This is a pre-drywall inspection showing a typical build here in Texas. It is a shame that poor construction quality keeps me with more work than I can handle. At least the buyer of this house did the right thing by getting it inspected so that these things are put in front of the builder to be repaired!

I would be absolutely mortified if this was my house under construction. You'll never get away from these workmanship problems... For every 1 you see 2 were unseen... This is one of the most poorly framed houses I've ever seen.

The municipality inspector needs to put a stop work order on this immediately until all of these problems are resolved! That is absolutely some of the most horrendous workmanship I have ever seen...

Watch the video by honest carpenter called "WHERE HAVE ALL THE CARPENTERS GONE?" This is the cause of that video. Cause and effect. People doing construction that are low paid or really should not be doing it.

Plenty of food builders in the world don't let videos like this skew your view on reality. Also pay people what they are worth, too many people are happy to pay ridiculous material prices but will try to haggle on price with their actual community members.

The demand is so high for homes here and the supply of quality workers is low. There are not enough quality people involved in this industry. And of course, one still gets what they pay for.

Blaming it all on the workers is not right. The contractor knows what is going on. Apparently the inspection process isn't catching enough of the issues to make it more than an inconvenience. The comment about the stop order above was what is needed to put an end to this kind of trash.

Damn, this construction is absolutely shameful. Honestly would want a stop work order for all of the other houses in the development, I bet they are all garbage.

After scrolling down and reading so many comments about workmanship, I completely agree. In California, the loss of a strong carpenter's union has created the same situation. Not because I think unions are the be all, but the loss of a PROPPER apprenticeship training program. Most "tradesmen" here are shade tree types. Enough knowledge to be sloppy and substandard. Fifty years ago, most of these issues would have been self policed simply from a position of pride in clean work.

I don't think that house framing in California was ever done largely by union carpenters. To my knowledge Unions always focused on commercial work while the vast swaths of housing was built by normal tradesmen like Larry Haun.

@@bobcougar77 You are sorely mistaken. What are you talking about? Just about every tract built from the forties to the nineties was done with union labor. That set and kept the standards high. And, through piecework, the self policing was in force. If you did a sloppy job , the next guy following you would let you know and make you shape up or ship out. The union lost their power and appeal to tradesmen from little to no representation Guys went out , got their licenses, and went on their own. That is what killed union residential building. The union failed us.

@@bobcougar77 "Projecting"???? I still don't know what you are talking about. Try looking up The United Brotherhood of Carpenters. I was in this union and saw the tracts go up. Piece worked on dozens of them. If not more. You can doubt all you want, but it is true.

A dozen years ago or so, a habitat for humanity house was built a block away from me. I remember the first winter, the fascia board around the entire house came loose during a windy night. The wind gusts were 35-40 mph that night. Your video reminds me of that build. Sad to see construction like this. Keep the videos coming.

@@zoso1123 I think the point he was making, was that the house in the video, being paid for, and supposedly being constructed by a professional crew, has the same workmanship as the house that was built by rank amateurs for donations.

I was volunteering a few weeks ago for that group out here. I've been in construction for over 30 years and I wanted to share my experience and knowledge with them. They actually have a licensed contractor doing the framing and they are a complete joke. They have zero pride in there workmanship. They actually framed the interior doors 81 1/2" high for the R.O. good luck when you get ready to install the doors. They told me that was the correct r.o. they will be cutting down every door jambs. R.O. should be at least 82 1/2" tall. I stopped volunteering because of these idiots.

A friend of mine was interested in moving into a new neighborhood that was at the beginning of it's development. We went and looked at the houses that were being built and the homes were atrocious. Many of the same issues as the house in this video. This house will have rot in the walls in less than 10 years. The OSB will be the first to rot. Where I live the builders put in the contract for the house that you cannot sue the builder for any reason. It has to go to arbitration. I helped my friend build his house it was cheaper than those other pieces of junk and it is a much better house.........

Motivation. Administrative expectation. It literally matters not to so many corporate district people what the quality is, but when will it be done? Also, you will be amazed to learn that obvious issues like the foundation rolling water to the wood and deteriorating with mold and rot will be judged by many 'Managers' on will this come back in less than a year or 366 days? If 366 days, ignore it, and toss the rocks on the wall. There are 400 homes under construction about 15 blocks north of me in Vegas. I suggest I could easily find this and more, but remember, that 8 square blocks are worth $160m. That is a lot of motivation.

Framer for 23 years, inspectors and builders let this type of stuff go all the time if the are doing it because they get it done FAST. If you live in California or Arizona your home most likely has defects like the one in this video that are part of your home because the “piece framers” are paid to get done as fast as possible. Inspectors are either in the builders pocket or simply don’t care. Glad to see someone calling out the hackery.

Piece work is the downfall of the construction industry. I'm an electrical contractor in Florida. Union contractor (that's pronounced unicorn in Florida) and I have to compete with non-union contractors paying non-electricians on a piecework basis. Not only is the workmanship shoddy, but the poor souls who buy into this type of job are often paid far less than minimum was because they work god-awful hours to get he job done so they can get their measly check. AND, in most cases the lead guy has to hire and pay a helper out of the same check.

Sounds great. Lots to learn keep it up. As a retired Building Inspector from California. Believe me when I tell you if you take the time to learn the applicable Building codes. You will be Head and Shoulders above the guys wearing nail bags next to you. Good Luck.

I am appalled by the poor construction! It happens here in NY a lot as well. Good for the homeowners as they were astute enough to retain their own inspector, perhaps if more homeowners did that these poor contractors would be held more accountable. Being a professional engineer I cannot believe that such poor and dangerous construction occurs in residential construction. However, one question why were not some of these rather oblivious errors caught by the local building inspector?

Tear it down start over My house was built in 2003. I really wish an inspector would have seen and had the balls to catch at least some of the shortcuts in construction. It’s costing me tens of thousands of dollars to redo the lack of proper weatherproofing and subsequent discovery of shoddy structural framing and missing insulation.

You must be the most hated man on the construction site, but I'm glad you do what you do. mainly because EVERYTHING I've seen looks like it was done very poorly, quickly and without any concern whatsoever. It's not that the house will fall down, but these things will cause sheetrock to crack, water to enter, heat loss, windows to fail, problems down the road that shouldn't happen, and on and on... People buy these houses after the fact, and once the sheetrock is up they can't see what you see. Wherever you are inspecting houses, it seems that they bang them out very fast and couldn't care less about quality, it's all about building the next one and making money. They will come back after your inspection, blast in more nails, add a 2x4, add a brace and you'll get stuck passing it because technically it passes. I would never make a dime as a builder, I just finished an addition on my shop and if I saw the slightest issue, I did it over, or I wouldn't sleep well knowing that I could have done better, I took pride in my building. The builders homes you're inspecting have a terrible crew, it seems as if they don't know how to do things correctly and or carefully...

Nah, not hated on the construction site. Thankfully I am hired by buyers and actually have little interaction with builders. But I love it when I do have a chance to talk to builders because it becomes a learning opportunity for us both.

Very thorough inspection. Thanks for sharing. I must say that I've been around the residential framing scene for over a few decades now and I have never seen such terrible craftsmanship. Whether it is a lack of pride, poor training or complete disregard, I certainly hope these framers stay out of my state. WOW.

This is great information that you are supplying the homes owner being private or a commercial builder. I found in Louisiana when you find mistakes that require rework the contractors just walk off the job. State license enforcement says it's a civil issue. You really need to have an inspection as they build to correct all the mistakes. I found the amount of mistakes increase with contractors that are actually labor brokers. Keep documenting mistakes no matter how small.

My third grade teacher told me once, haste makes waste. I never forgot her words that described the D I got on a homework assignment until later in life. But I’d never forgotten and remind myself of her words throughout my adult life. Especially when building something or repairing something

My shed is built better than this house. I think the simple reality of construction in the US is that we built for size and not quality, as the size is impressive and nets the builder the most profit. The downside is that the homes are built like a TV sitcom set.

I noticed in the back ground I think, a house wrapped in zipwall. Those builders obviously are using high quality material. I'd be interested to know how they built

@@griznatle You do have a point, but as an insulator years ago I saw it go both ways. Some people built good houses with dirt cheap materials and some built total crap with high priced materials. It was always interesting to see the inspection notes from the county. I don't know about now as the old inspectors have since retired, but I do know they took the time this guy does and went through everything back in the day. Many arguments took place.

Zipwall is just more vertical mulch with a coat of green paint on it. If the inside ever gets wet from a roof leak or a broken pipe, it's game over.

The spraypaint belongs to the builder. They do their own inspections and I usually ignore those marks since they are on their list already. Sometimes I come in before and sometimes after the city, but honestly those fine folks just don't have four hours to spend on a job like this like I do. Maybe 20 mins, max.

I am telling you the market is flooded with nit wits who can not find any job but the one they learned the wrong way to do! Then mix in 5 million illegals in two yrs there you go ! Red tag it cause who ever buys that is going to suffer the entire time he builds it! You hv to if you do not your part of the problem !

No home inspector wants to kill a deal, they won’t be in the business long, but man some of these homes, for the prices people are paying, someone should be telling them to just eat their earnest money and walk away, the craftsmanship isn’t worth it.

I'm not even a home inspector, but I am a Master Electrician and have been in the trades for far too long. A customer of mine was looking at houses and asked me to look them over with a common sense inspection. The first two I told her to run from. The third she didn't call me and bought it (because she was getting desperate) and that house is an absolute nightmare !!! I've worked in it since she bought it and the place has so many electrical violations and general problems, it's hard to believe. I would have certainly "killed that deal" too and she would have been far better off !

Just a reminder that if you are having a house built you should always go the house as they are building it to do your own inspection. Take plenty of pictures as evidence if there is a problem down the road.

30 years ago we had our house built>>basic ranch on a basement. I checked the job site EVERY day and found a few errors to be fixed. I didn't catch it all I'm sure. Still living with some poor work by the subs. I did cuss them out once. We were to finish the pine woodwork so it could be installed. They kept making a mess in the garage where we were set up. I called them and ripped them a new one and said that if they wanted the woodwork on time, then stay the hell out of the garage. The bricklayer doing the fireplace surround got dirty hand prints on the plaster wall making it necessary for us to paint the walls earlier than we wanted to. The builder had about 30 years in business and were actually pretty good. You almost have to be there every day, ALL day, watching and YOU have to know what you are looking at.

I didnt know I could get my own inspector during construction on a production build (not custom home)... My builder just said if it passes city inspection then that's all good... I did have a list of items I found since I did work in home building and other construction industry and so was able to point out and get multiple BIG items fixed that would have been costly a few years down the road..... but if this is allowed, then next production home i build and move into, i'll get inspections during it... but my next build is going to be a custom build and a custom home... But we did have one issue that we faught and they didnt budge because city passed inspection and its on the plans this way... one bedroom, the door is in a hallway and about 8 feet of hallways is part of the bedroom... and the lightswitch to that room is about 10 feet away from the door enterence... in the dark, ITS PITCH BLACK and I trip and everything to find the light switch... I've since installed a Zwave switch as my home is 100% automated, in a old work box with an outlet below it to power it, and so there is a switch at the door now and it tells my Home Assistnt to turn on the switch thats further int he room...

Are you being hired after construction starts, or before? How would the builder react if when the negotiations for the build of the house the buyer said that they were going to hire an outside inspector to inspect the house while it was being built? If that was done, how many times would you come and inspect the building during construction? What was the response from the builder on the long list of problems with this house? Were any of the things you pointed out going to require that portion of the build to be removed and rebuilt? Were the problems you pointed out code violations or just not good building practices? After watching this video it's obvious that either the builder didn't care about quality, or they didn't have anyone at the site managing the build.

It's amazing how laziness is able to pass. I've been in construction 30yrs and it used to be different. And get mad if you want but when thr influx of workers from Mexico started flooding construction and under cutting everyone while slapping stuff up happened craftsmanship went away. People would pay for Quality and hold the contractor to it. Not today who's cheapest and fastest no matter Quality

Please please show us the ring on the index finger more. I just love it. It just is so satisfying looking at that ring on the index finger. I don’t know why but I just like to see that ring on the index finger. Maybe you could do just a whole video, maybe 2 hours long, on the ring on the index finger.

It looks like they should have gotten you to inspect before they added any structure above their initial framing. It would have been a lot easier to fix these issues at that point rather than the stage it's at now.

Not every section of a garage wall is a continuously sheathed portal frame. Usually it's the shortest wall adjacent to a large opening. There's a formula. The wall between the 2 openings is probably wide enough to be a braced wall panel in itself and not need a CS-P.F., (apparent also in the header termination at king stud, not ran through to other opening), therefore only requiring standard nailing patterns and plywood joints (they can be anywhere) The 1st section you looked at is definitely wrong though. Cs-pf should have nails 3"o.c. in all members, including 3" grid into portal framed header itself. Straps at header connection and at bottom plate. Plywood joints must be in center 24" of wall assembly. I know because I failed an inspection years back in a new city we had just begun to work in. I had to reframe a garage wall. I learned everything I could about portal framing and braced wall panels. Cheers

I think the portal frame section is one of the most overlooked and misunderstood parts of the code book. I have read it 100 times and still have to refer to the illustrations to help me remember what's what between CS-PF and PFH, etc. The biggest thing I find are the lack of nails. Folks just don't understand how crucial it is, especially at the corners of the header. @Constructiva Inspections JLC has some great info! I think some issues are: 1: Some cities enforce it, but many don't. The cities that don't, lack the requirement for a braced wall section on the blueprint. So the carpenters will just nail the whole house however they feel. 2. Often when there's not a braced wall detail page on the print, you'll get a builder or Superintendent who tells the carpenters to "run the header long" but there's so much more to it! One thing that really gets the point across with bad builders is to show up, without anything other than hand tools, or if you are extra pissed off, no tools. Tear the place to the ground, throw it all into the dumpster and then start over. Take your time (hopefully not the jail as most wanker contractors will run scared) but take the time and read, codes, etc. build a nice house and be happy!

At 10 43 the beam is cut way to short and a chunk is spliced in lookis like 1 inch of beam is supported on 1 2x4

So what happens after this? A lot of these repairs look to be incredibly invasive, especially at the stage it's at. Do you create a punch list for the buyer to present to the builder and then reinspect?

The problem with the internet is telling the difference between the anecdotal and the aggregate. This house exists and it is horrific. But what percentage of new houses are built to this "standard"? Is it .1%, 5% or 80%? I have no idea and would like to hear this inspectors experience.

"A little bit of trouble" with the sheathing nailing? That's got to be the understatement of the year -- and we aren't even through February yet. That's one advantage of the old days of hand nailing -- even an idiot couldn't have missed those while hammering in the nails from the outside -- nail guns make it so easy to not notice them (or at least claim they weren't noticed). On HfH builds I always try to make make a pass through just after wall sheathing is up to look for shiners and I fix every one I find (which, admittedly, is overkill when it's just one shiner in the field). This channel (and some others) make me want to have a custom built home - just so I can watch like a hawk showing up at the end of work every day to inspect (and keep an inspector "on call" to resolve "You don't know what you're talking about" issues with the contractor). Hopefully, of course, the contractor takes care of this and I can slack off a bit. These problems are SO much easier to catch and fix properly as

@@constructivainspections That's good to hear. I'm pretty sure we use more nails per square foot than commercial builders (that's not necessarily a good thing as occasionally I see a framing member that probably wouldn't have split but for that "extra nail just to be sure") :)

A friend of mine had a custom home built, and a number of builders required transferring ownership of the lot to the builder during construction. While this may have discouraged having to file liens, it also kept the homeowner from making daily inspections. Those builders did not get his business. Construction sites are dangerous, so I understand a bit of legal concern. During construction, his retired father watched the build, and he still ended up with some window leaks where the nailing surface wasn't even (e.g. the two 2x at the top of the window which aren't quite as thick as a 2x4, leaving a gap at the top of the window for water to get in if they are just nailed together.

If it was me I'd use screws on OSB around the breaker box cus if u shoot a nail through it it's done.. at least with screws ull feel it hit metal and can back it out before its ruined

That masonry black waterproofing should go up the sheathing, not under the wall framing.

10:15, did you notice the air gaps between the load bearing studs. these should be nailed together, right? That was present in other bearing points in the house. Additionally the upstairs one is not plumb.

It’s all about getting it done as fast as possible. Most GC’s and Builders just care about getting it done fast and cheap. Don’t care about quality of work.

The problem is the inspector isn't doing his job or doesn't have a clue as to what he is looking for or at. It should fall back on them as well as each one of the sub contractors who didn't do their job right.

I genuinely can't understand how builders can be okay putting their name on products this bad. I realize these are cheap-ish homes, but the majority of the issues we see aren't a cost saving thing. They're just an awful workmanship thing. Installing things wrong, doing a terrible job measuring/cutting, etc. some of the builders out there these days make JR Horton look like Matt risinger.

That exterior wrap SHOULD NOT be taped (1:26), until after the foundation drip flashing is put on. It gets taped over TOP of the flashing, not underneath!

Seeing how poorly this house is constructed is sad and a bit shocking. I'm actually more curious *WHY* such poor workmanship. Is the root problem inexperienced workers that generally would rather do a good job but haven't gained enough experience, or experienced workers that don't care and uninterested in mastering their own craft? What responsibility does the manager of the crew have in the crew's work output? What responsibility does the home building company have in putting policies in place to build to a target quality standard? Does the customer even want to buy a home built to a target quality standard, or is the builder simply offering the customer what the customer wants...the lowest price possible? If it's the latter then I'd argue you didn't really find any problems as the end product is intended and desired to be at this price and quality point.

It’s ridiculous, making those bolts in the concrete will hold that wall down .They’ll pull out their only nailer for the end grain of the wood. If you don’t have straps, forget it the proper way to do it have a strap in the concrete and run up the side of the stud. When I use to frame we will set up build a stack of inter walks and ever so often the bottom plate would fall off as we moved it to its location. The exterior sheeting only comes down 1-1/2 inches and you need to nail it off in the center giving only 3/4 of OSB left to hold the wall down .

Tyvek shouldn’t be taped at bottom. Theres a lot more wrong with that ledge. You should have flashing running up behind the tyvek over the ledge

The masonry flashing you are referring to? Yes, it both acts to divert water to the weep holes and as a bond break to help prevent corner pops .

That black membrane on the top of the masonry should be folded up 6 inches onto the plywood behind the tyvek. Then the tyvek can be taped down. The black membrane butting up against the plywood is unacceptable, taped tyvek or not.
