finally I got this better explanation of the SPA. the loan officer is so unclear about how will I obtain it. I agree with you, always use the longer term specially if you're renting it out. Here in the US, you can get a 30yr loan fixed rate regardless of your age. Just don't look on how much the interest is because your rent is paying it anyway and not your own pocket, great video !

ThankYou! Ask lang po ako advise ex. Kumuha ako ng condo TCP nya 2.7M tapos upon turn over na bayaran mo yung 2M yung balance ko is 700k tapos nag kataon na wala na work abroad posible po na e allow po ako SMDC na maka loan sa inhouse financing nila kahit wala na ako work abroad at yung e promise mo na payment is yung payment sa rental ng unit mo sir?

Salamat Will nagkaroon ako ng idea for rentals. Nasa stage pa ako na nag start magbayad sa down payments ng 3 houses and 3 condos in Panglao, Bohol at 2 condos in Cebu. Subaybayan pa kita dahil ang isang bahay pa ang ina apply ko ngayon sa banko antagal mag approve eh. Btw kakapanood ko palang ng vlogs mo today nasa USA ako just subscribed. Keep it up. Nag iisip din ako mag develop ng airBnb sa isang town.

Kung inipun mo lang ang sobra 23K from rent na 50k at ibabayad lahat after 5years. Why not ibayad mo na lang buo na 50k monthly. In 5 years meron ka ng nabayaran na 3M. Bababa pa ang interes at magkano na lang ang remaining balance mo? 800K pwede mo ng ipay off. Kesa inipon mo yung 23K na sobra you come up only 1.3M after 5years, malaki pa ang aabunuhan mo kung gusto mo ipayoff.

Naku, iyan ang mga kasalukuyan kong ginagawa...mga requirements ng BDO for my SMDC Air Residences unit with turn-over this July...magpapa-notarize/consularize na ko sa June 18. Magbabayad nga ako ng mahigit 108k pesos for BDO bank fees...Salamat sa mga vlogs mo.

Ito ang hindrance sa aking pangarap kahit gustong gusto kong magka roon ng Condo unit. Dahil sa asawa kong may kabit na kinakasama na sa bahay ko Sir need ba talaga ng cooperation ng asawa khit sumakabilang bahay na.? Grabe sagabal sa aking pangarap. Yan yung sana ay mabago sa mga requirements lalo sa kagaya kong OFW na gusto talagang ianagat ang sariling buhay kahit nag iisa .

Grabe, when I was presented with the opportunity to buy my sibling's condo this year at a really good rate (presell price pa nung 2016-2017 sa Ortigas) lol na excite ako. Kaso the more I researched and looked at how big of a commitment it is talaga, nakakatakot - para bang I don't feel ready YET. :(

Ganda mejo malalim natong natutunan ko about bank financing, kumuha kami sir ng misis ko studio type sa manila just to try investing in a condo 4 yrs to pay po ang down payment, so ang best option pala sir is kunin namin Yung 20 yrs to pay para bumaba ang monthly amortization namin, while renting it out diba po. Then sa rental kami possible kumita kahit papano habang may amortization monthly, salamat ng marami sa knowledge sir God bless.

Yes, mas ramdam mo Rental income kapag maliit lang hulog mo sa Bank. So 20’years term will do the trick.

Hi Ms Joan, right now I have 4 condo units that were being rented. Average monthly income 120K per month.. 3 of those fully paid from the bank.. 1 still under bank loan, planning to fully paid next year. But I still have 5 more condo units waiting to be turnover this year.

after the bank the Developer, normally 1 month.. then Developer will send you NOA notice of acceptance.

@@willblanza-realtytv in case po binigay na ng developer ang notice of acceptance sa buyer after ng bank financing pero wala po sa pinas ang buyer, pwede ba ang AIF na tumanggap ng NOA and turn over?

Welcome.. after ma approve sa bank loan, it take 2-3weeks before ma release ang loan to the developer. Then you need to wait 3-4weeks for schedule of condo turnover.

This is very informative. Do the same rules apply for foreigners purchasing condominiums? Are we allowed to finance though banks in the Philippines?

i have to ask because the situation is different now, rentals have gone down. and the Chinese tenants who usually occupied most of the MOA complex condos who left - they were the one who can afford that 50-55k rate. how do you handle this situation?

In this situation you have to be prepared, you need to an emergency fund.. as I always advise, apply for the longest payment term so that youll have a low monthly amortization.. And make a time frame to pay off ur loans in 5-8years time.. in my situation, I fully paid most of my loans.. Even rentals gone down, I still have a solid source of income.. P25,000 per month passive income still a lot of money.. Compare to other businesses that went bankrupt.

Ano yung bank fees? Hiwalay pa sa monthly amortisation yung bank fees? 3,800,000 x 0.25 masyado naman malaki yang bank fees na kailangan bayaran kung fees lang yan. Kung ganyan hanap ka na lang ng ibang financing.

Tanong ko Lang ano ang expenses mg isang condo unit. ELECTRICTY ,WATER, MAINTENANCE EARTHQUAKE INSURANCE, PERSONAL BELONGING LOSS INSDIE THE UNIT INSURANCE, Association fee. May nakausap na ako and ill turn down the offer Kasi the more nyang binabaaan ang monthly ko the more humahaba ang terms of payments .

Ask ko lng sir, my friend got two condo sa smdc, shore 2 at shore 3, possible b n Ma-aprubahan pareho Ng bank loan considering two loans yon, ofw po sya at currently still paying Yung equity, unang mttpos po ung shore 2 by first quarter next year. We need your advise po regarding this. Thank you. We are currently based here in Singapore.

Hi Will, you mentioned for 4m loan it's around 80-90 k salary. If you are applying for a second loan worth 4m and you have an existing loan worth 4m, does that mean you need 160-180 k salary as its x 2? Also, is it possible for your agent to be your representative? Thank you!

Not necessarily double, you can still apply for the secondo loan with your 90K salary. It is for the bank apporval again. About your first condo, you can add it as your income if its being rented. Agents cant act as AIF or Representative. Relatives will do.
