@@MichaelBordenaro Maybe even video of total cost of keeping property like in EU we have some property tax per year, then the normal payment every month that covers some stuff - I bet in USA its similar!

Great video. We thought about buying real estate in Florida, but as you said there are so many issues for a foreigner that we think it's not worth it for us. Visa problems, tax declarations (US and Switzerland), difficult to deal with problems while we are in Europe and so on. And the total dealbreaker for us: High prices because of low interest rates, so buying cash is unattractive, but foreigners have very bad mortgage conditions. We decided to put the money in ETFs and rent when we are in Florida. But I guess as I'm still watching your videos we could change our mind anytime... :)

Yeah its not for everyone. I admire people that live in other countries and have the wherewithal to invest here and go through the process and deal with the property not being here. It's not easy that's for sure

I think it is lol, it seems like in Spain it’s a bit more easier than here from my research and it’s a lot more affordable in some parts like the South. Anyways, thanks again!

I like your videos and I do relate how a good weather and a blue sky will have a positive effect on someone well being. I lived in such a beautiful climate and lived in Canada and good weather makes one more social and more outgoing indeed. I think under the NAFTA agreement , Mexicans and Canadians might have easier rules to buy a property in USA. For instance Canadians can easily cross the border and even work under the TN visa. Wish I can relocate to Florida.

Hey! I bought my condo in SOBE last January as a foreigner, and it was really a pain in the ass for all the papers between the lawyer and the mortgage broker!! 😱 For the mortgage yes it was a higher rate than a US citizen (5%) at the time, and for local tax it is much higher too!! I must see to refinance my mortgage now if it it worth it with penalties due for the 1st 5 years!? I also had to do it through an LLC and had then more paper work and yes used the US embassy in Paris to get some papers signed too before closing. It is neither for investment or permanent residency, but since March I can’t get to Miami cause don’t have a resident permit (green card) and I’m not a US citizen either! ☹️ I have a visa that’s allow me to stay up to 1 year in a row but usually I come and go every month between France and Miami.

Yep it is a real pain in the ass to finance but it can be done. That’s why I recommend paying cash if you can. Hopefully you’ll get to come and use the place more often in the near future

But tbh, I am going to start talking more about lifestyle and personal development topics moving forward, and so there may be an opportunity down the road to do a video like that 👍

It doesn’t really work like that. First thing you need to do is consult with an immigration attorney to figure out your easiest path to citizenship

I'm interested in buying a home in Mammoth Lakes California. I'll be a cash buyer. I'll spend perhaps 6 months a year at the property. I'm Irish and therefore I'm entitled to apply for the visa waiver program. I shouldn't have any issues but I'd like to know what you think. Thank you for this very helpful video.

I've never heard of Mammoth lakes but I looked it up and seems like a nice little ski / mountain town. If you can get your visa without issues I say go for it!

how can u own a local bank account in the USA if ur a foreigner it does not make sense? u didn't explain it?

It depends on the bank but if you go to a US bank with your passport they may allow you to open an account.

Os there a threshold for how much income I could get from an investment property before I have to pay tax on it? I think here in England we can make about £16,000 tax-free.

Good question and the answer is no. It more comes down to your expenses / depreciation on the property compared to your income you make on it, that will determine how much you'll pay in tax

@@mjh5437 I wouldn't worry about the details. Once you buy a property here, you can hire a CPA to do your taxes and they will manage all the complicated stuff I talked about

Yes I do! I get a TON of people contacting me that just waste my time. Plus, this youtube channel was never intended to grow my real estate business. So yes, I do charge a fee to anyone who wants to discuss, real estate, FL, or the birds in the tree...
