Congratulations. Originally from Malta, live in Canada for the last 54 years. Now retired came for vacation in 2018, bought a flat semi finished, took possession in 2019. Builder finished everything, turn key. Then Covid hit. So retirement plans on hold. Will be watching to see if what we did was right or wrong.

Hello from Gozo and well done on your purchase! Regarding your comment that a local needs to be present during the notary sessions I would take it a step further. Even if you are local, for your first purchase, please take someone who understands the process to guide you. If it is on plan, discuss with the notary the possibility to add a fine if deadlines are not met (shell, common parts, finishes, etc). Make sure that it is written in the contract that an architect needs to verify the premises when they are ready, to confirm they are also up to standard! If you are lost, go find a notary of your own to discuss the contracts before you sign them.

Alex, the 5 years of live and work on the island is not true. I applied for a loan when I was living and working here 2 years. And 4 out of the 5 banks where willing to lend me. They just ask the last year of statements of the bank account you get paid your salary in.
