বিয়েতে খরচ এর ব্যাপার নিয়ে একটা podcast করা উচিত, গোল্ড এর দাম বাড়ছে, মানুষ সামর্থ্য এর বাইরে গিয়ে লোক দেখিয়ে প্রচুর খরচ করে বিয়ে করছে। এই ব্যাপারে সুন্দর একটা আলোচনা আশা রাখি।

It's better for Middle class family to buy a decent apartment where they can pay the mortgage amount instead of paying rent .btw later on it will be there own property....everyone can't afford to buy land and build their own house..or invest in any kind of business..there is no good reason for paying rent for a long time..paying rent is also a liability..until death u have liabilities in our shoulders moreover even after death ...I think sir u should think it other way

Buying/ renting depends on the ability of a person. Taking huge loan isn’t a good idea, because life circumstances can be unpredictable. Better not to take financial decision by getting influenced by others. Everyone’s situation is different.

আমিও সব সময় মনে করি জমি কেনা বেশি লাভজনক। ফ্ল্যাটের চেয়ে জমিতে ইনভেস্টমেন্ট বুদ্ধিমত্তার কাজ।

জমি কিনে ওরকম ফকিন্নি বাড়ি করে কেউ থাকতে চায় না আজকাল শিক্ষিত ভালো জব করা মানুষ। সবাই ফ্ল্যাটের সুযোগ সুবিধা, সিকিউরিটি, লিফট, শক্ত ভিত সহ বহুতল বিল্ডিং এ থাকতে চায়।

আমার বাবা টাঙ্গাইল শহরের 2 ডেসিমাল জমি কিনছিলেন 20 হাজার টাকায় 20-22 বছর আগে, এখন সেটার দাম 12 লাখ এর মত। জাস্ট ইমাজিন

As long as it has resale value, and good return regarding your cost and rational financial management then apartment is an asset. But first of all you have to aware of your position.

Land buying is not that easy here. Fraudulent activity is very common when you try to secure a piece of land. On the other hand, if bought from a trusted real estate, you can make a very viable asset and it can be one of the most secure investments that a middle-class family could make rather than investing it in a corrupt stock market or something. People make money and a big chunk of it has to be paid for rent. Not only can you be freed from that burden, but you could also make a substantial amount of extra rental income if you own an apartment in the popular areas of Dhaka.

I bought a flat of 2000 square feet in the prime location of Dhanmondi, Dhaka 20 years ago for Tk 40,00,000 out of which Tk 30,00,000 was given as a loan, the current market rate (old) is Tk 3 crore even today. The current rent of which is Rs. 50 thousand. Did I make a mistake?

if you bought a land and take e loan for 5th floor building than after 20 years your loan has been paid and You're the loan free life and a land owner with 5th floor building,

If you've a good job/business as well as you've enough cash money (own or from parents) to buy asset, split it into 2-3 parts 💰 Then :- 1. Spend 40% to buy an apartment to live with your family. 2. Save 20% for any kind of emergency in an "established+renowned" bank. 3. Invest 40% : 2 choices according to your financial situation - either you can buy another apartment to get the rent money immediately ; Or (best choice) you can buy a proper "registered+legal" land of RAJUK/City/Town/Suburb after checking carefully for future sell/building. (N. B. Kindly never take a huge or even medium amount of loan 🚫 Small amount of loan that you can pay the debt within few years is ok 👍🏽)

আপনাদের কথা,কাজ অত্যন্ত প্রশংসাযোগ্য নিঃসেন্দহে। কিন্তু আপনাদের ligespring এ যতবারই দেখানো হয় প্রতিবারই 3000 করে টাকা লাগছে (ড. আয়েশা পারভীন) । একজন মধ্যবিত্ত পরিবারের পক্ষে এত টাকা দেয়াটা কষ্টকর। টাকার অভাবে দেখা যাবে সেবা নিতে পারছিনা। এদিকটায় একটু লক্ষ্য রাখবেন দয়া করে।

I'm agree with yahyia sir! নিজের বাসা কিভাবে আবেগ হতে পারে, যদি আমাদের reality te carrier er জন্য always shifting এর উপর থাকতে হয়, চাই বা না-ই চাই! আমাদের দাদারাও এই emotion e ভুল করেছিলেন, বলতেন শহরে জমি কিনে হবেটা কি! যেখানে গ্রামে আমার বিঘা বিঘা জমি, সবাই isolated happiness সারাজীবন পাব বিশ্বাস এ থাকত এবং এখনো!

ধানমন্ডিতে ৫ কোটি টাকার ফ্ল্যাট ভাড়া ৬০ হাজার টাকা, বিষয়টি কি বাস্তব সম্মত? কোন এলাকায় কত sft ফ্ল্যাট কত দাম সে বিষয়ে সুস্পষ্ট ধারণা নিয়ে আলোচনা করা যৌক্তিক নয় কি?

আপনার ধারণা নেই। আমি যে বাসায় থাকি ওটার ভাড়া ৫০ হাজার। আর ফ্ল্যাটের প্রাইস সাড়ে তিন কোটি টাকা। সাথে অবশ্য সার্ভিস চার্জ ১১ হাজার আছে। সেটা অবশ্য মালিক থাকলে তাকেও দিতে হবে। পাচঁ কোটি টাকার ফ্ল্যাটের শুধু ভাড়া ৬০-৭০ হাজার এর বেশী না। এর চেয়ে বেশি ভাড়া হলে ভাড়াটে পাওয়াই যায়না।

@@samiulislam1791 এটা চার বছর আগের ভিডিও। আমার এখনকার ফ্ল্যাট দেখার আমন্ত্রণ রইলো। বাসা -৪০ ,রোড -৯/এ ,ধানমন্ডি। এসে দেখলে বুঝবেন আপনার লেভেল আর আমার লেভেল। কবে আসছেন? বুধবার সকালে ফ্রী আছি। এক কাপ চায়ের দাওয়াত রইলো। সাড়ে তিন কোটি টাকার ফ্ল্যাট দেখতে পাবেন। আইসেন ভাই। আন্তরিক দাওয়াত এই ভাইয়ের পক্ষ থেকে
