I say thank you to my guests by sending them cupcakes from a famouse place. I coordinat with them and it has been 100% sucessful in getting me 5 star reviews beyond my normal good hosting.

Don’t put signs up everywhere. Make everything simple. Explain the hard things in a personal text. Let them know to txt you directly if they need anything. Think of the guest.

Seriously. I don’t have anything that doesn’t look like it would belong in a home. Little or no signs it’s a rental except cool amenities like snorkel gear and beach chairs. Near immediate response to questions and an immaculate space. Seems to work for me.

I'm glad my wife came up with the idea and we try to put a wine bottle in as a gift for the guests. It's not the most expensive wine, but it is from the local winery and we have info on the wine tasting tour and directions to the winery in the Guest Manual. We also have local restaurants brochures (most with discounts), most are privately owned restaurants the guests won't find a brochure for a Chili's or BJ's, we really want to promote local-small businesses as much as we can. The best thing I did was allow Dogs, I have been booked 98% of the time with Dog people, Right now I have 8 Bikers in my house for Sturgis for $750 a night, cleaned every other day for $250.00 each time, 8 months of my payment is made by this one group.

The fact that AFTER paying a hefty cleaning fee , the fact I was left with a list of cleaning …I left my air B & B cleaner than my own house . I was exhausted and vowed never to book an air b&b again . And I never have .

I wouldn't have cleaned anything. I remember seeing notes about turning down the bed and removing and replacing sheets at an air BNB and laughed. I.m like you didn't pay me for this, I paid you for the place, u clean it up. I don't return to places trying to get me to clean up. They need to hire a cleaner for that. I.m not there to clean.

Depends on where you are on earth. Hotel price next to your airbnb room could be at least 3x times your max airbnb price (even after hotel discount) for the same meter square area!

Spot on. That is what I do and as a result I have +60% return guests. Return guests = direct bookings, i.e. no commission, and you do not have all your eggs in one basket.

One Airbnb host hid extra electricity fees in "About your stay" and we had no idea is was $25.00 a night extra that had to be paid by calling Airbnb to arrange payment before we were allowed to enter our unit. Bunch of bs! Total cost should be total cost.

Our property is located in a 'resort community' where Resort Fees are charged to the guests, but I have those clearly written and explained twice in the listing where you can read about it even before you book the property. Additionally, we mention the Resort Fees when we send the 'check-in instructions" message. We still get the occasional guest that's surprised about hearing about it, but we explain the Resort Fees and kindly direct them to where is stated in our listing. But one thing we won't do is hide the fact that there are such fees.

@@jcorona5457 Wrong, it was the only way to process the payment we couldn't find anywhere on the phone app. They used our credit card on file to charge the additional fee. I'll send you the link to the airbnb if you don't believe me. It was such a scam. Details in my review. Puerto Vallarta "Nautico building" in the Marina 2 bedroom.

@@jcorona5457 It’s BS either way. Charging extra for utilities once on-site is completely unacceptable. Was this owner a Super Host? That’s the whole problem right there - Airbnb should ban any host pulling a stunt like this the first time it happens.

The over the top, blatant greed of Airbnb hosts has caused my wife and I to stay at hotels every trip since 2019 . I will never pay $100 to clean a tiny studio room. Ever.

we took a 2 week vacation in June and in almost every city we visited airbnb was way too expensive. last year we stayed in the villages and prices were affordable. now greed as taken over it seems.

i do this with my properties.. i give them small gatorades, cokes, diet cokes, pepsi, popcorn because i know they are tired and hungry and they all rebook and keep my place very clean and i don’t ask them to clean nothing 😁

Tried AirBnB never again. Too much inconsistency amongst the hosts & when shit happens, they are nowhere to be found. I now stay either at the Home2 or Loft, at least that I have a consistent expectation when I arrive there. I already travel to a different city for vacation/work, having a consistent experience at the same hotel chain eases my travel a lot.

Astute, accurate analysis. I had a bad Airbnb experience in 2019 and have never used it since. Despite getting a full refund (except, of course, for the Airbnb fees - can’t touch that), it left such a bad taste I lost interest. You are correct in saying that a primary problem with the service is that too many hosts care more about their experience than yours. When faced with the many complaints I had, my hippie “Super Host” said, “We’re not a hotel.” They sure ain’t.

Our neighboring property has now changed hands twice in 2 years. The second owner had intended to full time air bnb it, had one guest and then put the home back on the market. It’s still sitting there. It has a negative impact on small communities.

I stayed at that Hilton in Vegas. A rip off $10 a night to park, $35 for Valet and $51 a night resort fee which is basically the cleaning fee.

Tried Airbnb a few times and it was awul. I no longer use it. Hotels are better in that at least they have to be accountable if they do not meet legal standards of health and safety etc. With airbnb, all they care about is taking your money and then keeping it no matter how bad your experience may have been. Hotels are becoming cheaper than airbnb and this should have happened a lot sooner to curb the greedy airbnb hosts that have been taking advantage of customers and not providing decent accommodation.

I'm an airbnb host with more than 120 properties. I normally don't ask to many things to do to my guest for check out. We just request put the dirty towels in the bathroom shower and put the trash outside to make sure we don't have bugs inside. I know some host ask a lot of things to guest to do and it's a problem. When we made a mistake we always refund or bring something next day for the inconvenience. I just come back from Los Angeles and we stayed in a 4 stars hotel. The room was $390 a night. When I arrived to the room I found hairs on the shower, dust all over. Next to the mini bar was black, looks like they didn't clean it for a while. When I when to the front desk and I show the pictures to the manager, she didn't apologize or send the cleaners to the room. I was really upset because I was just asking to have someone to fixed and didn't did anything till next day. Every hotel doesn't work the same like airbnb houses. Some guest thing that they are staying in a 5 stars hotels but we are not. Guest are not educated and always want more and pay less.

Me too! I don’t charge cleaning & don’t ask guests to do anything when they check out. My listing is a 6bedroom with a salt water pool. Even excepts pets . I don’t know why I stopped getting bookings .

Personally Id rather use a hotel than an airbnb. The whole “staying at a strangers house” thing was hot for a minute until people really thought about all the implications of it. Now that they’re widely known, its clear that a place in which short rented dwellings are the singular and only intended purpose, with all the measures of professionalism along with it, is the better choice for the vast majority of people.

@@UsDiYoNayou know they have devices and apps that scan for hidden cameras right? And if you find one, then boom you got a lawsuit + possible criminal charge against the host. And really how often does that EVER happen? And at hotels, how many pervs do you think might be there on any given day, just waiting for the opportunity for you to look away from your kids for two seconds? There are weirdos everywhere.

And that would be Home Away that I have used many times over, now morphed into VRBO. Those properties are strictly rentals. No personal belongings of the owner there, I have friends who have been cancelled last minute Airbnb , actually flown overseas and upon landing now their rental place is no longer available for their stay. Hotels at a premium at this point and for events taking place in cities , now what is available is enormously expensive. No renter protection from shady / all be it greedy operators at air bnb .

There is so much false advertising by hosts with Airbnb. So are all the amenities listed to attract guests, but if they don't work, what's the point? I had a host that listed wifi but failed to tell me it was (B)ring(Y)our(O)wn(R)router. Or there was WIFI but the signal was so bad, you had to burn the data on your phone for a week. Fridge, A/C, Hot water that didn't work. TV with nothing but a blue screen. Full kitchen with so many roaches you would not cook there if you were starving. All these apps like AIRBNB are too much on autopilot. It's the same with UBER, LYFT, and all the delivery apps.

Airbnb prices are now comparable to hotels. Add the fees and it’s just way too much. I used to do Airbnb all the time as it was cheaper. That hasn’t been the case for me recently. Might as well book a hotel, get the housekeeping, added amenities , and daily food and beverage credits. I stopped booking Airbnb until prices start coming down, if ever.

I've only booked Airbnb twice, as a guest, and both times it turned out to be a serious mistake. My first experience was with a shared apartment in NYC. The host had a 1-bedroom apartment, so I made the reservation knowing I would get the bedroom for sleeping while the host slept in his living room on the sofa bed. When I arrived, the host was at work. The first sign of trouble came when I noticed the bed sheets hadn't been changed from the previous guest. Then when the host came home in the evening, he wanted me to go to bed with him. Sexual harassment wasn't something I had paid for, and unfortunately, there was no refund on my reservation from Airbnb. I left the apartment and went to a hotel. My second booking with Airbnb was for an extended 3-week stay in Chicago. I took a new job and needed a place to live until I could move into my new apartment. When I arrived at the Airbnb, I retrieved the key from the lockbox as I was instructed, but the key wouldn't open the apartment door. Calls to the host were unproductive, nor did she make any effort to come and help me. After an hour and a half, I again went to a hotel. Since the host didn't allow any refund, I was screwed out of $8500. Airbnb was no help either. The company is just as nefarious as their hosts. The bottom line here is that listing a rental apartment with Airbnb is illegal. It's effectively turning a residential property into a hotel, without anyone's consent. I'll never book Airbnb again. Hotels are cleaner and cheaper, and most importantly, more consistent than any Airbnb experience.

Airbnb’s are best suited for families and bachelorette parties & for business travelers and couples without children. When it’s just hubby and I, we will always opt for a hotel over Airbnb. I want to relax and not have to lift a finger. Plus, the majority of hosts still haven’t caught on that they need to provide black out curtains in the bedrooms. It’s a really simple and inexpensive addition that yields better sleep quality. I can’t think of a single hotel I’ve ever been to that doesn’t have them 🤷🏼‍♀️ Get a clue Airbnb hosts!

My wife and I haven’t stayed at an Airbnb in years. We try book Airbnb for every trip (for example we’re going to Mexico in 2 weeks) but the rip-off cleaning fees always make hotels the better choice. A hotel room with a fridge, microwave, coffee maker, & free breakfast always ends up making us feel we would be stupid to stay at an Airbnb. This month Mexico. Next month we’ll be traveling to Singapore, Guam, Philippines, & Bali. We’re booked in hotels in each location except one.

Sean, is the GAP market research webinar applicable to my market? I'm based in Africa/East Africa/Kenya/Nairobi. Last month I opened 1bedroom Airbnb after having 6 studios that have been doing so well on 100% occupancy, but the 1bedroom is worrying and I'm at a stage I want to understand why! I'm planning to open a 2bedroom and need the type of market research you've said GAP webinar will answer!

AirBnB's downfall - charge a cleaning fee and then expect the guest to leave the unit as clean (OR CLEANER) then how they received it. Secondly, hotels don't harass you to leave the room right at 11 a.m. (or whenever the check out time is).... I have six airbnb's .... we stay strong in markets that one wouldn't think are top tier Airbnb markets....our best tip? we never rent the unit back to back...we always leave one full day between rentals...we don't harass our guests to leave right at the check out time ... we allow them to "check in" early.... we don't harass them into oblivion. I despise staying at Airbnb's when vacationing despite being an Airbnb superhost with multiple units.

Exactly. I quit air bnb due to all the things I have to do, and not only that i’ve stayed at so many dirty homes and the fees are crazy cheeper most of the time cost less.

NO AIRBNB IS KILLING AIRBNB! Just like it killed mine when they changed their algorithm! I'm a Superhost with a 4.96 out of 5 score! 1 booking this month! 1 booking last month! AIRBNB DID THIS! 😡 GUESTS DON'T SEE OUR PRICING BUBBLES of all the Superhosts in my ENTIRE COMMUNITY 60 YARDS from a beautiful white sands beach in Cancun Mexico!!!

I prefer Airbnb much more than hotel, if for a couple of nights hotels are ok. When I stay longer I like to feel at home, to have a nice coffee machine, washing machine...

Homes for people not hotels. Hotels are so much better. 24 hr security 24 hr manned front desk 24 hr workout gym 24 hr pool Free breakfast Restaurant Bar Meeting new people No cooking No cleaning Clean sheets everyday Close to restaurants within walking distance Probably don’t need a car Close to shopping Free airport shuttle Fire suppression systems Elevators Views And many more Airbnb and verbo are just creepy and weird Boycott ALL STRs Homes for people not hotels

It seems like Airbnb is just like Uber and Amazon. Prices were cheap in the beginning and once you got hooked, prices rose to exceed the competition. For one or two people traveling, hotels are probably the best best. If you need several or more bedrooms and a common kitchen/living room for multiple guests, Airbnb is probably a better option. Especially if its in a desirable area with few or no hotel options.

I just stayed at an Airbnb in Philly and I had to use a stupid lockbox which affected my check-in exp. also the pots and pan were in some weird push drawer that neither me or my wife could figure out, it was also creaky with noisy outside stairs the whole house could hear. I agree that hosts need to be more consistent.

The master off button is a great idea, but the button it's self shouldn't glow blue when turned off, that would drive me nuts. It's just one more annoying light that I'd have to slap a piece of duct tape over before sleeping, along with TV lights, digital clocks, fire alarm lights, outlet lights, appliance lights, etc.

Probably not that kind of switch in the bedroom, but the main living area & kitchen would be awesome. We stayed in a property that had one and it was very convenient. The host even asked my eta so they could make sure the lights were all on for us and the a/c nice and cool before we arrived.

Are you aware that Airbnb is discontinuing duplications? If you duplicate a listing now, and the prior listing was suspended, Airbnb will remove the new listing as well.

Don’t duplicate. Do it from scratch. And don’t get suspended in the first place.

@@AirbnbAutomated I’ve tried it from scratch. They still removed the new listing. Avoiding suspension is extremely difficult when even one guest report, true or false, can get it suspended.

Theres no guarantee the hotel is a heavenly vacation spot. Hotels wont tell you they are doing construction until you get there and there is a mess to deal with during your weekend or vacation, they also dont tell you until the day of, when the water gets turned off for maintenance for 5 to 12 hours. Thats, because they dont want to loose customers to other hotels. How would u like it if you were in the shower while this happened. When I complained about the lack of courtesy in the hotel in forwarning me about all of these inconveniences, the entire reception staff acted like it was my fault that there was a complaint and like this was normal. That pissed me off and this was at a hilton hotel in crystal city arlington virginia. Wished I.d gone to an air bnb instead. I will never return to this hotel again I dont care what they finally fix. This was deceptive and interferred with the vacation.

As a native Philadelphian who’s followed Sean for literal years, he ABSOLUTELY meant illegal gang activity. It has started to spread to the parts of the city that were actually considered safe (Old City, Center City, Queens Villiage, Headhouse), to the point where local businesses closed there storefront because of it. It’s sad, unfortunately 😩

I will never use Airbnb again If I have hotel options in the area I’m going. Once the AC was broken and made such loud noise that we couldn’t sleep, and it was almost 12pm ( we arrived late around 9pm in the night, and had to listen to her “chat” for half an hour). I tried to contact the host, and she replied rudely that she can’t do anything and I shouldn’t contact her so late. Ok, I barely had any sleep that night, and immediately booked a hotel room nearby, and moved out the first thing in the morning (kids were sleeping in the other room and it was better, and they survived anyways). After moving out, I comminuted the situation with the host again, and she refused to refund us the rest and said we should have worked with her instead of moving out directly. And she left nasty and untrue review of me, on the app, where instead I didn’t say any bad word about her of putting us in a inhabitable space. I understand things happened, but the customer service made me so angry that I will never use Airbnb again. !!!

I have found cities determine whether I use Airbnb or not San Juan Puerto Rico is great for hotels cuz I can negotiate a cheaper price than Airbnb I found Merida Mexico is great for Airbnb because I can stay there longer for far less than what I could in the United States the accommodations in Merida are fantastic accommodations in Puerto Rico are horrible as far as what you want the guests to use or not use don't leave it in the first place if you don't want it touched

But Vegas isn't an "airbnb" city. It's the only time I prefer a hotel, you've got the food, casino, etc etc etc.... Other cities are different, you can't compare them to Vegas

Great video! IDK if you’ll read this, but I’ve been skipping every video of yours that KZfaq has put on my feed - all of the headlines I’ve seen for the last 6 or 9 months have been doom and gloom, including this one. Hotels have always been better! Who wants to stay in someone else's home? I have never understood the whole AirBNB thing, it is so unappealing in so many ways. Hotels have much better service, better locations, and access to food and beverage onsite. I don't get it.

You don’t get it because you never stayed in an awesome Airbnb. Mine is wayyyyy more comfortable than a hotel. More practical amenities that people use daily. Better in almost every way Also, it’s not just staying in someone else’s home. You are staying in a purposed vacation rental. Yes I own the home just as Mr Hilton owns his hotels. But I don’t live there. It’s a vacation rental

I'm hoping there will be a housing crisis so I can buy cheaply when I sell a few houses in 2024. As a backup plan, I've been thinking about purchasing stocks.
