They are amazing I already bought two new construction homes from Morris Invest and they have been great. Tenants stay longer because it feels more like their home and you don’t have much cost with repairing things since the house is new.

I looked at some new construction turnkey opportunities which really intrigued me but noticed that the small cashflow was based on historically low interest rates. I've been doing a lot of # crunching in the last few weeks and see that rising interest rates are killing many deals. Coach Carson I really appreciate how you think outside of the box on creating opportunities. I would be very interested in you covering some strategies on how to adjust to the new higher interest rates on investment properties. Thanks

The cost to borrow money is expensive right now. Any owner builder who can do cash is king right now.

Perfect timing Coach as we are 1031ing an almost 40 year old property in Mauldin, SC and looking at new construction in a rapidly growing area a few more exits up 85. As you know, with the restricted timeline we have to identify and close on the replacement somewhat quickly. Will definitely look to use your strategy on the next one, especially with the lot. Thanks again.

The Norris Group has been doing this for three years. Personally, I have to say that I love owning new rentals. I have diversified and upgraded all my rentals for the most part in the last four years. I’ve gone to a more landlord friendly state as well. Building at this current moment in time is very difficult. Our built times, because of the pandemic, has doubled if not tripled. Luckily we landed on a really good builder but it has been stressful, especially when trying to accomplish very complex 1031 exchanges. Getting rid of my terrible rentals (old, rough areas, tough tenants) in California when trading to brand new houses attracts a very different renter and the repairs are far less over the golf times. It just so happens that prices and rents skyrocketed the years that we’ve been in Florida. The land costs are just so different.

Anything Norris Group is doing is worth emulating! Thanks for sharing, Aaron. I remember you all talking about this transition to Florida a while back. Sounds like some hurdles but glad it's happening. Does the builder finance their spec and you just buy it from them after complete with 1031 funds?

Hey Coach, This is "Spidey" from one of your web classes. Can you PLEASE do an episode on a build vs. buy a rental analysis? Thanks to your instruction, I feel ready to graduate from buying multi-family duplexes to building one for rent on a lot for sell. There is a lack of supply in a great location I know yields good rental income for the type of duplexes is my motivation

Hello Coach, Where can we check if the rental property land can accommodate one more house construction? Currently I like a rental property with house size of 1270sqft and it has 0.14acrea land. If possible I would like to construct one more house on the vacant land.

What are your thoughts on this plan? I currently own a duplex on a 7 acre lot. I’ve subdivided the lot into 4 separate properties with one being the duplex. My plan is to build a single family home (self build) with cash, then cash out refinance so that the mortgage of the property is 1/2 of what the projected rental is ($1k/ month mortgage, $2k/month rental). The refinance would allow me to draw approximately $60k-$70k of equity plus the cost of materials to then go on and build on the remaining lots. The all in cost for materials and the little contractors I would need is projecting to be $130k conservatively, with the anticipated appraised value of $300k-$320k based on similar properties sold in the area. Is there anything I’m missing?
