one more consideration is, interest. Some like me loves diy and will jump at any opportunity to visit the hardware store or ikea. So that time consideration ends up being something positive instead.

i fully furnished my apartment 3b2b 1200sqft with fans, lights n 3 1hp airconds, add points, floor skirting, window railings, grills, simple kitchen carbinet, cheap furnitures electronic all for around 20+k. did it during weekends to shop for light fan mirror electrical appliances. i went to showroom and airbnb pages to get some ideas as references of design. maybe i would consider wallpaper or earth-colour paints in future.

This is similar to my dilemma. I have limited budget so I have no choice but to plan it all myself. I'll see how it goes..
