Arca South is Rising the next Bgc in Taguig
Arca South is a 74-hectare masterplanned development owned by Ayala Land, Inc. located at East Service Road, Barangay Western Bicutan, Taguig.
With the decline of FTI, there have been several attempts over multiple Philippines presidential administrations to sell off part of the property, including a public auction in 2009, but they all failed.
In November 2012, the Philippine government announced the sale of the 74 hectares of the 120-hectare property to Ayala Land, Inc. for 24.3 billion Philippine pesos.Ayala plans to turn the property into a mixed-use development. Proceeds from the sale are pledged to the programs of the Department of Agriculture and the Department of Agrarian Reform. The remaining 46 hectares remains in FTI.
In 2013, Ayala Land renamed their property into Arca South.Current construction of the mall is estimated to be completed by 2023.
Arca South is now ongoing developments which will have luxury residential condominiums, office towers,a hospital, supermarket,hotel and shopping mall
San Miguel Corporation (SMC) and Ayala Land (ALI) have inked an agreement to connect Arca South to the Skyway system via the upcoming Skyway Stage 4 project.
The Taguig Integrated Terminal Exchange a transport hub is delayed years after it was approved will also be built inside arca south.
Also called the South East Metro Manila Expressway (SEMME), this new 32.66km road network will connect the current skyway system all the way to Batasan Complex in Quezon City. It will include on- and off-ramps in Arca South, with other interchanges to be located at Ortigas Avenue Extension, Marcos Highway, and the Tumana Bridge.

Sana magkaroon na bukod na toll exit patungong ARCA Blvd para mabilis makarating diyan, iwas sa heavy traffic kung kailangan pang dumaan ng C-5 o EDSA.

Civil Aviation Authority of the Philippines requires that no buildings within a five mile radius of NAIA can be built above 150 feet. If this safety standard is violated, the US FAA will downgrade NAIA's safety rating. An FAA downgrade to an airport's aviation safety rating prevents carriers from adding new U.S. flights and limits the ability of airlines to carry out marketing agreements with the US. In any case, Arca South is within a 5 mile radius of the nearest NAIA runway (approx. 4.7 km) and 150 feet is more or less a 15 story building. Less floors means low occupancy. More open spaces with low-density development is highly valued in the real estate world. This is why units in Arca South are extremely expensive and not for the faint of heart.

If there is HEIGHT LIMIT of the buildings in an area, the place becomes BORING. It doesn't produce a "shock" effect. 😊 I hope the government didn't impose a height limit in this area.

@@litovillanueva2955 was there a real study made? I don't think 200-300 meter buildings can block airplanes unless they are in their flight path. Also, nobody would live there if the planes are just 400 meters flying above it. I'm sure that's not the case so if the height limit was based on that premise then it's plain stu pidity.

safety for both side rin naman yan, kaya nga mas malawak ang space nila dahil limitado lang ang height na pwede nila i patayo. kung wala naman height limit sa mga lugar na yan matagal ng may skycraper jan dahil pabor ito sa owner itself at sa government na rin
