Building a house and choosing the land for it can be super exciting, but it can also be super stressful. I’ve compiled a list of things for you to think about and research to help make this process easier for you. Good information, thanks. Starlink is an option although a little pricey but will provide high speed if other option are not available.

How about unrestricted land? Off the grid property? For those like to create there one dream.. shed/ cabin? How difficult?

It's not that it's difficult, just have to find the right piece of property. Unrestricted land is a little less common than land in some sort of restricted neighborhood, therefore it's typically more expensive. The only other things to think about is how remote it is and how much more it will cost to have utilities run like electric, water and internet. Unrestricted doesn't mean you can build whatever you want. We purchased land in Ellijay that is unrestricted however there are still county restrictions. The house must be at least 500sq ft or larger. We can't RV camp on the property; exception if you are building a home. They don't allow tiny homes or container homes. None of these affect our plans, but I was surprised to hear that unrestricted truly doesn't mean you can do whatever you want with your land.

@@hapaboy0808 thanks for the info.. I always thought when has some restrictions they write it down when they just say unrestricted it’s because it’s outside the city limits you can do anything you want to but thank you I understood thanks for the info

Buying land is the easy part. The hard part is getting a home built for a reasonable cost.

This is true. Finding a good builder that doesn’t break the bank is key.

Totally agree. We purchased our lot in 2021 and started getting quotes to build. Timber prices were through the roof so we decided to hold off. Fast forward to now, timber prices are back down to pre-pandmic levels, getting quotes from builders, prices are still the same. I feel like they are taking advantage of the situation, padding the numbers for their own profit.

So, I just found your video. I live in Hiawassee in a rental. Are there any areas for tiny houses or RV where I can have a small homestead with a couple chickens? Would like Towns county or Union.

You would have to get unrestricted land in order to have chickens or to be able to have an RV or possibly a tiny home. The majority of available land is going to be in some sort of covenant neighborhood, which will typically rule out living in an RV on the land, or might have restrictions requiring a certain minimum square footage for the home on the land, and most covenants eliminate the ability to have livestock. That being said, there is some unrestricted land available in Union & Towns County. Doing a quick search, I was able to find about 15 properties that ranged from $29,900 up to $100,000 and ranged in acreage from .25 to 4 acres. There are also RV lots in RV parks, but those will not allow livestock. If you would like additional help with this, please feel free to contact me at 678-859-6058. Thanks for watching!

I do not yet have any experience with modular homes. There are a few up here, and also some unrestricted land spots that will still allow them. If financing is required, my understanding is that it can be a little trickier, but that would be a conversation for a lender. :)
