Beautiful place to live and great value for what you are getting. I live in West Vancouver and do real estate investment and development on the side. We bought a 1/3 acre lot for 4m CAD (3m USD) with a teardown. Amazing how you can get a flat 5 acre lot with a decent house in a gated community for less than a mil.
