The Best Real Estate Investment Advice I've Ever Received //
I've spent a lot of time and effort over the years trying to learn from experienced investors who have already succeeded in their careers, and one of the things that I've really tried to take away from these conversations is a concrete pattern within the advice of the most seasoned industry veterans that have been through multiple cycles.
It's easy to look at the results of a pre-built financial model or a nicely designed invesment memo and rely exclusively on the cash flow and return projections within these but to be successful in real estate over the long-term, using investment principles alongside financial forecasts is an extremely important part of making profitable investment decisions.
So to share some of the wisdom of a few of the most successful real estate investors that I know, in this video, let’s talk through three of the most impactful pieces of advice that I’ve received over the years, from the leaders of some of the biggest investment and development firms within the real estate industry.

I advise you to invest in stocks to balance out your real estate, Even the worst recessions offer wonderful buying opportunities in the markets if you're cautious. Volatility can also result in excellent short-term buy and sell opportunities. This is not financial advice, but buy now because cash is definitely not king right now!

True, the idea of a portfolio-coach used to sound generic, but a new study by investopedia actually found that demand for portfolio-coaches sky-rocketed by over 41.8% since the pandemic and based on firsthand encounters, I can say for certain their skillsets are topnotch, I've raised over $900k from an initially stagnant reserve of $250K all within 14months.

@@martingiavarini Big Credits to “Catherine Morrison Evans” she has a web presence, so you can simply search for, there are some others but it might be difficult to get them, but Catherine has been a good guide through the year.

I agree with the first point, I rather take the profits and pay the capital gains then to overpay with a 1031 exchange.. Love your work Justin. Been apart of the academy for a few months now, love it. You're the best teacher and you're great at explaining topics that the industry loves to overcomplicate !!!

@breakintocre - What of your courses do you suggest I take first when I register into the Academy? I have invested an an LP about 6 years but not really did the proper deal analysis you teach. I have been lucky with the rising tide. I want to do CRE more seriously, but only invest in my own portfolio and not work for a brokerage. Any suggestions on what track to take will be welcomed.

An obvious way to invest for a recession is to buy stocks in businesses that are likely to have steady demand even in a recession. Typically, these are major consumer goods, utilities and healthcare companies. Of course, this kind of decision is not for the average person to make and a financial advisor is highly recommended.

You're right! These factors certainly play a role when I'm considering whether or not I should buy a stock, but I never buy a stock based purely on these factors. I always seek the advice of my financial advisor, who has helped me earn over $300,000 in a diversified portfolio that has experienced exponential growth.

Excellent advice, Justin! An experienced shopping center owner once said that he doesn't use IRR or even 10-year hold cash flow forecasts. He buys based on cap rates, yields on costs and fundamentals. He says is impossible to predict the future of a property. What do you think about that? Is making projections really useful?

Thanks for sharing this! In my experience, cash flow projections are very useful in the investment decision-making process and virtually always necessary to raise capital. However, I do think yield on cost and overall fundamentals are extremely important pieces of the overall puzzle to look at, and cash flow/IRR/equity multiple projections don't tell the entire story. Thanks again for posting this!
