Hi. I’m Sean Keenon with the Legends Realty Group and in this video we are going to talk about Braselton, GA.
As I’ve mentioned in several of my other videos, we currently live in Buford, but I would say that Braselton will be one of the top 2 or 3 cities we will be considering when it’s time for us to move.
Downtown Braselton is actually right next to downtown Hoschton. I will say Braselton seems to have the better part of the downtown feel, with a little shopping and restaurants like Local Station and Braselton Brewery.
That said, Braselton is probably best known for Chateau Elan and the area around it. Chateau Elan is a winery, resort and golf destination as well as a large gated community with a guard gate. Around Chateau Elan is a great area for some shopping and entertainment, as well as quick access to hospitals, for those who need to live close by. I will be doing a video about Chateau Elan in the near future, so keep an eye out for that for more details.
The area around Chateau Elan is built to be a golf cart community. This means they built it with extra large sidewalks for golf carts to drive on and have created a little hub for you to drive right down and get a bite to eat without needing your regular vehicle.
Braselton also offers a free trolly to take you around the city.
Braselton actually spans across Barrow, Gwinnett, Hall and Jackson counties. This makes it hard to give property tax rates. It’s safe to estimate 1% to 1.3% for property taxes.
For schools, you will get a bit of mixture because of the different counties. The top rated high school cluster for Braselton is Mill Creek High School, which has an 8 out of 10 rating on greatschools.org vs the 5 and 6 the other high schools have.
As for home prices, the average home price as of this video is about $430,880. This can be misleading as Chateau Elan will have a much higher average price, leaving the surrounding area a bit lower overall.
Braselton does have a bit of room for growth in the northern part, but please be warned that off of highway 53 in the northwest part of Braselton, you will find Road Atlanta. This is a raceway that has races quite often and you can hear the sound of the vehicles from a few miles away. So, if you are buying in the Braselton area, you may hear the sound of cars racing around throughout the week whenever you open your front door.
A little fun fact about Braselton is that Kim Bassinger and a group of investors bought over 1,700 acres of the town’s privately owned 2,000 acres in 1989 for $20 million with the intention of turning it into a tourist destination. However she and her partners sold it only 5 years later for $1 million because she was facing financial difficulties and needed the money.
Braselton is about an hour from the Atlanta airport and 45 minutes to Atlanta, depending on how far you are from I-85 access. You are about 35 minutes from Lake Lanier and an hour south of Lake Hartwell and the South Carolina state line.
Braselton is surrounded by nature with easy access to parks, rivers and hiking trails. So if you want the outdoors at your fingertips, or at least a short distance from your doorstep, this area might be a good option for you.
For shopping and entertainment, you are about 20 minutes away from the Mall of Georgia, which is the largest mall in the state, and 25 minutes from the Tanger Premium Outlets, in Commerce, GA, which is an outdoor outlet mall. For more common shopping, such as grocery stores, Home Depot or Walmart, expect to drive 10-15 minutes.
The city of Braselton also borders the city of Hoschton, which is another great area with a good downtown feel and a lot of growth. Check out that video here.
