Excellent, just what I needed, though I am in a completely different environment and type of flood zone. I suspect this is universally adapted across most residential construction, though the details of how to get there, is related to locality.

Excellent explanation! I know there are a lot of variables, but if a house that normally costs $400,000 to build has to be raised 2 feet, what range cost increase might be expected?

I dont know how to even guess at that w/out all details… But you have structural maybe civil engineering Plans, Inspections & Work. Then Drainage. Concrete (above grade & below) What mtl to raise (cmu) mtl & labor. Theres sub-frame, insulation, stairs, facade. Then you have a raised porches & railings. More flashing… If never done see if get w/ someone who has. If not think of all the steps & start the takeoff/estimates. Hope this helps!

Hello, suppose a part of a property is within Flood Zone. But, the other portion of the property is not in Flood Zone, meaning it's above the BFE. Would a house that's not in the flood zone still be required (by a lender, for instance) to have flood insurance?

@@wildmanofborneo Typically no, if the property is in a flood zone but the structure is not, it’s typically not required. Or where some of the land is in the 100yr & structure is in the 500yr (typically not required) as most insurance companies only recognize the 100yr for requirements. This can be waived or adjusted by insurance company - even building officials. IMO, if any part of the property is in either the 100yr or 500yr - go ahead & buy it. It’s cheaper when a property is not in the 100yr. And Insurance companies define a leak or water break one thing, but a flood another. Meaning a waterline break (ie: freeze), if fills up x-amount they’ll say that is flood. Happens all the time.

Great video. Could I apply these if I am building a home in Ohio too? I mean, even if it's not required by the local rules, would it be worth it do to on my own just to make the house better withstand a flood? Or not worth the cost?

Absolutely. Water mitigation away from house is Huge! IF you’re building new - you only get to set the height once. So i would take it into serious consideration. So id look at 100yr & 500yr + your topography of lot to house and design that way... *slight different w basements, soil conditions, freeze lines, sump pumps etc - but concept of being a few feet above x-amount is same.

Thank You - I'm sorry i do not. I would start with the Greater Atlanta Homebuilding Association & then see what all or how many Flood Builds they typical do.

Yikes! The power of zoning and building codes to affect demographics is pretty starkly laid out in this video. How does the region provide housing for lower wage workers it needs? Go vertical to spread the costs of the structure among more inhabitants? Allow lighter weight less expensive "tiny homes" that can be designed to be easily hoisted onto the piers? Lots of mountain towns in Colorado have been struggling with workers (the kind that actually do hard physical work) being priced out of the region for many years now. When I look at the map of private versus public land in TX it seems to me it needs a better balance. Public lands can really enhance the quality of life for large regions. Maybe the financials will drive TX to get serious about designating more development free 'recreational' landscapes over the next few hundred years ;)

basically, if you don't have the money to build in a flood zone, then don't build there. The only demographics it keeps out are people with less money, which is typical in any expensive area anyhow since rich people generally live where the poor cannot afford. Besides, Government is not created to make sure lower wage people have housing.

40 piers. wow. any idea what the average cost of those piers would be?

Yes, could run $40-$50k for a standard design and goes up from there... But All our foundations are 3rd party designed. So it depends on the dirt & load of house itself. And theyre typically spread out 10’-12’ on perimeter and similar’ish on inside main walls...

I am not sure, i would assume. You look for/at Flood Map data. *Then you need maximum Flood Height vs height of your property.

in india no such flood insurance are provided for buildings/proferties
