In this episode, we will address a question from an audience from Penang. It revolves around Penang or Mainland, investment or own stay, long or short tenure for loan. As usual, I gave my twist on it.

My short answer to the question in title is: for investment property try to always opt for long tenure, solely because of cashflow. Better cashflow give you better opportunity to go into other investment. Better flexibility to manage investment portfolio too.. Kalau duduk sendiri, haaa, baru correct you pening with the amount of interest the bank is going to get from you for the next XX years..

Thanks for the advise on the long/short term loan. Agree on stretching it out and have low instalment. Helpful for current cashflow, and yes can settle earlier if got extra cash. It’s more controllable from consumer end.

Saw the Title and immediately thought though this must be referring my Questions haha Thank You again for sharing in deep insight, Will take into consideration your Suggestion when looking for the property My Worry is that it will be quite difficulte if to manage a rental Property in KL remotly as I am not there to manage it

Great insight, but even if I'm buying for own stay, I'd stretch out my loan tenure as well. My justification is that the mortgage rate is lower than the returns I get from ETF, equities or crypto investments so I'm better off paying less to the bank monthly and investing the excess elsewhere. Effectively, I'm using the bank's money to generate more returns for myself. But that's just my thought and not a financial advice.

My 2c. Hehe. Coz am 41 liao. Hee. Perhaps at my age is being more conservative. Its always good to have good debt. But though try to have a bit more downpayments. Too long loan 35yrs is a bit scary i feel. Maybe just me. But i reckon 20 25yrs should be fine. Been there b4. Realised its really good to have less long loan when u r my aged. Hee

is it wise to apply for fixed rate mortgage instead of floating during low OPR period like right now assuming not much different between the two rates? will fixed rate has the same flexi/semi-flexi benefit that you said in the video?

Thanks for this indepth personal discussion. I like the part when you highlighted that long term debt is good if one is able to generate income to cover the instalments. Being in debt is not bad if one is able to use it for positive investments.

Well, when you talk about property investment..generally, you would want to drag on the loan tenure as long as you can, and pay as low as you are able to (but to get a positive cash flow with the latter is really difficult to get). Since you already have a 150k inside your account, why not put then into good use? One may think, yeah its for compounding the interest...but to what extend? Would you rather let the bank to earn with your money or do it yourself(with due diligence, off course). Secondly, with inflation knocking around, the 150k will be much lower in terms of value within the next 10 years, if we are lucky la..

@@ongth601 actually that is quite debatable..its a century old question on who can get more from your bucks..which IMO, is pointless and akin to chicken and egg paradox..the most important thing is which one suits you more, that's that..but one thing you pointed out is damn straight, on liquidity, no argument there

if got 100k toto, should put FD 2.3% In 30 years, you will have $197,819.46 100k in house loan 3% for 30 years = 151,777.45 nett of over 40k

do not place in FD, apparently is like less than 2%, should invest some in stable and steady share company which make average 6-8% dividend yearly. NOnetheless, learning investment is a must la

Inflation now is running at more than 6- 8% maybe even more depending on yr consumption . Saving in FD makes no sense now - you will be in negative territory . Better to get a longer loan - Inflation in the long run will reduce yr debt .

If I am able to generate higher returns than the housing loan (~3%), why would one still want to settle the housing loan instead of generating higher return (ie. stocks, rental etc..) Essentially if my money is able to grow at a faster pace even with average return like 5-6%, I am still getting more value compared to throwing them into housing loan which is only 3%? My view is that, borrow more to earn even more.

@@ifeelhalfnaked484 10% from property is unlikely unless you're a full time expert. You have better chance in the stocks or crypto market.

why people buy car first instead of house? yolo, because its great to flash car to amoi, i dont understand these people mentality, they bought car then they ask why they are still living with parents.

If one can manage their financials, why not? And to be staying in penang, I would feel the car is required for daily commute. There's no MRT, LRT like KL

Why buy house when you can rent? House prices are not really appreciating nowadays, some even have to let off at a loss. You're better off renting and investing the down payment that you saved on other markets for some places.

easier to get a car loan. getting car loan also help young with starting their credit rating

@@RyanHong1989 that's what they said 5 years ago 🤣 Anyway, 20% return in 5 years is not sufficient to compensate the capital illiquidity for investing in property, and that's before you deduct the costs and inconvenience to transact the sales and purchase. You can get at least 6% from the US market on average per year, compound that for 5 years and you'll have 33%. Just my personal opinion, not a financial advice.
