California is having a massive housing crisis. The leading issue is (surprise) that they don't have enough houses for their rapidly growing population. The leading cause of that is because it's too damn expensive to build there. Between the many myriad state and local regulations, permits, fees, graft, and red tape, any developers able to pull off new housing pass those costs on to would-be renters and buyers.

My friend once had a 2000 sqft house in Florida for a $1200 mortgage, but needed to move to California for a job. He ended up getting a studio apartment for $3000 a month in California! So sad

One year later, and the median house price in California reached about $900,000. Karen Bass won against Rick Caruso for mayor of Los Angeles, but neither candidate believes in upzoning. Both candidates said that single family neighborhoods should remain off limits for greater density housing in Los Angeles. Release the mole people. Los Angeles deserves it.

I would not doubt that CA was the first state to implement segregation by building codes. CA has always been a "progressive" state, even in the early 1900s. Oh, the state government will deny this, then spin it that they are the most "inclusive," most caring state in the union. They will go on to show you all the state progarms to "help" the low or no income groups. The reason for the homeless in CA is well defined by you video Andrew. Thank you for the time and effort. I have to admit that California has perfected virtue signaling to the ultimate level. A complete beacon of virtue for the United States that for some reason just can't build housing decade after decade after decade. But hey, at least they can implement restrictions on straws and ketchup packets. The world is saved.

If you live in the largest city, NYC, you are plagued by an inefficient public transportation system, where unless you are a high earner, you have to live so far out that it takes around an hour to get to work each day, counting the usual delays, even though you are only travelling maybe 10 miles. Compound that with real estate prices in the city are being driven up, particularly in the middle of the city, due to worldwide investors keeping properties empty and purchasing only for investment purposes, driving people further out of the city. Then the city puts in more high rise apartments, whose residents are dependent on the already crippled public transportation system, which has no room for growth, with subways being packed full during rush hour as it is.

Yeah, here in Europe it's quite similar. Because of the money printing investors are looking at anything scarce such as real estate. They can easily 'buy' this because of the low interest rates but this also creates insane bubbles. Of course they'll do anything to keep this bubble from bursting, screwing much of the middle class in the proces.

I thought the NYC subway despite horrible upkeep, is actually pretty useful and effective for a lot of people. It's certainly better than most of North America. If the trains are too crowded, make service more frequent. That is a lot easier to do and solves the problem, unlike adding a lane to a freeway.

Knightmessenger: I cannot reply directly to you, because YT censorship has gotten so bad that replies to replies to my own comments do not show up. Hopefully, you can see this reply, because I cannot even see your comment outside of this account. The NYC subway has reached the point of diminishing return. I've left the area because it is uninhabitable, but with increasing the rate of subways, what you ended up with, and I saw, was during peak periods, the next train would show up in 20 minutes, and then immediately afterwards, one or two more trains would show up as the trains would stack up. I would use this to my advantage using Google maps reporting, as the last train would have seats available and all the rest before would be sardine cans. I may be a couple minutes later. but at least I got a seat and some breathing room. Of course, often Google would be wrong and the next train didn't come until another 20 minutes later.

@gregthebaritone still sounds better than LA freeway traffic. My point is, despite all the problems with the NYC subway and lack of care, a subway is still a really good thing to have. Perhaps NY would benefit if the lines went further or more high density housing was allowed to be built further away from Manhatten. I don't know much about NYC issues but generally, allowing more housing to be built in a given area can slow rent from increasing.

Accessory Dwelling Units get a lot of leeway in Los Angeles and California in general (I just have personal experience in LA) But there are always hoops people have to jump through Idk I go back and forth on the regulation of what people can build on their own property

If you want to bring down the cost of houses, make it that single-detached dwelling, and Condo's must lived in, by the property owner and not rental properties, or investment property.

This is going on all over the Western world to some degree. My take is that due to low interest rates and high liquidity housing markets have turned into huge bubbles. Thus, demand has to remain higher than supply or the bubble will burst.

A gross oversimplification. You can't make livable city simply by eliminating zoning. You don't have zoning, you get Houston. Houston doesn't have zoning, but it looks pretty much like everywhere else in the US anyway. If you have an existing neighborhood of single family homes and you pop a 10 unit apartment building with no on-site parking (parking space requirements are as big as or a bigger limited on multifamily construction than zoning. Even if the zoning otherwise allows for a duplex or tri-plex they are likely rendered impossible by the requirement that the property have 2 or 3 parking spaces per unit) onto a lot everyone in the neighborhood will be miserable. Most US residential neighborhoods with single family zoning have streets platted much narrower than in a typical city. They don't easily accommodate even one-side of the street parking. Sewer and water systems are designed with the capacity to support current single family platting. You also are going to create massive traffic problems because if you are redeveloping existing neighborhoods there probably is no room to build new roads. You are going to overload all the supporting infrastructure. To fix what is broken you need to start the game over. You need to redevelop large tracts so you can put the proper infrastructure in place to support the number of people you want to live there. Simply lifting the zoning restrictions is not an answer.

I agree but there are some exceptions such as duplex style they could alow and could work. And some sections that could easily add apartments because it's on the edge of a neighborhood close to main sewer lines

People should look to housing in places like Philadelphia and other larger cities town houses really help with urban sprawl I'm not for attached fire issues and all but small distances between them built upwards. England is a great example for attached housing quality housing with limited space

Wait, why are houses there so big? People have too much stuff, or too much empty space, or maybe there's too many people. My house is 900 square feet for 4 people. That's a house, not an apartment. A generation ago a family of ten would occupy such a house. How about subdividing lots, building smaller homes? Yeah it's still single family zoning. And, not that government deserves more, but that equals more property tax payers versus square footage. Here in the People's Republic of Chicago we know about property taxes. 900 square feet will cost you $5000 each year.

Even so, that is far less geometrically efficient than apartment buildings or even duplexes. 2 separate buildings on a lot need space in between them whereas a duplex can fill that with more house. And an apartment complex could fit 10 units in the space of 1 current lot through the magic of the 3rd dimension. But you are right that smaller houses are better than nothing.

Over the past 50 years, land price has grown faster than base inflation, while construction costs have been slower. The result is smaller lots with bigger houses.

Just think, all it took to reduce Californias population was draconian mandates and a bad economy. Unfortunately housing is still unaffordable. No worries, as a Californian living outside of LA county, I anticipate my lil plot of dirt to make me a small fortune when I retire, if I can before the state taxes me to death

Nobody is arguing for forcing people to live in apartments. Just that alternatives to single family homes shouldn't be illegal. Say there's a plot of vacant land. Should the government tell a developer that he cant build a duplex/condo/apartment there or should the developer be able to decide based on supply and demand, and potential buyer preference? Even if upzoning was passed everywhere, a developer could still build a single family home if that was thought to be the best opportunity. They just wouldn't have to.

Am I the only one to see the massive irony of zoning in a leftist paradise being a major cause of pollution? Building out needs more roads and other infrastructure to support it. Building out means a longer and more congested commute to and from work. Building out maximizes the human footprint on the land. Building out maximizes structural vulnerability to wildfires. Building up mostly utilizes existing roads and infrastructure. Building up enables people to live closer to work, reducing commute distance and time. Building up leaves more land in its natural state. Building up reduces wildfire vulnerability.
