All construction are expensive, the problem is most Jamaicans just wing it, they do proper planning, if you do proper planning you won't be surprised by budget over runs, always factor 5 to 10% overrun on all projects.

That rate sheet is a not sign by the parish council u can get it there but it's not sign because that just a guide line. Get the fact straight is either your going to get a bad work or you won't find any worker's... How can a person be a there own contractor without any builder knowledge????

I need a small veranda, and living and kitchen open concept and a bedroom.... the contractor said 2.5 million. I started to cry qhen I came inside the house and feel to sell back our materials

Yes. Things can be expensive but try to find a good mason then break up the work from foundation to roof and do it bit by bit. While we finished the build, the inside of ours is still a work in progress. We’re just doing it a little at a time. Dont be discouraged.

No idea but that worksheet is just a guide. People need to be mindful of inflation. Everything gone up

That would be a good move if you have the land already, because land prices are escalating very rapid.

That section of ur house cost way more than That,cause some of the rate don’t move,not to say the rate sheet can’t give you a guide of how much to pay.and on the other and majority of people who is building don’t want to pay certain amount of money to do there work but them can find the money to buy any amount of the materials to do work no matter what it cost.

The rate sheet is just a guide. And we used it as a guide but we did pay more than the rate sheet as explained in the video.

Those rates are way below the current market. You may be able to find a person that is willing to work with those rates, but in reality those rates are way below the current values.

Agreed rates have shifted, these rates were approximately 2 years ago.

Is the rough casting and rendering price for the internal and the external of the property?

Yes the cost is calculated per running foot so they basically price it per wall considering both sides.

It was good that you knew how to use the spreadsheet but it goes to show it is not all about brain power/ degrees you also have to have people who can do manual work too and this is where blacks fail to see all fingers are not the same but together they can lift anything it is time recognise each other for the skills that we have every one has a position to play in the society

No. The builders guide said 880. We paid 1.1. Its a bit more but the guide is just a guide.

The quote is for labour work for masons, carpenter and steel man for a 550sqft extension. And that cost took us through from foundation to a rendered structure. Material cost is in another video.

@@kaylamaxine9217 Yes the cost included foundation, all steelwork, laying blocks, columns, beams, lintels, roughcasting and rendering walls and ceiling.

@@HackedbyEbanks thanks, our builder charged $1.85 million for a 3 bedroom house which just needed refurbishing. The roof wasn't included

@@kaylamaxine9217 costs do vary, especially with refurbishing it depends on the existing condition, what adjustments are needed and also the unknowns. Did that include painting, plumbing and tiling?

Could you educate me, how do you calculate running feet, you stated that Sq feet is 550, but running feet is 55.

@@michellebrown1742 The running feet is typically calculated based on the length of the wall, the measurement from one end of the wall to the other edge.
