Sweety NHT does not sell to young people even for these very small houses. You will need to build NHT points first and that takes some years. So you will find mid age to retired people qualifying to obtain one of these.

My one issue with this is that there is not enough cabinets in the kitchen.... personally, instead of dining table I would put in an island with a large counter top to accommodate 4 stools and has 3 cabinets .... this would cover storage, dining for 4 and extra work space

I love the price. What a cute little starter home. Since it is a one bed. Bathroom should have been en suite rather than into the open plan area. I do wish that they would build the kitchen as a room rather than open plan which is so popular these days. Always battling with food smells in the fabrics. Would be nice to have space for a washing machine. Working people don't have time to hand wash everything.

The bathroom idea doesn't cut it though. Would you want every visitor to be walking through your bedroom to use the bathroom? Think about if you are at home (with your spouse) and you also had an overnight visitor who is sleeping on the sofa bed (in the living room) and they want to use the bathroom at 2am. As for the kitchen, you could get a stainless steel extractor fan installed over the stove to get rid of the cooking smell. Open concept kitchen seems to be the new thing. Don't like how some of them are designed (layout) but some looks really nice. A refreshing change.

I would buy this! It’s a nice starter home and with the land space you have an option to expand. Off the top of my head I would borrow more money, add a wash room, an extra bedroom, and make a bigger kitchen.

This is Robbery because for 7 million this is too small I am sure you can find land a build something & you can’t add to the structure and, that’s almost 50K USD I wouldn’t waste my time it’s not like it’s a nice area. It can start from 165USD TO 300USD. for other parishes it varies such as for Kingston some rent starts at 300USD TO 600USD for a one bedroom depending on the type of home, location and what it offers. You can look on real estate market to get an idea.

Most people in America would not pay $45,252 (7 Million JMD) for such a small efficiency like space that is less than 400 square feet. 45K will buy you a lot of house space in the U.S. This is basically like an American Tiny house.(also well over priced and not real affordable house for poor people.)

So the only way you can get a verandah is if you have enough money to extend to the sides and then build the verandah on the extension? I am always one to follow rules but not a backside... I really believe the reason why they don't allow building on top of that structure is because they probably built it with poor/cheap materials and labor that cannot maintain the weight of additional floors. The foundation work and required materials are different why compare a home built for 1 story vs 2 story.

Thanks for the video. Very informative. Is there a rationale for why they will not allow upward additions on the original unit. Are these not sturdy enough structures or is it just for aesthetics?

It's built just like the quads in other parts of Greater Portmore, the foundation isn't deep enough. But the walls strong as hell so don't be discouraged.
