Hi Sean, thanks so much for picking up my question! After listening to your 3 on 3, happy that many are pretty aligned with mine as well. I truly agreed with you that condo living is all about convenience. It is something that I cant appreciate more after personally staying in very deep-in landed property in KL and therefore insist to get a condo property (at least for now) instead of landed. Once again thanks so much and wish you and your family in good health!

Hi Sean, great choice of property. I grew up in Sri Petaling so am fond of BJ. Just to warn you about the convenience point. I have lived in landed and highrise, in Malaysia and London. Yes, in London or maybe Mont Kiara you can take the lift down and walk to a shop. But not in Tropika I think (dont think Pavillion is that closeby to walk under a hot sun), so you still need to drive. And I am telling you it is no fun taking the lift, walking to the car, drive round and round a multi-story carpark just to get out to eat wantan mee. Sometimes lazy just eat maggi mee :-) Anyway, you will find out once you have lived in a condo for a year or two, then you can compare better

Connectivity to city is superb. Just need to keluar rumah at 6.30 la if driving, just to avoid traffic. This js before covid. For me, Wangsa Maju area is still the best location

Always liked your videos. Reputation and past project references are very important, especially in Singapore. The smaller players in SG will rather spend more time and cost explaining why it is not their fault than fixing it.

Hi neighbour! Yes, i totally agree with all ur points. For developer reputation, what i did is, i go for houzkey lo. If finished product is good, then 2nd year go for real purchase. If not so, rent for 5 years, then move on.

What do you think about the neighbouring bandar Kinrara? Do you think it can leverage on the conveniences in Bukit Jalil?

i have a same thought as you do for bukit jalil area…but im purchasing opposite the pavilion (puncak jalil) as i like landed and yet affordable for me~ aha, bukit jalil still have plenty of land to develop and will be the big catalyst to boom it up the property around bukit jalil~ tropika is quite good hence i will looking forward after its vp~hope can be your neighbourh in future~ chiao~

Actually location is relative to individual preferences as our workplace and lifestyle differs. But from investment perspective, you're absolutely right!!

I notice the land is a mixed development. Meaning electricity and water bill will be charged on commercial rate, no? Can help shed some light on this @iherng ?

Yes, this is a commercial development hence it is charged on commercial rate. But SA said for TNB, you can apply and change to residential status upon VP.

Hi Sean, I would like to know what's your opinion about segambut area? There are few development on going in Segambut area, developer claimed that this area will be boom in next decades. It locate in between Mont Kiara, Bukit Tunku, KL City and highly populated like Kepong and Sentul. As well the easy connectivity to Jalan Kuching and Duke3 highway. So called got mountain got river.. Haha.. Do you think Segambut will have potential to grow in near future? Or not possible due to Malay reserved land? Thanks

Hi Sean, I follow all your videos. I would like to know your opinion about pavilion damansara heights project. As this is a TOD project with office towers, residence tower& 1 mil.sq.ft mall . Kindly share your opinion on the project location ,if this project is good for investment & does this project have the potential to appreciate in future since currently they are selling at rm 1500 per sq.ft Thank you in advance Yusuff

Erm, not really as it's just too capital intensive. Besides HDB, it's pretty much not friendly for property investment for the private sector in my opinion. Plus the exchange rate really discourage my decision hahaha, everything divide 3 =(

Don't know man, I'm following the YT celeb to Bukit Jalil, if that's where you guide me, but one thing is seriously wrong IMO about your reasoning. The connectivity provided indeed by the 4-5 stations spread across Bukit Jalil that you mention is nowhere near Tropika /Pavillion 2. It might just work out in the end due to other factors mentioned, but from a TOD POV it's a failure with all due respect...
