In this video, I take ChatGPT's Code Interpreter for a run. I use Code Interpreter to read an existing real estate financial model in Excel, produce a list of the values or formulas in each of the cells in the Excel workbook, and then produce a VBA macro that re-creates that real estate financial model. In this way, I could instantly add t in commercial real estate. And then I added that VBA macro to our Excel 4 CRE add-in to create a one-click modeling module (i.e. add a 2-tier equity waterfall model to any model instantly). www.adventuresincre.com/custo...

We haven't yet released the version of the Excel 4 CRE add-in that has this new 'Modeling Modules' feature. We expect to release it at some point over the next week (mid July 2023). We're just putting the finishing touches on a separate feature that will be released at the sometime, which is a feature that via keyboard shortcuts will instantly write complex formulas common to CRE modeling.

Can you show a video that demonstrates how a modeling module can be created with a single click to quickly add a unit mix summary to any rent roll in Excel?

I'd be super interested in seeing an added module that shows the project financing on a monthly basis. ie. multiple loans senior, mezz, pace, bridge, etc. with adjustable inputs for each and how they would draw based on a development project, this is typically time-consuming yet very important to model a project.

Recreate the ALL IN ONE model. I jist purchased it! Im a bit overwhelemed...

The All-in-One would be a very lengthy process to recreate with Code Interpreter given the complexity of that model (30+ worksheets and hundreds of thousands of formulas). What scenario are you trying to model? Perhaps we could recommend a simpler model to use rather than the All-in-One.

Hi - I would like to understand how I could use AI to take pdf documents that have CRE tenancy schedules in them, convert them into excel format, and then from the excel have the AI build a cashflow model based on the tenancy schedule. Is that something you would be able to show ? Thanks

Love the video. The step by step process does not seem to work anymore now that Code Interpreter has been changed to Advanced Data Analysis.

I have planned to add new modules to the addin this month, do I'll take a look at the process at that point and edit as necessary. Note that the latest version of Advanced Data Analysis should actually simplify this exercise, but perhaps the process will need to be modified.

What is "Tilda"?

The Tilde is this symbol: ~. On most QWERTY keyboards, you can type a tilde by holding down the shift key and pressing the "`" (single back quote). This key is in the upper left corner of the keyboard, below the esc (escape) key and to the left of the key that you use to type the number 1 or an exclamation mark (!).
