This week we are on the Isle of Capri. Yep, flying visit to one of the most exclusive and beautiful islands in Italy. Property prices are some of the most expensive in Italy. My One Take Italian Property Tour this week is part of a villa built in 1905. It's extremely rare to find an unmodernised house on Capri. It's impossible to build new property, so every inch of habitable space has a huge premium. Sunset views over Ischia, beautiful original features, lovely garden. I love it.

Ohh... This place is heartbreakingly beautiful. The ivy on the steps, the jumble of plants and creepers is absolutely my kind of house. I can only imagine what it would be like living there. "Go back to your garden plot sweetheart, Go back til the evening falls. Tie up your lilies and train your vines, til you for the Master calls." I would always and only have old and worn, and conveying the necessary up by whatever means, would be infinitesimal compared to the joy and blessing of actually living there. I can dream can I not? what a grand perch this lovely lovely place is! it's placement is idyllic! honestly it is well deserving of fresh updating and making the space even grander than it is already--because the bones of it are superb. that walkway and garden space is beyond epic, that view is stunning in beauty, and that house is a tucked away getaway to ease body and mind. with some tender loving care brought to her again she will shine even more! this property is a fantastic find nick!

I see a potentially beautiful and unique home. Adore the three large windows, the domed and curved bathroom and the terraces. Be interesting to see the ground floor apartment too. Must visit Capri soon - it was a favourite haunt of my family in the fifties and sixties, but I have never been. Thanks again Nick for another delightful exploration into Italian property.

That’s a beautiful home. Yes the kitchen is tiny, but I very much like how it’s set up. I might not change anything except the countertops. If $ were not an object, changing the layout a smidge and removing the kitchen to the great room with the windows would be my choice. It’s just lovely.

I totally agree. I used to make ceramics on Capri in the summers so I know what I'd do to the bathroom walls! Like Nick says, most people are too heavy handed on these old houses, bc they can afford it, and don't think twice. But there's a certain charm to the original Island style of keeping things simple, not to be underestimated, imo. The true Capri lifestyle isn't like a huge luxury suite at the Hotel Quisisanna, although the US Jetset seem to think so. This place needs some TLC not total remake at all. Simple cabinets and marble counters and proper equipment, bathrooms need a facelift and garden some tending but really, it shouldn't be too altered or decked out to forreign tastes. This place has all the quintessential historic Caprese qualities that stand alone and don't need messing with.

Oh, that's a raw gem which needs caerful and thoughtful carving with plenty of love. And that garden area - oh my! Not to speak about the view over the sea and island. Like many of your viewers, I always try and guess the price of featured properties. Even with the visible needed repairs and updates, I thought this would easily list for quite a bit more, being Capri, of course. A decent value for a piece of paradise.

Oh I would love to have a home on Capri ... that garden, the view, oh so beautiful. A lot of TLC and that house will be off the charts stunning! Dang, the price is amazing. Put another 300-500,000 euro into it and for 1.3M euro, you have an amazing property on CAPRI!!!! Dang, that's a dream.

Capri is wonderful. You were very fortunate to have lived there. This property has a ton of potential. I agree about moving the kitchen. I also would combine the first two bedrooms. I would really like to see once the property (both inside and outside) has been renovated. The views will be even better. I thought the price would be higher, but it's still too rich for me. Thank You Nick for bringing me back to my old stomping grounds. There are some of the most amazing villas on Capri. I lived in Monte di Procida 2003-2005 & then I lived in Chiaia Naples 2006-2013… I’ve spent a good deal of time with my Italian friends here, as well as, my ex BF & I spent summers in Ischia. Procida & Vivara are also lesser Know gems too. 🥰 I was back in Naples the first week of October for a couple days & boy has it changed. I always look forward to your videos. I’m hoping one day I’ll be coming back for my own new home. ✨💛✨

Yes, you're right, it has changed, although driving without a crash helmet and not stopping for traffic lights still thankfully keeps the city alive and gives it that wild, untamed feeling. Ahh, Capri! So beautiful to look out over the sea. The Italian coast always makes me think of the Giuseppe Verdi quote, “You may have the universe if I may have Italy.” Amen. I love those magnificent windows! A fixer-upper with great potential, and what a beautifully updated home it could turn into. I agree with enlarging the kitchen (sink under the window to make washing up delightful with that view! 🙂). You took us by flight to Portugal and by train to the coast. We are lucky to have you as our “one-take” host! Thank you, Nick. ☺

Great visit! I can understand the small kitchen… you don’t carry a lot walking up hill. So a few provisions for small meals and snacks, the rest is dining out every night. But that leads to the question… If I employ a builder and/or decorator… how do they get everything up there that they need to do a decent renovation job? And gardening…where and how does one deal with the cuttings, clippings and trimmings?

Hello Nick , In the beginning of your video while looking at Positano you said hello Nikki . Did you mean Nikki Positano and her husband Carlos On you tube? If you did that’s so great I’ve been watching their videos for a couple of years and they’ve been looking to buy a house in Tuscany and I referred them to you. That would be something to watch the three of you looking at houses together. Anyway I love this property and the details especially that tiled floor so beautiful. I think in the bigger bedroom looking at the garden I’d take out the window and put a French door instead. There’s so much you could do with this property. Holy Cow Nick!!! 800,000 euros!!! I didn't think I heard you correct so I had to rewind and listen again. Like you said this house needs work but it REALLY is beautiful. I can see this being turned into an absolute beauty of a house and gardens as well. Oh yeah I almost forgot that beautiful entrance or walk way at the beginning. I also agree with you about the kitchen (and you know how important that is to me) hahahaha!!! I have 2 questions 1. How far is the street from the house? 2. Nick, congratulations on another superb video and bringing much deserved attention to this beautiful property. It needs some attention and I would make the 1/2 bedroom into an ensuite and use the separate bathroom as a walk-in wardrobe. The wall in the kitchen can be removed to the second reception room, making an excellent space for an entertainers kitchen with dining area. All this attention would deliver a beautiful home. No! You are not making a kitchen in that cozy sitting room with fireplace. 😂😅😂😅 Good thing neither of us is in a position to buy this property, although the price is not as high as I expected. You could make a kitchen family area out of that first reception room, especially since it is so bright. Can the separate apartment be incorporated into the main house? To bad you couldn't show it. You'd buy a place like this for 50.000 in Sipicciano (comune di Graffignano, provinvia Viterbo) Not Capri, but 1 hour and 20 minutes from Rome, close to Tuscany and still authentic. Only every so often a celebrity will pass by, so not like Capri, but at least affordable :-D and no walking like in Capri. That being said, If I was younger and loved being around tourists all day, I'd love to buy this place. It 's nice.

That’s the stuff of my gardening dreams! I’ve wondered if folks use golf carts or similar to navigate. A twenty minute walk each way with groceries, supplies etc.. Evidently it’s doable in some fashion though.

Ciao Nick, what a beautiful place, a little bit of trimming in the garden, would be perfect. I would renovate all the areas that need it all in 1905 motif, I agree to enlarge the kitchen, again all in 1905, I really have to learn my conversations better, I fell over when you said 800.000 eros, I was expecting two million. Capri is my sister's favorite place in Italy. I sent her this video. Thanks for showing us this little GEM, hidden away on Capri. Love from N.Y.

800, 000? That's it?? For a 3 bedroom on an island paradise with west facing views, and a massive terraced garden??? Where do I sign? Ok, so that's the good bits out of the way, but yes, it's clear to see, the place needs a lot of work. The kitchen needs to be moved, as you said, from the bedroom closet to a bigger space. You mentioned this was all one villa at one point, so I'm guessing those bedrooms would have been the servant's quarters once, given the size of them. I would be curious to see the other apartments also, to see how the layouts differ (ground floor next week?). This place would really benefit from a professional architect's work to get full value for money.

That is an amazing property. Yes it could use some work (haha) but it is lovely. I'd like to get a hold of the garden with some shears and give it a haircut. Such a pretty location. So how do the owners of the other units get to their cars? By bike? Just wondering about getting groceries or deliveries there. Thanks again Nick this is a special place. Xo
