Sir your videos are very informative. Just wanted to share that I bought a 3 bhk 200 gaj HUDA builder floor in 2021 during covid for 78 lacs. Now it's giving me 41 thousand rent which is a rental yield of more than 5%. Also dealers running after me to sell it for 1.2 crore now. I guess I was lucky and the timing was right:)

I think builder floor in a fully gated society is also a good option. You also have a choice of changing the layout of the floor as per your choice and convenience. In today's covid times common lifts and common areas of society have also become virus prone spaces. Too much of rules and sometimes inefficient and biased management of the high rise apartments also is a pain. Moreover fear of height and lack of privacy with more than one flat per floor also is a disadvantage. Your views sir.

builder floor lena hai to separate entry with rooftop(chatt k mazze alag hai) and lift agar itna paisa hai and 5-10k maintenance(lift+building guard) de sakte ho tabhi lo, verna high rise society hi better hai.

Sir your concerns are absolutely correct but in delhi old cghs flats are overpriced and their rwa mostly are incompetent therefore builder floors are costly and have better environment . Very few luxury flat options for people in north west delhi and they cant settle in gurgaon as mostly are businessman operating in industrial areas like narela bawana wazirpur , mangolpuri . What to do ?

I live in Sushant Lok 1 and I can confirm every word you say. Builder floors keep coming up and you feel like sitting on iceberg with sun on your head. And I am told that more than half Sushant Lok still needs to be constructed. Thanks for sharing such valuable information.

Problems with high rise 1. Maintenance mein lagte 2000 h, but builder will charge you 6000 2. In the name of power backup people living in high rise are looted with electricity charges 2 to 4 times higher than normal 3. Residents have to pay maintenance even if builder does not maintain the society properly. Ek din apne hi ghar mein kirayedar ho jaoge

One point is missing ... appreciation in flat is actually the appreciation of share of land you hold in it ...which is far more lesser in case of flat as the no. Of owners are more in multi storey building. ... And share of land in case of builder floor is more.
