Bienvenidos a San Pancho! Your video was a solid representation of what the town feels like. I've lived here with my wife for 5 years (we moved from New York City) and we've never been happier. Yes, it gets more crowded each year but that's literally every coastal town in the world. Geographically, San Pancho doesn't have as much downtown land as Sayulita or even Lo De Marcos - which makes the inevitable growth just a little slower. Weekends here are a little busier, but overall everything slows down in the summer when the rains set it. Great channel...subd

I was there a few years ago to ride at La Patrona, which is a polo club (I didn’t play polo, went for riding lessons). I loved that town and I’m glad it’s still laid back and not too crowded.

Awesome vlog. Gracias. San Pancho is now on my radar. But for Winter since I hate hot weather. I assume Winter is the expensive season.

Winter is definitely the high season there, but you could try to go in November before Thanksgiving-just keep an eye on the rain!! Really, it wasn’t all too hot at the end of April either!

My favorite type of margarita is the margarita-y type. Also, can Taylor pick out the Airbnbs for MY next trip, that place looks AMAZING!!

I remember San Pancho in the 1970's when I was the only Gringo there and the only people on the beach were some children gathering purple flowers from a lagoon along part of the beach. Where you turned in off the highway was a huge upside down conical shaped woven wood or palm structure for storing corn. In later years we stayed north of town at a house by Costa Azul Hotel which had an awesome swim up bar complete with local movie stars drizzling lime juice into shots of Cazadores Tequila Blanco and hundreds of crabs swimming around beneath our feet at the swim up bar.

Great video. Last time we were there was 18 years ago. I remember telling my wife that I loved it and had a feeling it would be popular there. We will be there soon and will see the changes for ourselves . ❤

San Pancho any day... been to both and Sayulita is way to ... party time... Some people may like that atmosphere, but all in all San Pancho gives you a good time and lets you keep your sanity at the same time :)

I definitely prefer San Pancho! Although Sayulita can be fun for a night out or a party beach day 🥳

I love San Pancho. I spent a week there last summer 2023 as a solo female traveler, and am returning this summer. Highly recommend the Palmar Tropical hotel.

You are correct, San Pancho is Sayulita 10 years ago. Lo de Marcos another 15 minutes north is Sayulita 20 years ago. Much more affordable and safer swimming than San Pancho with empty beaches. Your day in San Pancho filming the waves was a rare moment of calm, as it’s usually very big waves that crash on the beach. LDM is likely to grow faster with the new freeway from Bucerias and the only exit off freeway just 2-3 miles of Lo de Marcos. The freeway currently bypasses Sayulita and San Pancho, but that May change in the future.

Hi… is it easy to taken an Uber there and an Uber back to Puerto Vallarta? I’ve heard that because of different regions the taxis can only drop you there but you have to get a different taxi back.

I was there maybe 35 years ago and none of that development was there. Needless to say it was pretty nice but I could see it had been discovered and the big developer money was moving in

I like San Pancho and even looked at buying a place there but the water is not good for kids swimming - it gets deep really fast & there are undercurrents. And yes I stayed in Sayulita 10 yrs ago (in 2 different areas) and there were maybe 3 umbrellas on the beach. It was so nice. Then the secret got out. I've been back a few times for the day & way too many people and of course food and lodgings have gone up substantially. I'm surprised no one has drowned yet in the water.

You are correct; the water in Playa San Pancho can have a strong undertow. The surfers typically are at the south end, and some paddle boarding is north/south end. But, if you want calm waters, San Pancho is not the best choice.

Hi Alex, I live in California and would love to consider Mexico as a place to retire but I am terrified of the cartel activity and random violence. I should also say that I won’t ever travel to San Francisco or Los Angeles anymore either. Have you posted any videos that discuss these concerns for foreigners looking to retire in Mexico?

Yes, I still pay Michigan state income taxes. Temporary residents don't pay income tax on money earned outside of Mexico.

Hi, random violence can happen anywhere, and being that you live in California (I do as well, as well as own in San Pancho), you are aware of the mass shootings that can take place, randomly, anywhere it seems. Yes, there is cartel in Mexico and yes, it's a concern, but do not let it be a deterrent to a visit, and eventual consideration to move there. There are many Americans and Canadians who live in Mexico part time (to escape the winter in Canada). They range from someone on a strict retirement budget, on up to owning multi-million dollar homes. It's a wide range of economic situations, like you would find anywhere else. Specifically speaking about San Pancho, there is growth happening now. It's a small town, there is a one mile stretch of sandy beach bookmarked by lush rocky cliffs. There is a stunning, state of the art polo club, and a beach club - both are owned by the same people. They are both located in San Pancho. They are called Tierra Tropical and La Patrona Polo - both are on Instagram and have websites. There is growth happening in San Pancho, quite a few new condo buildings are in construction now (June 2023) and already sold out during pre-construction. There is a rumored new upscale development funded by Marriott that will be built on the former presidential home site at the south end of San Pancho. There is also another rumored development that will be private beach front villas. There is already oceanfront homes that have been there 20 years now - some are still in construction and that is called Las Olas community - gated community. Those are 3-4 million USD and upwards. All are typically staffed with 24 hour security. However, not all new construction offer a private parking space (something to ask if you are purchasing). Parking in San Pancho has become a problem, as the local authorities are cracking down on all the street parking now (June 2023 onwards). Anyway, specifically - in regards to cartels.... do NOT let that worry you. Just don't rent a car, and drive onto a 'private' road aka someone's 'private' ranch, and you will be absolutely fine. San Pancho, and all the Riviera Nayarit small beach towns are wonderful and many American and Canadian own holiday homes there. Mexico is awesome, the people are amazing, they work hard, offer great service, beautiful foods, laughs, and you will LOVE Mexico.

Sayulita has gotten way too crowded and the beach is overrun with tents...San Pancho is like Sayulita 10 years ago. We used to sit at Don Pedros and chill now they are buried behind a sea of hawkers crowding the beach.
