So now this leads me to what I’ve been saying. Oak estate has 3 beds for 35 million. The mortgage on that is about 250 to 300k. Can it be rented for that? We are blaming the owners but it’s the developers who are taking the bulk of the money. If you buy at such high price then to break even the rent price has to be in tandem with the mortgage payment

The only good thing about that price is the paved and maintained garden. Don't like the cameras....feels like I'm being watched . Would prefer it grilled. Appreciate that my environment does not require effort in being tidied and manicured on my time. Like that everything is factored into the one price. So I figure the rental cost without the added fee is 120k which is similar to a lesser appealing home in the same community . I would take it if I could afford it and if that's where I wanted to be. The landlord sounds professional and is interested in how the tenant experiences the home. That could work out to be a pleasant rental experience especially if he giving access to the tenant to review cameras. Most font do that.

The rental price isn’t as bad as people may initially think, if you have recently closed on a home at Phoenix Park priced at 14 million than your mortgage is well over $100,000. The fact the water, internet, maintenance are included and it will have AC is a good deal The price has a number of factors considered and guess what when demand outstrips supply the sky is the limit. I get your point. I was thinking it's not worth it, I figure the owner is trying to pay off the mortgage, not realizing that their mortgage will be costly...as you say possibly 100k per month. When you look at it the owner may very well be actually getting like a 50k a month for the rent.

The issue is that real estate investment in Jamaica is a bad idea . It’s too costly to buy and the developers are taking advantage of the fact that people can’t trust family to build while they are abroad . These little unimpressive houses are way overpriced. It’s laughable if you asked me because these houses do no look good at all bredda

Agreed . I was mentioning those factors to someone in the comment. Technically the true rent is 120k . You would still have to pay all the added out of pocket. What the 150k does is act as security for the owner that all bills will be paid and landscape will be maintained. Owner probably chose cameras over grills too for safety of those inside incase of fire while still monitoring whose on property. What the rent offer the tenant is administration of things that would otherwise take time to do. . I think it show the owner is considerate of how the tenant experiences his property. I would rent it if I could.

The only issue is that I LIKE PLAZAS with amenities. I like to go to coffee shops to meet friends and a place to buy pizza and patties.. That's the only thing.. Where do you go to buy a jeans and a shoes or a perfume?

JMD150 000.00 Preposterous!! How big are the bedrooms? What about the unpaved areas and dust? Where does the laundry go? Portmore, the Sunshine City in the broiling heat and sun for uncovered wash area? Talking about AC, who pays the light bill? No fence? Let's do the Maths? Is the owner's mortgage I will be paying? Everything in this house has to be miniscule. I love large furniture and furnishings also space. I have to get my Masters/PhD, may be my mind will change by then. Where do I chill after a hard day's work? That sum has to come with amenities too, can you name one?

It's not true if you is a nht comtributor and have income to pay the mortgage, you can compete with the overseas buyers and you have your 5 or 10% deposit. Contact your mortgage lender and get ur pre approved letter. Same thing overseas buyers doing in jamaica.@tamica3061

Honestly the rent is not bad for all that it comes with. The price though is for them middle class people who be getting some big paychecks. The developers are being damn greedy and so the homeowners have to have those high rents to pay their mortgages.

How much do people think it cost to pave that place or buy cameras or run plumbing in side for washing machine or to buy 2 AC or to pay the maintenance to be in a gated comunity. Or to grill it if people insist or to buy grass and pay people to maintanin and have it manicure and taken care of ...or to be watering a new lanscape project. People think its chump change to buy house and all those hidden fees and taxes ...to pay realtor fee which is added to the rental fee. the realtor is paid montly i believe. Listen when one does not own one doesnot understand. The criminals are the owners in kingston who buy their house 50 years ago for 1 pence and have made profit off that house fifty times over and still charging you your life saving while is still old and horrible looking just because it uptown. Those are the criminal. Not people buying in these times.
