Buying or Selling a house on Rightmove? Watch out for these RED FLAGS! If you are a BUYING A HOUSE this is how to spot misleading listings, and if you are a SELLING A HOUSE you need to know how your Rightmove listing could scare off potential buyers.
If you are buying a house in 2023 then you will also certainly be using the Rightmove property portal website to find a property. Here are some of the RED FLAGS to watch out for when viewing a property listing on Rightmove.
House sellers and estate agents often try to hide things from potential buyers, especially first time buyers buying a house for the first time.

Tthe US stock market had been on its longest bull rally ever makes the widespread worry and enthusiasm understandable given that we are not used to such unstable markets. As you pointed out, it wasn't tough for me to earn over $780k in the last 10 months, so there are chances if you know where to go. I believe the housing market is overpriced due to high demand, bidding wars, and challenges in land availability. The trend of wealthy individuals and foreign buyers paying excessively makes it tough for average people to purchase homes, potentially leading to a collapse. Housing will be taking a big hit and prices will drop

I suggest you offset your real estate and get into stocks, A recession as bad as it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short-time buy and sell opportunities too. I always skip past property listed as modern method of auction , if its for sale it has a price you can m,ake an offer thats accepted or not. If i wanted to buy at auction i would go to an auction.

@@bandicoot99 Can confirm. Someone I know had an elderly neighbour that died and it wasn’t discovered straight away. When the place went up for sale and I saw in the photos that the lounge carpet was missing I knew why. It’s sad and grim but happens unfortunately.

Another bugbear is using widescreen photos to make rooms/areas look bigger, to be disappointed on viewing.

The distortion is a side effect of using a wide angle lens; it's not deliberate ruse. It's a compromise of showing more of the room at the expense of the distortion.

Floor plans are really useful and a real bugbear when they don't provide one. I've even started using them on my rental adverts. One thing I find missing on most floorplans, is the compass. Really useful to see, at a glance, the orientation of the property. Will I have morning sun in the kitchen or not, etc.

A pet peeve (apart from 'No floor plan') is where the map location is wrong, and street view doesn't find the property. Obviously they go hand in hand. Is it so hard for an agent to correctly mark the property on the map? I've had to hunt the road, or in one occasion it was the wrong part of town. I usually find the right house, so why can't the agent do that? It reeks of incompetence on the agents part, and why hasn't the seller insisted that they correct it?

Your criticisms are perfectly justified, as I have had those problems too; however it is always due to incompetence of the estate agents and not Rightmove. Another example of incompetence on part of estate agents is when they fail to inform which floor the property is on; and if it's on 4th floor is there a passenger lift?, whenever I encounter such examples of incompetence from estate agents I always send them a scathing and insulting email. Another thing that infuriates me is when estate agents exaggerate; on one occasion they described a 12'x9' bedroom as being a Master Bedroom; a real Master Bedroom would have to be at least 17'x12'; a bedroom of 12'x9 is merely a single bedroom. To these scammers an interior of a phone-booth is spacious.

@@PSYCHIC_PSYCHO Yes absolutely, it's down to the estate agents (not Rightmove) and the lazy muppets that work there. As a potential buyer, I expect the details to be immaculate. Equally, as a vendor, I'd be making sure every detail is perfect and I'd be all over them to get it right. After all I'll be paying them a percentage of my sale and they better damn work hard for it.

You are spot on, estate agents, and overall quality including general standards are folling down. In my opinion high interest rates, cost off living, high cost off energy, wages fall, and highest tax burden, will push houses prices down big time in my opinion... I blame estate agents for over inflated house prices, more people need afordable housing, specially first time buyiers...

Sellers often cannot accept that the house is only worth what people will pay for it. I'm not saying all sellers - for instance I have sold houses and been disappointed with the market, but accepting too, and accommodated as such. But, a lot of sellers are very precious. Overly precious. Just because they think it's an amazing property worth £3m, it doesn't mean others will think the same thing. I'm looking at you, Tindale Towers in Bishop Auckland, initially listed about 3 years ago at over £3m. It was reduced several times. It even went out to a raffle. Now it's listed at £1.6m. It still won't sell. Why? It's a lovely detached villa with acres of grounds, games rooms, swimming pool, verandas, etc. BUT. It's on a terraced street overlooking a scrap yard on the edge of Bishop Auckland. It's on a terraced street where a terrace recently sold for £38,000. So, yes, it might be worth £3m, but only if it's in the right location. If someone had £3m spare, do you think they'd buy a house overlooking a scrapyard, and next door to a £38,000 run down two-up, two-down? In other words, you need to get realistic. Another thing to consider is timing. I put my house on the market in October 2022. I bought it for £280,000 in 2019. If I had put it it on the market in April or May 2022, it would have gone for £320,000, in a flash. Instead, I put it on the market on the back of Liz Truss's disastrous mini-budget. I was realistic about prices. Mortgage rates were going up, house prices were going down. Had a nibble at £300,000 for a few weeks. Then realised there was no prospect of that, and settled on £280,000 in the end. This was despite neighbours selling identical houses for £40,000 more just 4 to 6 months previously. Houses are only worth what BUYERS think they are worth, at that moment in time. Not what you think it's worth based on past performance or past activity. So yeah, if your house has been on the market for over a year, it's too expensive for what it is. Either it's too expensive for the location, it's too expensive for the condition of the house, or a mixture of both. So, either pick the house up and put it somewhere where it can demand the sale price you want, and/or get renovating. Mortgage prices are rising again this week. I am in the market to buy, and with my mortgage quote going up every time I do a comparison, I will not be offering the asking prices on any property whatsoever. It's a buyers market. I had to reduce my home, it's just the time we're in.

@@paddyotoole2058He's not wrong. We have such a battle with vendors who are overly attached, and over value, their property. You can try and advise them until the cows come home, but they won't listen. If you go in and try and be honest, you tend to lose the business.

Some of my main scroll on criteria on all property sites are multiple listings of the same property, sales chain listings, old listings, lack of EPC info on a property along with no floorplan. Other pet peeves are even after filtering out retirement property there are agents that only post retirement property who post their property as standard sales which is wasting my time. I also feel that agents are more focused on what the seller wants but a sale requires a buyer and often the agents tend to react to buyers in a luke warm non chalant way.

t house had terrible photos when I bought it, and as you said this can be to the buyer's advantage, but for me a fake sky makes the photographer look like an amateur. I'd rather see a realistic photo with grey sky than a ridiculous looking fake sky.

Interesting vid. I recently sold a probate property. Initially listed with strike, hopeless. They over valued it and generated zero viewings. Then listed with a local agent and they generated half a dozen viewings and several offers, which I accepted the market value one. It's funny, see a lot of for sale signs with strike but hardly any sold

Had 3 estate agents value my property at the same price, chose one, and a month later they wanted to reduce the price by 5%, when 2% would have been more realistic. And the front of house had the sun behind. Also changed the splash photo to interior. Sacked them and now going with a small family estate agents after interviewing another 2 (one of which was a total waste of time). New photos done yesterday - said might have to come back for a sunnier front one. Price is now more in line with what I thought I'd get as I know what properties on my street are going for without the extras mine has. Love looking at Rightmove, comparing the estate agents' approaches etc.

I sold a house 12 years ago with an online agent, l did my own photography and did the viewings, l only needed the agency for the haggling. We had six viewings and sold in two weeks. This was when the banking crash happened, the move cost £350.

Note Honest Money's last tip: it's priceless. I bought my last three homes off terrible listings which didn't do the houses any justice whatsoever and yielded bonanzas. Listing 1: went on and on about needing renovation. The photos were a complete disgrace. What the details didn't mention was an Edwardian 3-bed terrace with a massive south-facing garden, all its original features, fireplaces and kitchen dressers. I picked it up for a song and, nicely restored, 25 years later, my buy-to-let tenants are offering me 15 times what I paid for it. Too bad: I'm not selling! Listing 2: terrible pictures, no mention of a big price reduction for a quick sale and failure to mention Crossrail (so direct 60-minute access to London) half a mile away meant I picked up a nice 3-bed "Tudorbethan" cul-de-sac semi with original stained glass and features in 2004 for 25% of what it's worth today. Listing 3: had terrible photos and only mentioned the need for renovation and modernisation. That was how to pick up a brand-new 4-bed detached house with an acre of garden, 360-degree sweeping rural views, a double garage, two bathrooms and a 32-foot living room for £270,000. Yes, it did need decorating throughout, a new kitchen and bathrooms, but even in 2006 that was as cheap as chips for what it is. The hidden key-fact was that the vendors had built it for themselves but were going through a messy divorce and were desperate to cut their losses and sell ASAP (and you'll only discover that by doing the gumshoe research yourself!). In a nutshell: terrible listings are potential goldmines for buyers.

Very helpful video I find when I’m selling my house the estate agent inflated the price to ensure the are the agent to win the bid to sell my house. So difficult to tell what’s it’s actually worth especially in my case when our house is so unusual General rule is to go with my gut instinct ie the relationship of trust and try to ignore the price and commission although quite difficult as at the end of the day you want the most money for your property

Get at least 3 estate agents out. Ask them what price to sell in 3 months, price to sell in 6 months and price to sell in a year+ You’ll get a good idea

I Never look at properties that don’t have floor plans or don’t show the front facade…. It tells me they are hiding something.

Spot on observations. If an agent's job is to sell properties they should do it impeccably. There's no excuse for poor quality photographs. Unrelated but I've snapped up several used car bargains where the photos have been posted upside-down on listings and other potential buyers have just scrolled on past because they couldn't be bothered rotating the pictures. Presentation is everything.

Agree, the long duration of a listing of a property is a red flag. As a buyer do your research. Have noticed a long standing property apparently being " newly" listed on rightmove simply because the estate agent had a name change....same staff, same office but were able to list the property as appearing to be fresh to market!

I worked as the manager of an estate agency for over 10 years (but not anymore, thankfully!). I would agree with 90% of this video, but I do have some comments and points which are worth considering... Old listings: It's worth keeping in mind that when a sale falls through, it won't normally appear as a new listing. Due to agents playing the system, Rightmove now have a time limit for an automatic re-listing (it's something like 16 weeks if I remember correctly). It is however possible for the agent to contact Rightmove and ask their customer services team to overide this manually, however many agents, if not most, aren't aware of this. My point being, that a property which appears to have been on the market for 3 months might have sold on the first day and recently fallen through. This could be because of an issue with the property or seller, but in many cases it will just have been a problematic chain and there's nothing wrong with it. So, don't jump to negative conclusions because something has been on the market for a while. Changing agent rarely achieves anything, unless the original agent is bad. Often people go to the trouble of changing agent and relisting at a lower price. Then, when the house sells, the seller attributes it to the new agent, when infact it was just the price reduction. The price reduction alone would likely have given the same result. Buyers who have been looking seriously would know it's not new to the market, because those people watch the market so closely anyway. You can't pull the wool over peoples eyes that easily! Online agents: Agree with all of this, however you've missed some important things. Firstly, the fees are normally payable regardless (even if deferrable), so they get their money whether the house sells or not. All they want to do is list it and collect their money. Whether it sells or not is inconsequential. HOWEVER, AND MORE IMPORTANTLY... is sales progression. When choosing an agent, people only think as far ahead as finding a buyer. The sales progression side of things (from finder a buyer through to completion) is where you really notice the difference between a good agent and a bad one - and ultimately whether your transaction completes or falls though. Most property transactions have an issue somewhere in the chain, which is why almost everybody seems to have a house move horror story! Often, agents make the difference between actually getting the transaction through or not. When your sale/purchase is on the brink of falling through, what you really don't want is an unhelpful call centre where you're speaking to a different person every time. Even if it goes smoothly, with a good agent it will often go through faster because they'll keep on top of the solicitors. Furthermore, the online agents have some fairly awful 'in house' solicitors which compounds the call centre sales progression issue, leaving people without anybody helpful to turn to. Remember, even if you choose not to use an in house solicitor, they'll still be pushing your buyers to use them! Finally, I know this video is looking at red flags for buyers, but it's also worth bearing in mind that online agents are a red flag for sellers (and their agent), too. If you're sold through an online agent and bidding against an equivilent buyer who has sold through a proper local agent, your chances of getting the house you want will likely be lower. Remember, the best offer is the best offer, and not necessarily the highest. Online agents dilligence with chains is poor and in my experience, the success rate is far lower. This is widely agreed upon in the industry. The selling agent will probably steer their client towards the chain without the online agent(s), or make a point of saying that they haven't been able to obtain as much information (which is generally the case in my experience). Getting complete chain information from online agents is generally a problem, almost without exception. Finally, a piece of advice for sellers... Often, the most experienced staff work for the small companies. The large corporate firms put their staff under a lot of pressure, plus more working hours (no leui days for working on a Saturday etc), which means they churn the staff over faster. It might be the manager who comes out to see you, but once you're signed up they're often pass you onto a junior team member (and the big firms seem to have plenty of those!) Most of the time, you'll find the independent firms have the idividuals who are most experienced, and better placed to fix problems when things go wrong. I've dealt with hundreds of agents around the UK over, and the independent/smaller firms are generally noticeably better.

Some good points. But I believe you overstated how bad some of these photos are, and contradicted yourself re: the valuations of on-line agents vs. high street agents. The real problem with on-line agents, as you mentioned, is their lack of urgency/flexibility in facilitating viewings, which could result in, say, losing £20k on the sale price while only saving £10k in agents fees. Also, from a seller's perspective, I believe that the main photo should be the best selling point of the property. If the prospective buyer is drawn to nice internal photographs, then discovers the outside is far less attractive, he/she could accept this is a compromise. But if the main photo is unattractive then the prospective buyer will scroll straight past without viewing any of the photographs.

I already go into a property webpage if the first photo is not of the frontage with this place is crap, and I need to find the issue with it. In terms of crap photos, I almost didn’t visit the house brought because the photos were horrendous and looked like they did it themselves. But we took a punt because it was the next road over (and my wife said let’s view it) - so poor photos reduces the foot traffic

I recall seeing a listing for a beautiful period property in my area which had one weird angled photo of the kitchen and 6 photos of a stripey sofa in the living room. It was bizarre. It took a very long time to sell.

Someone made a comment about agents 'staging' a property. Well, first up, the agents (or photographer) are not the ones to stage the property. It's you, as the seller (the clue is in the name). What it ISN'T about is disguising grotty, rundown properties. What it IS is about is showcasing your 'product' (home) to work in tandem with your agent to attract audience (buyers) attention. When staging my home my mindset was to think how I'd present my home if I were to rent it out to holiday guests. Because, surprise, surprise, you ARE inviting strangers in and they ARE going to see how you live; both online and in person. There are different levels of effort of course and a lot of people make their place clean and tidy and have a nice home anyway, but I am truly ASTOUNDED at some of the mess we all have seen on selling sites: a house going up for sale in April with piles of decaying leaves all over the drive; unwashed drinking glasses and cans of cola on the coffee table; curtains hanging off broken poles; a dirty shower curtain tied in a knot (why!?); a fridge-freezer in the dining space; lumpy beds with hastily shaken quilts thrown over and piles of 'stuff' by the side etc. It takes effort, but I decluttered, cleaned and styled like I've NEVER done before. The photographer kept saying 'wow' and 'I wish everyone did this.' I don't understand how people can be manipulated by advertising and marketing but can't comprehend that they too are selling a product; THE most expensive product they own!

No house in Chatham is worth £720,000 in my opinion, Of all the Medway towns, Chatham is the roughest and you can easily buy a similar house in much nicer nearby towns like Maidstone or Rochester.

We’re with Wards in Kent, they are CRAP. Only 8 viewings since February. We made the mistake of going sole agent for 20 weeks, we’ll be going multi agent when the contract expires in a fortnight’s time. Our photos are crap too, and they don’t show the front of the house in the main pic. Oh and they only had one floor in our 2 storey floor plan.

Further red flags/annoyances re: properties marketed on RightMove:- 1) Flats without their own private entrance being described as "maisonettes". 2) Room sizes shown in metric only, not feet & inches. 3) Door recesses being added to the overall width or length of a room. 4) No image of 2nd/smaller bedroom (presumably because it is used for storing junk). 5) No lease or service charge details months into the property being marketed. 6) Misleading images of "enclosed" gardens that either have communal/right of way access or no direct access from the property.

So many modern apt's up for auction, because of flammable cladding! I live in one, I'll wait until it's all been remedied before putting it up for sale. Too many corrupt developers and builders. Very sad indeed. Leasehold is outdated, service charges too high and controlled by rubbish mgt companies, oh and ground rents!

Missing things are an obvious annoyance: Floor plan, EPC rating, heating info, and Leashold info; where applicable. Off-putting: usage / overusage of fish eye lens to trick your senses about the size of the rooms. Watching out for: single glazing, signs of damp - mould, old fashioned electric heating.

I went to view 6 different smallholdings around North Wales,5 of which had either electric pylons air brushed out or public right of way signs blurred out and pictures taken at funny angels to miss things out. 👎

I don't need a mortgage and found out the property I put an offer on is steel framed. It looks like a normal property on the exterior. The agent says should I ever need to resell, any future buyers will definitely be able to get a mortgage but my surveyor disagrees. I don't know who to believe and if I should think about a lower offer but have no idea how steel framed properties should be priced.

I’d rather see a photo like this than the usual stretched photos that so many agents use. Do they think we are stupid that we can’t see that the sink is the size of a bath? I lose confidence in the agent when they do this. It’s also disrespectful to prospective buyers

Can you ask the estate agent to take photos at 2 different times? I'd never really considered this until seeing the video. My property has sun in the garden from 11:00 to 16:30 but the sun lights up the front in the afternoon. So ideally, 2 photo shoots would get the best results

You forgot one. Leasehold or "No Information/Ask Vendor" instead of a Clear Freehold. Walk away from anything that is not a Clear Freehold!

Hi great video, I’d love to know what you think about computer generated furniture overlaid onto otherwise empty rooms, obviously you are not normally buying the furniture, and it’s better to see it with furniture in, but there is an opportunity for buyers to make the room look bigger than it is by having say a bed and an armchair in a room, when really only a bed will fit. Love to know what you or your viewers think about this.

When a vendor changes agents to list the same property, you will also find that 'some' EA's and property platforms remove the original listing history to make it look like it is fresh to the market, when it clearly failed to sell previously. No floor plan/measurements etc, just means the property is either badly configured, rooms are tiny, (although they have been drawn to look larger) or there is a bathroom downstairs and a kitchen upstairs and the front door is in the basement!. Also, make sure that your property is facing the 'correct direction ie north/south in the floor plan etc. Believe it or not, they get this wrong at times also. Has for overpricing, (only a greedy uninformed fool wants to hear that crap!) When I have put my previous homes on the market, I clearly tell the agents has the vendor prior to assigning them, that I have an 'informed and researched value in my head of my home. And if they go way over or under that price they have 'lost' the listing - period. I have found doing this clearly states to them that you have done your homework and will not take any candy from them to sweeten you up, and over or under price your property and you just want to keep it real. Finally, online agents Ugh!. No 90% are not local to the area and live miles away. As being in both situations ie vendor and buyer, I am personally put off of showing potential buyers around my home and having the home buyers present or showing me around when the roles are reversed. Some may say that the owner can knows there home better than anyone, so why not. Personally I just think that most buyers do not want the vendor present...let alone showing them around. It makes an uncomfortable situation for the most buyers.

You should google/ KZfaq the Hamiltons homes, was a disaster estate, they had a fancy promo for during the show home phase but in the end only the shells were built and non were finished I think one couple moved in and that looks like the one they were in

I have just sold my three rental properties in Scotland. As a landlord, I knew the lousy service I'd got from the High Street agents in town, so decided it would have to be a different agent this time. I chose an agent who'd set up her own agency. Her valuations were punchy, higher than I'd expect, but we sold all three above home report valuation. The only issue was the last house - no viewers after nearly two weeks! Despite good photos, a video with drone footage, a floorplan and a detailed description. Since I thought it might be something to do with the photos, I instructed the agent to remove the first photo showing the front of the house, plus a further two that were a bit scruffy. The first viewing was booked a few days later, and exactly two weeks after the house was first listed. Guess what? The viewer bid well above home report value so as to secure the property, not knowing no-one else had been interested! I think it's important to take a 'hands on' approach to selling and not have the agent do everything for you. You must instruct them what you think is the right thing to do. After all, each property and area is different.

Surely an online agent has a greater reach than a local agent? I'm looking to move 400+ miles away and online is the only option to use. Once i've found a likely property to view, I then take the time and expence to view it and hopefully others at the same time to make the traveling worth while.

Oh….floorplans with no square footage! Virtual tours that are simply a montage of stills - that you have already seen! Modern method Auction…nope! All risk, and costs ( if people pull out) are on buyer, No advantage to buyer at all, I do wonder if sellers realise they are cutting off a big chunk of their market? We won't entertain them at all.

I disagree with your interpretation of the “Modern Method of Auction”, you can in fact get a mortgage on them the reason they are listed as such is to have the buyer pay a big chunk of the sellers costs. There is always a “buyers premium” to be added to an auction property. Further there is usually a requirement for a larger non-refundable deposit to be paid within a couple of days of the offer being accepted.

Yeah just seems to be something that favours the seller and the agent, not the buyer. There’s one estate agent around here that seems to push modern method of auction a lot but I think it actually hinders sales as you are cutting off a chunk of buyers, especially FTBs that might not have or want to spend the extra £6000+ on a buyers premium.

A huge red flag on rightmove for me has been when they say it’s a 3 bed but don’t have a photo of the third bedroom. It’s usually a box room, or smaller than a box room and imo, these cannot be classed as a bedroom. I really dislike EA listing houses as 3 bedroom when they are really 2 beds with a small box room. I grew up in a house of this description and believe me, box rooms are not bedrooms. There is a huge lack of transparency on that site and from EA and unfortunately, delusional sellers.

Nah, that close-up shot was purely because of the close hedge & was the only way to see the front aspect. Agreed with the floorplan & virtual tours opinions though - I often bypass properties without one because as an investor/landlord, it's absolutely crucial to see the layout & dimensions of the important rooms. Btw I've bought 25 properties since 2019 - I can value houses in my market segment & locality far better than any agent as I proved a number of times when selling & totally ignoring agents' wrong estimates.

Being listed for a while doesn’t necessarily mean there’s anything wrong with the property. I’m going to have to sell at some point in the future because of a break up (not recent but we co-own) but I don’t want to sell. When I do sell I won’t be looking for a quick sale (I’d happily stay here). I won’t be reducing the price so it could be on the market for a while (the longer the better). I’m probably quite unusual in being a reluctant seller as most people want to sell quickly.

When we sold my mum's house our agent said that we should leave the property on the market until the sale was actually in progress. We did have a couple of potential buyers who specifically asked for the property to be taken off the market for them, which we refused, and then they dropped out a couple of weeks later so it did make sense.
