. If you charge a 50% battery, it counts as a full charge on the battery life. Have a Merry Xmas.

if you glued and screwed a second layer of 2x4 on the bottoms of your floor joists that would stiffen it way more . it's just it would lower the ceiling by 1 5/8 inch .

Thanks for another great video Nick. It has been interesting. I am not well gifted in building but I can see all the extra steps you are doing is for the better. Know it takes more time but pays off in the future. Can understand the stress getting it all done, but one day the house will be done and you can enjoy your efforts. Hang in there with it all. Love the stone work and the large front windows. Really adds to the house looks. Very nice!!!!! Building a home is a labor of love for sure. You hang in there. You are doing great!!!!! I would Stirling board that bouncy ceiling before sheet rock as to support it as you may find the bounce will continually crack the sheet rock plaster finish

Your doing fine I’ve seen nothing wrong with what has been done been a carpenter for 48 years trust me the rim joist at the end of those tji joist are just fine that’s what they are for god bless stay safe. You will be surprised at how things will stiffen up with sheet rock on the ceiling it will load the joist and take the camber out they will stiffen up don’t worry
