2024 has flipped the Real Estate industry on it's head! Here are the changes that buyers and sellers can expect to see within the next month. Buyers will no longer be able to view homes without a signed Exclusive Buyer Representation Agreement prior to any showings.

Another perspective as an experience seller and buyer is the sellers and buyer will present a contract to the realtor agents to sign based on the terms the seller and buyer want. This is the change the market needs. As a seller I would provide incentives for the agent to secure a sale based on time on market and price. As these (2) milestone pass the commission decreases or is terminiated. As a Buyer I will focus on similar, so securing a sale in a specific time frame within a specific budget. If these milestone are not met then the commission decreases or is terminated. Time for a real change to fall in line with other service industries.

Do you think a Realtor would be willing to invest their time, money, and energy under those terms? Especially in the current market? I know I would not, without additional terms for the seller, such as scheduled decreases in price, seller agreeing to certain repairs and updates, agreeing to a specific starting price, etc. There is a lot of investment that goes into listing a house for the Realtor, so that would be a bad business deal for me if I wasn't able to spell out the terms that work for me as well. You may be able to get a newer, less experienced agent to agree to something like that, but it wouldn't necessarily serve your needs. Same goes for buyers. There are just too many variables that people outside of the industry fail to understand. When lawmakers that are not versed in a field make laws, the back lash is usually not positive, because they don't understand the potential outcome. I've seen it happen far too often. But it's good to see what the general public thinks so that we can bridge the gap between the 2 worlds and come to something that DOES make sense for all parties involved. A good Realtor shouldn't be made to suffer for the bad.

@@teresapastor7077 Thanks for the reply and I agree the contract would need a bit of compromise on both parties, but today the terms are only geared to the agents. I would much prefer a "fee for services" menu as opposed to the blanket % on sales price. There is no different in selling a home worth $300k vs $500k, but the commission difference is $12k. I would love to see the justification in investments the agents make is listing and help buying a house. There are so many resource available today that nullify much of the traditional real estate services. Honestly, most buyers, not all but most, can already shop for home online, find out schools, crime, price trends. Much of the listing process can also be done self-service thanks to services like Zillow and Redfine, Please elaborate on the investment you sight. I'm not asking this in the tone of "defend" your services". I'm trying to educate myself. As a buyer for example, I only need the help securing the contract. I do not need help finding the property, understanding the property value, negotiating an offer, finding an inspector, etc. I just need reassurance that the contract is secure and I have an exit if the seller is found to be untruthful in their disclosures or the property has a substantial flaw that the seller refuses to remedy.
