I dont understand how the point of resistance at a single rooted tooth, is between 1half and 1third of the tooth, the diagram doesnt make sense...

It's not an exact point. It would vary slightly obviously. Let's do it this way.. Like from the alveolar crest to the one-third of the root you measure and from alveolar crest to half of the root you measure and subtract the latter with the former. That area will have the center of resistance. I hope its clear now.
