Man an old trick I was taught back about 10 years ago on disposals once you get metal bottle caps and all that other fun stuff we find is throw some ice in there and it cleans the junk out real nice like

Loved the Spanish. I haven't done AC in years. All we had was gauges. Love the digital gauge. Never had golf carts. I always had to use my own pick up or van.

In Cobb county, Georgia, we were absolutely required to use a ten-year lithium battery as code. I don’t know that all properties are the same but the ones that we were on the fire marshal would come by occasionally and inspect up to 10 apartments for smoke detector and the fire alarm system and sprinkler system. We believe that stemmed from literally hundreds of complaints From previous management and maintenance. This was in 2012 prior to my retirement.

Hey man just a heads up there was a little plastic pin you gotta pull before you can turn the smoke alarm. You can see it fall. that's why you had such a hard time with it

hey lex, relatively new tech here and ive learned so much from watching your videos so thank you for that. a tip ive learned myself that i think you’d like is whenever i got those bulbs that break off in the socket is to just put my needle nose inside the socket and open them up and spin. works like a charm

Yo Lex , love the vids. A tip for those pesky bulbs if they break off the base ... Don't use your fingers or pliers .. simply turn a suitable size screwdriver upside down and use the end of the handle to simply push and twist the base out ! Easy peasy : )

On the broken off bulb just use the new bulb to get the broken base out , screw new bulb into broken base with a little pressure comes out easy peasy ! Tech Tip ! Been doing Maintenance for 38years

@@LexVance Love watching your Vids! You are a very good Maintenance Supervisor Lex ! It's hard to find really good Maintenance help these days ! As most Managment Companies don't want to pay experienced guys what they are worth ! They want guys to basically be HVAC Techs , Plumbers , Electricians , and more and want to pay them peanuts! Then they hire people with little to no experience and they totally destroy the Property in no time by doing butcher jobs on the equipment ! Note to Property Managers ! Pay the guys with experience ! It will save you tons of money in the long term !👍🙂

We have the 10 yr smoke/CO alarms so we rarely get any beeping detectors. Not all of them make it 10 yrs, but we can send them back to the manufacturer for new ones.

Just a recommendation turn on your guages first. Sometimes you have to calibrate your pressures with hoses off.

I finally started my maintenance job an mann my boss "head maintenance of the property n more he doesn't have all the tools an stuff we need to complete the apartment an it's not like they don't have money . Everytime I bring up if it come down to it I'd go to home depot an buy something like a receptacle but my co workers goto line is "no don't buy shit the apartment have money" but yet we still wait long period of the time lol but I'm definitely learning alot

I’ve been a maintenance man for 17 years and I never go into a persons apartment without calling first and getting permission to enter. I call first on all my work orders. Saves a lot of hassle.

The submission of needing service from the tenant/owner for work is notice and permission to enter. Knocking, waiting, and entering as you announce your arrival is normal in this field of work.

@@tinaday4228 at my company we get work orders. Unless it specifically says that they’ve given them permission to enter I call first. And even if they do give permission to enter I still knock and ring the bell a few times before I go in. Just in case. I’ve walked in on people before who are sleeping on the couch even after I knocked and rang the bell. Maybe some people like to walk in on people sleeping in the need or something. But I don’t. It’s super weird.

Please post more of these longer duration multiple work order vids skid, I work at a property built in the 60s numerous apartments still have original air handler and coil, perfectly intact no leaks or refrigerant issues. That many coil leaks is compete bullshit, what a Sham company to produce such garbage.

I've notice on a few videos that the First Co coils seem to be leaking in the same area (lower right side). I wonder if the damage was caused in the field by the initial installation or during the manufacturing processes. That being said, I think the company should send a rep to at least investigate the problem.

You know that is a weak point in manufacturing. I have a specific Refrigerator I like to put in our units and the bottom handle has a weak spot. I keep extras in inventory.

Ours are: garbage disposals, toilet fill valves, a/c capacitors, dryer thermal fuses, dryer lid switches, clogged a/c condensation drains, washing machine agitator dogs.

Hey Vance I really love your videos. It helps me because I’m planning on getting into apartment maintenance. Question; when you recharge theA/C system after it’s been leaking awhile, does that last long enough before you get the new coil in to replace the leaky one. Or do you usually have to come and fill it again before the new coil comes in since it takes 6 weeks to get it. Thanks, John,

Sometimes it'll take years to get low again. Sometimes it'll take 2 weeks. It depends on the size of the hole. I just replace them no matter how long it takes to leak back out. Thank you so much for watching John!

Leaks must be repaired such that the leak rate is brought below the applicable leak rate. Owners/operators must perform and document both an initial and follow-up verification test of leak repairs for appliances that exceed the applicable leak rate. Could be fined for doing what he is doing, videoing it might not be a good idea just saying. Especially when he first hooked up his gauges and it was that low.

I moved into a place electric inc. and the lord was bitching about the power bill. He had a house full of those incandescent bulbs like 60 watts a peice. Plus his 89 inch tv didn’t help but the the bulbs were the culprit

When you are in maintenance, who pays for your expensive major HVAC equipment like vacuum and recovery machines, leak detectors, high end digital gauges, etc. Does it depend on which company you work for?

Yeah, I agree their should be a recall on those coils. Are the coils still under warranty? I have the wall mounted Goodman air handlers and there coils leak alot also. The crazy part is the replacement coil is made the way

@@craigcrawford9702 Lol yea I got the same Goodman air handlers. They all blow out where the copper meets aluminum and can’t be welded. I’ve probably replaced 20 over the past 4yrs. Chadwell was selling the whole unit for $400. I think they went up to $525 last year.

I have Goodman and it doesn’t show subcool detail on the side of the condenser . I saw your video and you state it has to be 12 for subcool. Are all Goodman target subcool 12. Thx

No, some will tell you what it should be in the name plate. Usually 12 to 15.

Hey lance! Notice you working on an air conditioner in this video. Currently doing maintnece and they want me to work on hvac equipment. I have my epa universal to buy refrigerants but in terms of parts I can’t get into supply houses for same day fixes for let’s say a compressor. What do you guys do to get around this?

10:11 did you have to get your refrigerant license before working on these hvac units? have been in the maintenance field for couple of years, have never once worked on these as we would always contract them out. Want to make myself more valuable $ at the end of the day

Correct me if I'm wrong, but in ac equipment that uses 410a as refrigerant aren't you supposed to change the whole refrigerant charge if there is a leak and the actual charge is less than 60%?

Yes, that's wise. 410a prices are crazy now so doing that for 100+ leaking coils is not feasible. Also, since I'm not able to do that since there's a refrigerant leak I have to gas and go to keep them cool. The new refrigerant is going to just leak back out until a new coil shows up. We don't keep coils on standby. Thank you so much for watching Art!

@@LexVance time to upgrade to coils that come full of nitrogen before you intall them to make sure there is no leaking coils. A few years back We had the same problem with leaking coils and we began purchasing coils charged with nitrogen it solved the problem 99% of the time.
