Today’s video is on my FAVORITE side of real estate the new construction process. Why buy some run down old property when you can build your own. When done right I feel new construction is one of the most profitable processes in real estate. ENJOY!

Nice I’m an inspiring real estate dude! l recently just bought a course to get ready for my real estate license exam. I’ve never seen something like this before where the building progress is shown especially with a duplex! I've flipped 2 homes and have purchased and quad apartment building (which I still have) and want to so desperately transition over to Real Estate Development. My question(s) are: What are the steps to acquiring the land 1st, in order to start the process of building. Where do you get your architect plans from for your duplex? Wow! This is blessing in disguise. We are planning to build our house from ground up (I don't know when will that happen though since we still saving money for that). I love that "utilize the space" cause I only have 28sqm land😂😂😂 and the bar top! Its my dream hahahaha. FYI. average family like us here in PH do not have bar top😁

I agree I’m a big fan plus he’s really that nice of a guy. I still wish it would have taken him a bit to get into it. My duck tape skills need work. Haha thank you again for your support. I have a question for you. I’m a realtor in AZ and I’m trying to buy a 3plex however all the resells are either very old and need some tlc and location isn’t all that prime. I got a contractor quote for a 3plex 2bd 2ba for 280k (not including land) which is best for someone as their first investment should I build from the ground up or buy resell and slowly update the units.

have you ever looked into building with ICF or something similar? Lumber costs have gone through the roof, and the insurance is cheaper. Not sure if that's something that would pencil out though.

I had to find that out bc I have grown up around them being pink. I first thought the same thing that they were treated. I found out just a few months ago while building this project that framing timber is shorter then standard timber so they spray it pink so it’s easy to find at the lumber yards.

Whew I would say yes bc I’m build homes to sell and apartments to rent. However where I’m from we had 2 hurricanes so rentals are in high demand. I paid 40k more for my latest 8 apartment units to build.

What do you do when it comes to the amount of insulation (for noise) between the two units?

I do standard roll in insulation but the fire wall I put between the units is really beefy and lessens the noise considerably.

He’s not the reason for my success however he is the one who motivated me to stop talking about doing KZfaq and actually start a channel! I have been doing real estate and sales long before he was on KZfaq. However if KZfaq were to grow over time he would definitely be a major factor there! It truly was something beutiful it looked liked he deffinently cried a bit the mc Donald's wrapping was priceless 👌. My portfolio is looking good down today but I have seen an increase of 6% in the last 3 months netting me about 60$ most the gains are coming from my 2 Disney stocks that blew up yesterday made almost 40$ off that alone. The video I posted on my channell has my full investment portfolio and all stocks I'm invested in its low quality though I am working on that. Hoping to continue investing and posting on KZfaq working on raising my credit score so I can get into real-estate rentals. I hope to see more collaboration between you and Graham and can't wait to watch your channell blow up!

Dude Disney is killing it. PENN made me regret selling last month ... I was over here like nooo come back I was wrong! Keep it up man and yes I agree he was touched. I just filmed my reaction to his video and I’m zooming in to see if he really dropped a tear ... that would make me happy sad. Graham is a amazing individual and I loved doing that for him. It was expensive but hell he doubled my channel so I had to give back especially when he didn’t expect anything in return.

The lot size is about .25 of a acre. It has 4 spots that can fit 4 more cars behind them for this duplex.

I just bought land. How much did it cost to put sewer line, electric, potable water, and making the land flat. The pre construction…. How much did it cost? And did rezone the property first?

We’re below sea level I’m not sure if we can have basements. I do enjoy when I go places that have them they are really investing.

Grant Navarre exactly, basements can be used for laundry, heating, utilities, storage, an office and even a play ground for children. And in extreme cases as shelter from bad weather. And they for sure increase the value of the house. All the best

Question, how do you find out if you can build a duplex in a residential neighborhood, i have a piece of land in a neighborhood but i want to build a duplex to bring in more income? Any tips???

It comes down to subdivision requirements. That’s one of the only ways to stop it. If it’s residential you should be fine. Sometimes you have to submit for a easement. Then you go before the city and if ppl want to fight it they show up to say why they don’t want it. They will put a sign up for 30 days to notify ppl when the case will happen. The city will rule from their zoning board or whatever system they use.

Have you and the contractor sat down and figured out pros/cons on electric instant water heaters as opposed to a big water tank? Just curious..

Yes for my homes that I’m building I will do tankless gas however I don’t pay for utilities unless I have to. So the extra expenses for tankless wouldn’t help me on the gas or electric bills. I absolutely love them though. Thank you for commenting I hope to see you on more videos in the future.

I’ll take that into consideration. Keep in mind duplexes are really simple so there isn’t much of a reason to pay their fee. It’s definitely needed when your doing shopping centers and subdivisions.
