The term ‘back to brick’ refers to stripping a property right back to just its bare brick walls. A back to brick refurbishment has two main advantages:
1. It allows you to start over and, therefore, design the property exactly how you want it.
2. It helps to eradicate any issues that may be hidden behind plasterboard i.e. damp.
We tend to find that it’s more cost-efficient to effectively rip out and start again than attempt to correct issues that have possibly been there for a long time.
We are, therefore, big advocates of a back to brick refurbishment.
𝗕𝗔𝗖𝗞𝗚𝗥𝗢𝗨𝗡𝗗 𝗧𝗢 𝗧𝗛𝗘 𝗣𝗥𝗢𝗝𝗘𝗖𝗧
This three storey four bedroom end terrace in Burslem has been empty for years. But HYPE Building is working with an experienced property investor to bring it back to life.
As you’ll see from John’s initial video, there are plenty of issues both inside and outside this property.
Years of neglect and poor workmanship have resulted in a gable end that is riddled with damp and a roof that is in on the brink of collapse. Not to mention a host of other issues elsewhere in the property.
And it’s because of the scale of the work involved that the investor is undecided whether to make this property a buy-to-let or a HMO.
The original plan was for a buy-to-let. Because it looked on the surface as though there weren’t many issues and a quick turnaround was possible. However, after delving beneath the surface, a host of major issues have been discovered.
So the fact that we’ve had to go back to brick means that the option of HMO is now available.
𝗪𝗛𝗔𝗧 𝗪𝗜𝗟𝗟 𝗧𝗛𝗜𝗦 𝗕𝗔𝗖𝗞 𝗧𝗢 𝗕𝗥𝗜𝗖𝗞 𝗥𝗘𝗙𝗨𝗥𝗕 𝗜𝗡𝗩𝗢𝗟𝗩𝗘?
The now more complex renovation will include:
🔵 Bathroom
🔵 Carpets
🔵 Central heating system
🔵 Damp proof course (DPC)
🔵 Doors, skirting boards and architraves
🔵 Fitted kitchen
🔵 Painting throughout
🔵 Rewire
🔵 Roof
🔵 Shower room
🔵 Thermal upgrade to the outside walls (in line with the new EPC regulations for 2025).

𝗗𝗢 𝗬𝗢𝗨 𝗡𝗘𝗘𝗗 𝗧𝗢 𝗚𝗢 𝗕𝗔𝗖𝗞 𝗧𝗢 𝗕𝗥𝗜𝗖𝗞?
Going back to brick is certainly more common in older properties. This particular property dates back to the 19th Century. You can, therefore, expect deterioration in brickwork and the structural integrity to be compromised.
That aside, a lot depends on the condition of your plaster and, indeed, what lies beneath.
The walls of this property are riddled with damp. And if that’s the case, it’s usually best to go back to brick so that the walls can have a proper damp course. We either inject into the wall or use damp rods to create a waterproof barrier.
There’s no point papering over the cracks, so to speak. Underlying problems will only resurface further down the line. A back to brick renovation provides allows you to assess exactly what you’re dealing with. Therefore, it provides added peace of mind.
