Thanks for the honesty. I have several things I am concerned about 55+. Worried about lack of maintenance and age of facilities and amenities (no upkeep) yet HOA price keeps increasing. Concerned about HOA poor budgeting and going out of business. Resales are limited to a specific population. I really dont want to live with a bunch of "Karens". Also what about AirBnBs in the communities? Amenities over-populated and can't use because too many people utilize. Cost of HOA in addition to mortgage and CCD payments become cost prohibitive. Cant get a lifestyle vacation because it is always overbooked. I am sure others who watch have additional concerns. Thanks for putting this together because it gave a quick analysis of the bigger picture. Sometimes I get lost in the weeds and cant figure out what neighborhood is what.

One thing you need to know is how much cash on hand does the HOA have debt. If the HOA that has debt, you need to know what was it for. My HOA pays cash for everything, has no debt, and has 13 Million in the bank. Our HOA is run organically which means we have no management company running the day to day operations. All the people that work in administration, IT, roads and grounds are employees of the HOA which we have over 100. We do contract out the gate and the club restaurant. Good luck in you search.

When I was 58, I moved into a 55+ community in So. Cal. I did it because homes were less expensive and I thought I'd like the gym. I quickly found out that the average age was 70+ and the gym was a place to sit on the equipment and complain about your health problems. I couldn't stand living there. Moved after 2 1/2 years.

Actually after spending two years looking for a 55+ in Florida, we ended up loving Nocatee, just South of Jacksonville. Jacksonville is a real cultural city, beautiful Museums like the Cummer Art and Gardens, Amazing beaches, much more Green and Sub - Tropical than central Florida. Beaches are just to far in central Florida. No traffic, great Shopping, and amazing people. We love your You tubes.. still watch all of them! Please do more St. Johns and Nassau Co. Florida. The last Fernandina Beach You tube you did was not very informative on Amelia Island.

3:26 …looking for the same thing for a younger set?…check out Middleton by The Villages for a fun family neighborhood with a real community feel. Golf cart access to all of The Villages and its own downtown as well!

55+ communities were actually ruled unconstitutional in a landmark case a few yeas ago. Today the community rules are really guidelines with no powers to enforce. i.e. if a family of noisy kids moves in, they find another way to get your out. Which is fairly easy. A good comparison is the land owner that puts a No Tresspassing sign on the public roads to his land.... Can he do that legally, no. Does anyone in law enforcement care? No.
